- In this video, I give you my top ten tips to stage your own home on budget to maximize the sale price of your house. I use before and after photos from previous listings to help illustrate these suggestions. These ideas focus more on staging when you are still living in the home, but are universally helpful.
These tips have been effective in helping my clients sell their homes faster than the competition, with multiple offers and for above market prices.
Every house is different and the area and type of buyer you're marketing to matters when deciding what to do and how much to spend. I believe you need to "make it work", which sometimes means having to come up with creative solutions depending on what the budget is and the items you are working with.

All good ideas. It is funny how a rip in a couch --that buyers will obviously not have!--makes a difference. And, yet, it does!
It really does! It is funny, but so true.

Great video Jenny! Lots of good info. 😄
Glad you liked it!! Thank you
Your best video yet Jennifer! I shared with my friends. Can you do a video on COVID and what a buyer or seller can expect?
Thanks Lynn! Glad you liked it. Good topic... I’ll start researching it. Only thing Is the rules are changing pretty regularly.
A white sponge can remove a lot of marks.
good tip!
Great video. I would like to point out that a lot of these tips are applicable to homes looking good even if you are not selling your home. You look and sound so familiar! Are you related to a host of a design show? TFS
I agree! No relation but will take as a compliment. take care =)
I’d pop that rubber bin ( filled with last minute clean up stuff) in the sellers car not try to hide it in a closet. Easy peasy
Good option. I guess it depends on how heavy it is and how much room they have in the car. =)
An accessory is a supplementary item to a main item that enhances the main item in some way. Also, an item worn or carried in order to enhance an outfit such as a purse or scarf is an accessory. The plural form of accessory is accessories, the verb form is accessorize.
Accessary is a legal term which means someone who aids another in committing a crime. Interestingly, the term accessary is increasingly spelled as accessory, the trend seems to have begun in the United States and is slowly spreading across the world. Accessary and accessory are derived from the Late Latin word accessorius, which means to approach.

LOL. Enjoyed this!
At 9:40, I DON’T recommend using lavender because some people don’t like the smell!
That's true, but thankfully the fake ones - like the one pictured in the video, does not produce a smell... just looks good :)
Curb appeal. Doesn’t matter how nice the house is if the outside looks bad. They won’t stop to look.
Yes, curb appeal is definitely important!
A big black ugly tv in front of a window is not only ugly, it will bring in less $$ in an offer.
Yes, a big TV blocking a sliding glass door is not ideal. This video is about staging a home that you are living in and this particular seller wanted to keep their TV to watch. If it was a vacant home that was staged, a TV wouldn't be put there. Over the years, I've noticed when people are looking at homes, they are not only trying to figure out where their furniture is going, but where they are putting their TV. Take care :)
