As someone who works at a Luxury building I would recommend that you find out what’s the deal with even going on the rooftop, at my building you have to book it and we have 700 apartments so it’s hard to get a slot ! it might be better to get the last apartment with just the terrace because it’s more accessible during these times!!
If you like a building, then you should negotiate the amenities. Tell them you would take it if they waive the amenity fee. Tell them you saw other buildings that are offering no charge for amenity. Especially the third building you saw with the brand new kitchen. They had so many units available. They are desperate for renters in nyc right now and there is so much in the inventory. EVERYTHING IS NEGOTIABLE...including the rent.
Personally, I’d rather have a kitchen separate from my living/sleeping/work space. I recently lived in a small place where the kitchen was in the main area and it was hard to separate life in that way

I can see how building 4 is inviting because cheaper prices and free amenities for entire lease. I wonder if this is too good to be true. You say its not in a great area. I am from NY and I say, living in a better area is worth the money. I dont know what subway stations are close by, but i would also consider you like the area (when covid permits). AND you want a rooftop. The lighting in building four units 3 and 4. have decent lighting (from what i can see). Building 3 seemed to be on the higher part of your budget, but have all the amenities but still have to pay $80 for 9 months... My favorite was unit 4, but noise seems to be a dealbreaker. despite not having floor to ceiling windows, it had great lighting. Building 1 seemed like a middle ground not too expensive like building 3 but had everything you needed. Yes, there are no washer and dryer, but if its on the same floor than a scary af basement -- that to me is a step up in the world lol. The lighting in the main area (aka bedroom) would be very nice but in the kitchen area --decent. I obviously dont know all the details, but i wanted to share my opinion because i like to take notes and change the perspective. i agree with many people below who suggested negotiating!!! say you will chose them if amenities are free. I like #1! I don't like how they put kitchens in the main room of studios. I have a studio and my kitchen is separate. I cook a lotttt from scratch so I think I need that separation a lot. But I think maybe you would like the unit with the walk in closet more?
I’m in Australia 🇦🇺 and live in a 2 bed and wondering how you guys with studio’s go with the cooking smells?? 🤔🤔 it’s bad enough in a 2 bed unless I remember to open up doors and windows to let fresh air in and smells out! Couldn’t imagine what it must be like cooking and eating in the same space! Obviously it’s expensive living in a one bed apartment, I just hope they’ve put things in place in studio’s to prevent this from happening. Just curious! 😁😁
I liked the first building and first unit best! I think that was the best set up as a studio because it looked like you could have the separate kitchen area and then create a little living/dining area and then put your bed towards the back wall. I also really liked the storage behind the mirror in that bathroom. Only con was no washer dryer but the deals at that one sounded really good!
As a person who has floor to ceiling windows with a view of 1 WTC and the Chrysler Building from my apartment, I can vouch that having a view in a smaller apartment in the city is a literal game changer. My old place was so much cheaper than this one but had a view of...another building, had hardly any natural light, and it definitely affected my mood all the time, especially in the winter. I am so much happier even though stuck inside because I have so much light and such a great view. WINDOWS ARE IMPORTANT!
Something to consider with the ones that have construction going on, is what is being built in front and how high will they go.? It could be blocking all your sun in the end. Also walk in closet, the first one had three closets and they were big. My favorite is number one. I like all the storage, the view is amazing, the amenities are amazing. I pay extra for amazing.
Why do you want a studio and not a 1bd? I feel like it would be smart to separate yourself from your workspace, even if just a little bit. Especially since you’ll be spending so much time inside

The one with the large ceilings is amazing. I would feel less cramped and it seems more spacious. Girl, you have a lot of thinking to do! All of them have potential!

My favorite was definitely the first one you viewed, I loved the layout with the kitchen being separate from your actual bedroom space and you can definitely negotiate the amenities fee to be lowered or even waived. Plus that one had 3.5 months free rent if I remember correctly, and she offered you laundry credit 👀
The second building was definitely my favourite as the kitchen is its own separate room! Personally I don’t like when the kitchen is exposed to the living area.. if Kristee could get that same layout I think that one is 🙌🏼
I loved the 1st apartment with all the closets. Even though it didn’t have a washer dryer in unit if it’s in the building I’m good with that. Good luck!
I think the last building sounds like a really good deal but the first one allows you to feel like you have a separate kitchen space and living space with is super nice! personally they all seem like they have their own perks
I really like the first one, that was probably my favorite, it sucks about the washer dryer but you've been living without that so it wouldnt be like you were losing something, LOVE the view and the windows. I also love how the kitchen is seperate from the bedroom area and lots of storage was nice. However, i also really liked the one with the windows in the kitchen, how freaking awesome would that be to have that view while you cook and wash dishes, especially on a nice bright sunny day or a mellow chill night, perfection. And third, the one with the high cielings also looks really nice because the high cielings make it look huge. IDK but whichever you decided on I can't wait since I just saw your story in IG. Cant wait to see.
My fav would probably be the first one. I feel like the layout would allow you to create different sections such as a sleep area and a chill/work area. Plus the kitchen is separated which I really like. Those walk in closets and high ceilings were also great!
I personally fancy the 2017-built one because of how sophisticated and clean it looks, also the one with walk-in kitchen with 3 closets along the way 😍🤍
Would either go with the first one because separating kitchen from living space is SUCH a game changer mentally. Or I would do one with the walk in closet. You could do so much with storage and organization in there that it would free up space in your living area/less furniture.

