In the states but I have lived in an older home and a new build. There is an expectation that you won’t have to fix anything for several years with a new build. That isn’t quite the case. Basically something will always happen. You have more choices with new builds. You are not just at the mercy of the market and what homes are available. You can pick your plot, have a variety of floor plan options that are usually but not always updated for modern living. It’s a good idea to save money or invest money in an account so you can pull it out for life stuff. The water heater that didn’t last as long as you thought. The storm damage insurance doesn’t want to completely pay for. Even with a new build within five years you will paying for something you didn’t expect. Or for some upgrade you didn’t want to put on a mortgage that you find you really would like to have. They do have to build to keep up with demand or no one will be able to own or even rent affordably.
Road to 10k progressing nicely. Your both such genuine people. I can’t say exactly why I have sat through a full 20 minute video listening to a snagging list for a house I don’t own, but I bloody enjoyed it 😂 👌
That's completely true what you said about problems with older houses, the day I completed on a 25 year old house, one flush of the toilet and the bathroom was flooded, plus the shower had leaked im the ensuite rotting the floor underneath. Luckily it was a reno so we were going to be ripping everything out anyway but if we hadn't been that would have been a major issue! There was also issues with the roof and leaks that the home report didn't pick up. My last home was a new build and we had barely any issues at all.
Oh wow!! Thanks for sharing your story. People are quick to slate new builds, but as long as you know what to look out for and understand what you’re entitled too, you’ll be fine!

I'm 7 months late, but it's very interesting to hear some of your views, as they echo how me and my partner feel. We bought a 2 bed, help to buy etc and now nearly 2 years later we're wanting something bigger. At the 5 year mark we're hoping to move, don't fancy paying the interest on the help to buy haha!

I was a first time buyer 3 years ago and had help to buy. To make you aware you have to pay fees of £1000 to pay it back, so remember that they sting you down the line, because that wasn't made clear to us. Also, your mortgage provider may refuse you a mortgage when it goes back on. Which would mena you have to pay the interest payments, again this isn't something we knew the interest is insane, ours would have been £90 a month in interest only! We've learnt so much from our first home and help to buy has been a big learning curve! NHBC cover (your 10 years) comes with all new builds, but they are not worth the paper they are written on in our experience. Our builder didn't insulate our window surrounds so we get drafts and can clearly hear the outside world, and nhbc won't cover it when we would have expected them to as its a failure on the building itself 🙈 All that being said I love new builds, and have just purchased another! I know what to look out for this time 😊👍

My first house was a new build, plumbing was an issue for me too. We had to have new kitchen, because the plumbing leaked and destroyed the floor and the cupboards. New living room ceiling, due to a leak from the family bathroom. The homebuilder said ‘the family bathroom is for occasional use only’ Haha. Oh and a new driveway as the weeds that they didn’t remove before they laid the tarmac came back and screwed that up! So I moved into a house that needed some love and made 50k doing it up and selling it. No more new builds for me 👎

We're looking into buying a TW new build, have you found there's a bit of a community feel on a new build estate? It's been one of the biggest draws to buying a new build vs an older property on a more established street.
I had a new build council first floor flat,it was great located next to shops but the thing that let them down the flooring , it was really flimsy when we Walked around floor was so on creeky downstairs thought we had flippers on, and just complained , we had to move out in the end
There is quite a bit of negativity attached to new builds...loads of houses bundled together, thrown up in quick time, paper thin walls, characterless, , susceptible to flooding etc. I think a lot of lessons have been learnt from the past and the new builds have improved, I enjoy watching the new build show home tours. I think for the majority of first time buyers it is more affordable, especially not having to upgrade the two most expensive rooms (kitchen/bathroom) learning about the property market is like a flipping minefield first time round. With older properties unless already done to a high specification they require quite a bit of work, plastering, decorating, new windows, central heating, etc however some buyers like that they prefer/want a project in order to put their stamp on a place, others want a turn 🔑 at the end of the day it's all down to personal preference we can't all like the same things and the main goal is getting your foot on the property ladder if that's your desire.
Most wise people get the higher level survey on older build houses...so they should not be any surprises... older build houses are normally much bigger and have character....many have very large gardens... especially semi detached or detached in areas where the land plot is large... the bedroom i can see in this video looks half the size of mine...i guess its down to personal.choice...

Looking at the standard of building these days I would be employing a professional snagger! No disrespect the average person doesn't know what's current with building regs. Money well spent especially when you've obviously spent a fortune on your property.
I understand people like new builds for the simplicity of moving in and it all being completed, however the price you pay for such little footprint is an absolute joke. If you want a house that'll produce larger amounts of positive equity I'd recommend to anyone a house built around 1970 is the way forward. Larger rooms far bigger gardens and scope to extend will always add value.
Seen enough dodgy wiring in old houses to put you right off one. Unless you have the time and knowledge to carry out the works yourself new builds the way forward for most. 👍

Not at all, we are in the middle and we can’t hear our neighbours at all unless they are hammering into the wall
Yes the daily street cleaner who never seems to pick up any dirt 😂 our car is always covered in dust too
