Who holds home inspectors accountable if they miss critical problems?

  • Colorado's housing market is booming and that means big business for home inspectors.
    They're supposed to protect buyers from major issues, but who holds them accountable if they overlook problems?

    An inspector can not give advanced notice for your pipe bursting. He’s a home inspector not a Psychic!

    Just because Stirling/sterling was not a plumber in colorado does not mean he was not a plumber. This news station is whack

    It's not a bad idea to get 2 or 3 inspections done on a home you're interested in, it's virtually impossible for an inspector to catch everything!!

    InterNACHI is headquartered in Colorado, they do training and certification nationwide, important to look for when in a state like Colorado or my state of Georgia that don't have legal requirements for inspections (I'm an InerNACHI CPI)

      So am I!! From Iowa no license required, I went through ICA for 270 hours of class and 5 walk through inspections for a prerequisite for the Illionis license exam. After passing that I joined InterNACHI and am now A CPI. Working towards a CMI. Good luck!! I want Iowa to be a license state and will be working on that in the near future.

    This just happened to me. Bought a new home, had it inspected, closed on the property and found a wet slab and mold inside all of the walls.

    Seems like these two just tossed money to previous owners in a hurry without investigating themselves and probably didn't even all show up to discuss history, instead we love this house, location, and later we will get inspector and not attend, so we have somebody else to blame. Either way I hope things work out but not if the inspector loses his work!

    Nah this is one the owners, a lot of times they rush to buy because there are 10 other buyers at the same time. Home Inspectors aren't contractors or Pest Control. Also always get a 2nd opinion.

    I’m realistic I wouldn’t blame the inspector if my furnace failed in a week, a pipe bursts or anything that wasn’t a visual inspection. When they inspected my house I said this wall in the garage looks odd to me looks puffed out but everything was painted recently so is the seller hiding something? He said it looks good I don’t see any issues I said ok ur the professional. Well 3 months later a mold spore came out the wall, take drywall out, insulation was soaked and covered in bugs, the framing was all rotted out. Have it checked out and what happened was when the garage addition was built they didn’t build the garage roof into the house roof so water was running down where the house roof meets the siding of garage rotting the soffit and garage wall. I talked to some real estate investors I’m friends with and without going into every detail they pretty much all said because of the situation they would only sue if a lawyer was involved which i totally would only do if i hired a lawyer. When this happened i had just got done dealing with the legal system from getting scammed by a landlord and also scammed by the district attorney’s office i agreed to not sending the man to prison he would just get probation if he paid the money back by the end of the year which didn’t happen and the DA told me she never said that deal lol! So there was no way i was going to waste time in court.

    i remember reading a book 20 years ago that stated "if your going to build a house, invest 1000 hours into research"...who does this?....but maybe if you invest 100 hours into investigating a house purchase you will forgo all this grief!.....(100 hours just in buying homes, pitfalls to look out for, and go beyond "that master bath is so pretty" mentallity)....when i was in residential construction the builders only cared about the tile, the stucco....all the "flash" that the "wife" wants....then after a time start looking at the structure....

    This is stupid yes u want a qualified inspector. But if something is not visible to the inspector or something that was imminent to break and does so after the purchase isn't on the inspector. It is IMPOSSIBLE for an inspector the find everything in a home. Which is why we have contracts that states such events.

    You. You dropped the ball. I'll bet 100:1 you went with the cheapest inspector you could find, didn't bother to read the agreement, didn't have a signed contract, didn't gather referrals, CHOSE NOT TO BE PRESENT FOR THE INSPECTION... the list goes on. Buying a house is a HUGE deal. Shame on you for pushing your responsibility onto someone else.
    That said, some of these issues look pretty egregious. While my inspection may not cover pest infestation, I WILL make a note of it and recommend pest control.
    Also, also insurance companies are in the business of not paying out. You'll forgive me if I roll my eyes at the company's statement

    Possibly the biggest purchase of your life, and you dont show up for the inspection? This whole video seems to target the inspector with no regards to the contract that was signed. An inspection is a snap shot in time on the day of inspection. They didn't show the report because a contract was signed that wouldn't allow it, any other contractor who is hired to come in is going to upsell the heck out of services more so when there's an angry woman blaming an inspector or someone else. There are Limitations in inspections for example an inspector will not remove carpet to check the floor underneath. When the buyer pulls the carpet to replace it and finds pet urine stains whose to blame? This report is a result of the buyer not being able to sue the inspector.

    I wasn't allowed to be present. Im sick and distrabled arnd my realtor told me that. They took advantage of me because she told them my son was moving me to nc to take care of me because i fall alot.

    Yea well im in Florida arnd they fried my tv and evety nightlight and now Adkins for more moey from the buyer. I KNOW HEE KNEW THESE GUYS. IM GETTING A LAWYER. ALREADY WENT DOWN 10^

    This girl have no idea my house had rats. My sewer was broken sold to me with a sump pump connect to all waste water and back up liquids into the neighbors house . my siding fell down. My furnace exhaust was place into the kitchen wall it almost killed my whole family as we got very sick. I notices because i have my own hvac comoany. The chimney leaked and the inspector and appraiser in contact with eachother put the same fake pictures or the attic that didnt have a attic hatch. The front of my house collapsed and i had to jack the whole house and put in 17 new footers. The house caught fire in the past and they put 2x4s across the whole floor the opposite way and the floor collapsed. The bath tub only caulked in over burned joist and i fell into the basement in the bathtub . leaking gas lines and had replace whole line replaced. Roof was done over saggy plywood to look straight. The house got new drywall . full sewer line dug. Floor and foundation. New roof. New furnace the failed and almost killed us. Thats is someone i wouldnt wish on anyone. It almost killed the whole family and ruined my life. And im in strict NY