i would've said the last unit you showed because i agree with you that that one was nice, but you are not a brat for wanting a rooftop! that is the single thing that would make me choose the first unit you showed over the last one. having a rooftop rather than just a ground terrace seems way more quiet and peaceful and what you're looking for in an outdoor space.

Yep, she'll get more use out of her square footage with the first one. There's no need for a giant closet taking up a bunch of space when you can have 3 more hidden closets, good sized closets.
I could not live in such a small place especially working from home, you’ll be working in your living room that’s actually your bedroom. But I also have cats and a Malamute doggo

I liked the very first one ... WoW windows and lay out was Awesome ... Just on face value loved the gym and outside space . Check out the night views .
I liked the one with the walk in closet. Depending on how big it is, I would consider putting clothes on 1 side and my bed on the other. This is kind of assuming, you don’t have regular overnight visitors. But I would try turning the walk in closet into a mini bedroom and then have the rest of the place as a living room/kitchen combo. But that is just me.
The before last one, with the little nook by the kitchen, is so cute! All I could think of was putting a big cozy bench seat in there and making a cozy reading corner 🥰. They’re all super nice so you can’t go wrong with any of them!!!
Personally i’d go for the first one! Bigger, so much light AND separate kitchen which i think it’s going to be a big plus when you’ll have to spend to much time at home :)
I loved the first apartment. The kitchen had the two closets and a tune of cabinet space. The floor plan made it look like it would be easy to separate the different areas.
I like the first building and the last building the best. I think they had the best layouts, seemed fairly spacious and had lots of light. If it were me, I'd go with one of the apartments in the last building because it sounds like a much better deal and the terrace still looked nice. But if the roof is really important to you I think the first building is the best.
The first one was my favorite. I do prefer a washer/dryer in the unit but as a single person, how often are you actually washing? When it was just me, I washed once a week, I just made sure I had a book to keep me occupied. I do love that it has central a/c & heat, it doesn’t make as much noise as those pop out units and it’s more efficient too. And it seems to have more sectional spaces where it doesn’t feel like a studio. Your kitchen area is separated from the living, sleeping area. I’d recommend looking at the management too, how they manage the building is hugely important.
All these Studios are huge, I like small ones. My opinion is get something you, will feel Happy to live in it, more than a year. Have money left after bills with no stress. Utilities are good if, some are included. Some Studios comes with all of them. Good thing you are looking at places where you can get around in transportation with no problems.
i hope you chose the last building - especially since it was cheaper and had waived amenities fees. i had a rooftop at my building in east village but honestly it always got so crowded and i didn’t find myself up there as much as i thought. eventually nyc will open back up so i hope it wasn’t a dealbreaker for you! and the huge walk in closet it just amazing.
I lived in downtown bk for a few years and this brought back memories! I looked at a lot of the same buildings. 4th building sounds like a good match overall, even if there’s no rooftop. And just because there’s a rooftop doesn’t necessarily mean the views will remain. They are building so many new condos, high rises etc. and obstructing views. I used to live in one of the luxury buildings and our rooftop had a gorgeous north/Manhattan view for about a year...then construction of a very tall condo started :(
Waited until the very end to check out the comments (gave it a like first, of course) but I liked the first one the best - floor-to-ceiling windows, three closets, and what looks to be a spacious kitchen. But boo, no in-unit laundry! I did like the one towards the end that had the kind-of bedroom nook because that way you could still have SOME separation even in a studio. Excited to see where the next two weeks takes you! I was preparing to move to NYC just as the pandemic hit but hopefully I can be there in the next year or so!
As someone who lives in a studio, having a little separation between the kitchen area and the bedroom area helps a lot - it's hard to relax otherwise honestly. If the space you pick doesn't have that naturally, I'd recommend hanging a lightweight curtain on a wire to provide at least the illusion of more separation (that's what I did).
Oooooor the high ceilings and walk in closet! More affordable and lots of space - you will be soooo thankful for that closet space coming from your current place!

