A big black ugly tv in front of a window is not only ugly, it will bring in less $$ in an offer.
Yes, a big TV blocking a sliding glass door is not ideal. This video is about staging a home that you are living in and this particular seller wanted to keep their TV to watch. If it was a vacant home that was staged, a TV wouldn't be put there. Over the years, I've noticed when people are looking at homes, they are not only trying to figure out where their furniture is going, but where they are putting their TV. Take care :)
At 9:40, I DON’T recommend using lavender because some people don’t like the smell!
That's true, but thankfully the fake ones - like the one pictured in the video, does not produce a smell... just looks good :)

Nice area. I googled houseprices and exept the luxury homes prices are only about double what I would pay here, in the hinterland of northern Europe. But I must admit I still would prefare Lake Tegernsee.
Thank you for your comment. The cost of living in this area and surrounding areas (including housing) is definitely higher than a lot of other places. I guess every location has it pro's and con's.

I’d pop that rubber bin ( filled with last minute clean up stuff) in the sellers car not try to hide it in a closet. Easy peasy

i am moving back to toluca lake i am in westlake village for years and never became used to the town toluca lake is serene and calming when i was a kid it was easy to meet people as an adult also not so with westlake village not as friendly too many entrenched cliques and attitude in toluca lake people were super nice jonathan winters would talk to people at the lakeside pharmacy very down to earth and hilarious toluca tennis club had many walks of life yet everyone got along moving back as soon as i tie up loose ends in cliquey ville awesome video !

Hello Jennifer, question. I live in Riverside county and have been a tenant in the same property for 4 years now. Beginning January 1st, there will be a rent increase, which is understandable. My question is, if i opt to go month-to-month instead of signing a year lease again, can the landlord raise the rent within the next 12 months?
Hello there. I don't know the specifics of your situation, but wanted to give you some references. If you're still not sure, I would contact the riverside county housing authority. Or even ask you landlord if they intend on raising your rent beyond this for the year, which may give you better guidance on what to do depending on your landlord. Here is the link to the whole bill: leginfo.legislature.ca.gov/faces/billTextClient.xhtml?bill_id=201920200AB1482 And here is an excerpt from the bill that may answer your question: "this bill would, until January 1, 2030, prohibit an owner of residential real property from, over the course of any 12-month period, increasing the gross rental rate for a dwelling or unit more than 5% plus the percentage change in the cost of living, as defined, or 10%, whichever is lower, of the lowest gross rental rate charged for the immediately preceding 12 months, subject to specified conditions. The bill would prohibit an owner of a unit of residential real property from increasing the gross rental rate for the unit in more than 2 increments over a 12-month period, after the tenant remains in occupancy of the unit over a 12-month period."

Hi Jennifer can you make a detailed video about Los Angeles Rent control? I feel confused buy it. I want to buy a 2-4 family home and live in one but the issue with getting a vacant unit, relocating tenets. If i move into one and then have a family member move into another. Or state that im hiring a property manager because it says thats a reason you can remove a tenet? what about qualified tenets like the old or disabled. You have to pay them more, if they have live there for more then 3 years you have to pay more. its all so confusing. I would be so grateful!! ive looked everywhere and its just nonsense when you're trying to buy a home to live in and you have all this old info floating around.
Hi Mel, sorry for the delay in getting back to you. City of Los Angeles rent control is more involved than the statewide rent control as you're finding. Ideally, you would want to purchase a property vacant (or have one unit vacant for you). You can also have as a condition of the sale that one be delivered vacant upon close of escrow (sold date), but it's more challenging to get a seller to agree to that. The recent Covid Eviction moratorium has added another layer and we do not have a definitive end date just yet on that. If you did plan on having a tenant vacate based on the options available under rent control, I highly recommend getting legal advice from an expert in LA rent control before taking any action. Here is a link (that you may have already been to, but just in case): rent-control-property-overview I'm sure of your specific goals and budget, but you may want to consider some properties that would not be under rent control or are out of the city. Feel free to contact me directly if you need more specific info.

Hi Team Blanco, see above. Not sure where you live... the amount of correction will vary based on many factors including supply, demand and economics/development of the area.
Do you think prices will correct?
Eventually, yes. Some places more than others. When supply starts opening up and/or interest rates go higher, the market should normalize. Not sure how soon that will be. I think here in the LA area, buyers are starting to balk at these higher prices (though some are still competing it).
