I don’t think you will ever regret paying what you did, I probably would have gone even higher, it really comes down to what is it worth to you. Given your skills, equipment and the resident inspector, I have no doubt when you are done with the sweat equity you are planning, it will be incredible and worth much much more. Like most great things in life, it’s not about the money, it’s about the journey, experiences and dreams you and your family and friends are living! I'm unloading my Columbus rentals at the moment and have been looking into rental cabin business here in SE Ohio... I'm with you, different model hopefully more money less wear and tear however the big question is who will do the cleaning and turns which now happen weekly... That is our one hang up at the moment... well that and crazy land prices... We were told 40-50% to pay someone to handle all the rentals and cleaning... Good luck, looking forward to seeing the rehab project. - Josh
Probably can’t do the cleaning right off the rip, but it would fit into my retirement plans. You are probably closer to the Hocking Hill region which is huge.
@@CairnCreek yep, we are a little further from HH proper, right outside of Nelsonville but we are surrounded by State Parks and only about 20 mins to Old Man's Cave... Neighbor has 6 AirBnBs on his property and they are full all the time. It's definitely a booming business down here.

Congrats on the purchase. For your question about using it as a weekend rental, it seems like it would be possibly. All depends on what there is to do around the area, are there trails on the park land etc. For finishing the inside as a weekend rental, you need a female's perspective. We've done several rentals and the places we rented that were owned by men were all far inferior to the places owned by women. No disrespect meant by that. I mean your property across the street looks awesome in my eyes. Just saying that for an air bnb, the inside needs to be cozy and cute. That's my 2 cents since you asked. Again, congrats.

I came thru Prattville Thursday night around 11pm. I didn’t get to golf down there due to the shortness of the visit. You got some nice courses in your neighborhood. My best friend graduated down there from Air Force many moons ago and we played a few of the courses on the trail.
I don't know what there is to do around there that people would want to rent it out for a week or whatever. I tell ya what though I would rent it for a week to deer hunt there with the 4000 acres of state land