I liked the first one for the separation... I LOVED the one on the lower floors floorplan... And I really liked the one with the high ceilings and walk-in closets. I think you need to trust your gut. Just listening to you sounds like your preferring the first one or the last one. Did you get to check out the terrace to see how it felt?
I love the one in the newer building with the L shape to help separate the kitchen some - but like you said, it's too close to construction. I think the last place has good deals but if you don't love the immediate area then it seems like not the best idea. Definitely can't wait to see what you choose!
Ik everyone like 1 but I like 3 because I've had that first layout and it's not an ideal kitchen situation I love a l shape and you can break up the room with a couch and rugs facing the windows
They all had great potential! I really liked building #3. I think it had some great unit options and if they have several units open you might be able to negotiate to get the amenities waived, etc. but so excited to see what you decide!!
I think you should go with the one you loved the most. Life is too short to not get what you want...if you think you can manage the rent/expenses. Here in Toronto all the amenities are already included in the lease/rent rate. It sucks that you have to pay that. All the best with whichever one you decide to go with!!
If the unit itself doesn’t have the best view, make sure the rooftop has a great one! Definitely don’t concede on outdoor space if that matters to you and you’ll use it regularly.
Wow I'm in love with that first one! so much closet space and a separate kitchen! I live in a studio too and having a separate kitchen is a game-changer. Also, my view out the window is into other people's apartments LOL so I'm jealous of the amazing views you'll have no matter what you choose
I am a Brooklyn nite. Born and raised in the area that you are looking. I like the first one the space looked good it was roomy. I also like the one with the walk-in closet. You could do so much with that space. Good luck you will make the right decision for you.
The first one was amazing, and it had 3 closets..you could divide your Spring/Summer clothes in one, Fall/Winter in another, and Miscellaneous item in the last one. 😊
So nice!! It seems like if one of your priorities is to be outside on the rooftop, it doesn’t make sense to get a unit in the building with all the construction nearby. Even if you can’t hear the noise in the unit, I’d imagine you can hear it from the roof or a terrace 🤷🏼♀️
I liked both of the units at the last place with the light blue backsplash in the kitchens! Those are my favorites and the one that was more then you wanted to pay I can see you in all 3 of those:) whatever you want to do will be great:)
if you're getting a few months off of your rent, have them prorate your rent to the yearly amount too! another good way to save money if you are planning on potentially living there for longer than a year

Living in a studio I would personally want a little separation between my bed and kitchen like that first unit. Just my personal preference!

The first one!!!!! It looks bigger than all and the kitchen set up and sleeping space looks good!!
that very first one was my favorite, looked more spacious too the way it was layed out
or building #4/unit 2 with the bigger space
definitely one with the kitchen in the hall instead of the main area, will give you more space for your furniture
I liked the one with the walk in closet. Depending on how big it is, I would consider putting clothes on 1 side and my bed on the other. This is kind of assuming, you don’t have regular overnight visitors. But I would try turning the walk in closet into a mini bedroom and then have the rest of the place as a living room/kitchen combo. But that is just me.
The before last one, with the little nook by the kitchen, is so cute! All I could think of was putting a big cozy bench seat in there and making a cozy reading corner 🥰. They’re all super nice so you can’t go wrong with any of them!!!
I liked the bigger unit in building four. The closet space is really important in a studio. The kitchen back splash was pretty too.

Personally i’d go for the first one! Bigger, so much light AND separate kitchen which i think it’s going to be a big plus when you’ll have to spend to much time at home :)
I loved the first apartment. The kitchen had the two closets and a tune of cabinet space. The floor plan made it look like it would be easy to separate the different areas.
I like the first building and the last building the best. I think they had the best layouts, seemed fairly spacious and had lots of light. If it were me, I'd go with one of the apartments in the last building because it sounds like a much better deal and the terrace still looked nice. But if the roof is really important to you I think the first building is the best.
The first one was my favorite. I do prefer a washer/dryer in the unit but as a single person, how often are you actually washing? When it was just me, I washed once a week, I just made sure I had a book to keep me occupied. I do love that it has central a/c & heat, it doesn’t make as much noise as those pop out units and it’s more efficient too. And it seems to have more sectional spaces where it doesn’t feel like a studio. Your kitchen area is separated from the living, sleeping area. I’d recommend looking at the management too, how they manage the building is hugely important.

The first one was soooo good! It has zones, I think it could be such a great space to live in. 🖤
All these Studios are huge, I like small ones. My opinion is get something you, will feel Happy to live in it, more than a year. Have money left after bills with no stress. Utilities are good if, some are included. Some Studios comes with all of them. Good thing you are looking at places where you can get around in transportation with no problems.
I work remotely and living in a quiet place is a game changerrrrr!

i hope you chose the last building - especially since it was cheaper and had waived amenities fees. i had a rooftop at my building in east village but honestly it always got so crowded and i didn’t find myself up there as much as i thought. eventually nyc will open back up so i hope it wasn’t a dealbreaker for you! and the huge walk in closet it just amazing.
It’s nice over here in bed stuy I feel like north of Brooklyn is the best parts with the best views
I lived in downtown bk for a few years and this brought back memories! I looked at a lot of the same buildings. 4th building sounds like a good match overall, even if there’s no rooftop. And just because there’s a rooftop doesn’t necessarily mean the views will remain. They are building so many new condos, high rises etc. and obstructing views. I used to live in one of the luxury buildings and our rooftop had a gorgeous north/Manhattan view for about a year...then construction of a very tall condo started :(
Last building. Closets and those windows!!
Waited until the very end to check out the comments (gave it a like first, of course) but I liked the first one the best - floor-to-ceiling windows, three closets, and what looks to be a spacious kitchen. But boo, no in-unit laundry! I did like the one towards the end that had the kind-of bedroom nook because that way you could still have SOME separation even in a studio. Excited to see where the next two weeks takes you! I was preparing to move to NYC just as the pandemic hit but hopefully I can be there in the next year or so!
As someone who lives in a studio, having a little separation between the kitchen area and the bedroom area helps a lot - it's hard to relax otherwise honestly. If the space you pick doesn't have that naturally, I'd recommend hanging a lightweight curtain on a wire to provide at least the illusion of more separation (that's what I did).

The walk-in closet one is my pick!!! I got good vibes from it too!! I also loved the very first one too!!
Building #3 unit 1 and building #4 unit 2 are my favs!

Oooooor the high ceilings and walk in closet! More affordable and lots of space - you will be soooo thankful for that closet space coming from your current place!

I liked the first one for the separation... I LOVED the one on the lower floors floorplan... And I really liked the one with the high ceilings and walk-in closets. I think you need to trust your gut. Just listening to you sounds like your preferring the first one or the last one. Did you get to check out the terrace to see how it felt?

I love the one in the newer building with the L shape to help separate the kitchen some - but like you said, it's too close to construction. I think the last place has good deals but if you don't love the immediate area then it seems like not the best idea. Definitely can't wait to see what you choose!

Ik everyone like 1 but I like 3 because I've had that first layout and it's not an ideal kitchen situation I love a l shape and you can break up the room with a couch and rugs facing the windows

They all had great potential! I really liked building #3. I think it had some great unit options and if they have several units open you might be able to negotiate to get the amenities waived, etc. but so excited to see what you decide!!
I think you should go with the one you loved the most. Life is too short to not get what you want...if you think you can manage the rent/expenses. Here in Toronto all the amenities are already included in the lease/rent rate. It sucks that you have to pay that. All the best with whichever one you decide to go with!!
If the unit itself doesn’t have the best view, make sure the rooftop has a great one! Definitely don’t concede on outdoor space if that matters to you and you’ll use it regularly.
Wow I'm in love with that first one! so much closet space and a separate kitchen! I live in a studio too and having a separate kitchen is a game-changer. Also, my view out the window is into other people's apartments LOL so I'm jealous of the amazing views you'll have no matter what you choose
Weigh your pros and cons. A walk in closet is nice, but if you really want a rooftop then don’t settle!!
I am a Brooklyn nite. Born and raised in the area that you are looking. I like the first one the space looked good it was roomy. I also like the one with the walk-in closet. You could do so much with that space. Good luck you will make the right decision for you.
The first one was amazing, and it had 3 closets..you could divide your Spring/Summer clothes in one, Fall/Winter in another, and Miscellaneous item in the last one. 😊
So nice!! It seems like if one of your priorities is to be outside on the rooftop, it doesn’t make sense to get a unit in the building with all the construction nearby. Even if you can’t hear the noise in the unit, I’d imagine you can hear it from the roof or a terrace 🤷🏼♀️

The first unit was the best by far.
I liked both of the units at the last place with the light blue backsplash in the kitchens! Those are my favorites and the one that was more then you wanted to pay I can see you in all 3 of those:) whatever you want to do will be great:)

if you're getting a few months off of your rent, have them prorate your rent to the yearly amount too! another good way to save money if you are planning on potentially living there for longer than a year

My vote(s) goes to either the very first unit you saw or building 4 unit 2 (with the first walk-in closet) as these appear to give the most separation of living/sleeping/kitchen areas 😊
