My brother recently bought 160 acres within a couple miles of this area for $85,000. Three wells, septic and electricity to the property line. This property is 3 times as much per acre and may be too small to drill a well for anything other than household use. A real red flag. Buyer beware.
They made a YT video, so they tripled the price! All scrub brush, no water or utilities. Big red flag for sure.

If it's 35 acres, a well can be drilled. It may not be cheap. This is a windy area, but most of the time, snowfall will only be on the ground for a few days because of daytime temps and sunshine. It's a beautiful area.
This is in the storm track and snows from Sept too may. If you love the cold there you go.

I’m in Maine and prices are high here too because out of staters. They sell their place and think the pumped up prices are still a great deal.
Electricity alone can cover intrest cost less price of install...leave it for loosers unless your trading or flipping.

The views are nice but the property looks rather bare? Why doesn't anything grow there? It would also be nice to know average water depth of existing wells close by. You present more info than anyone so keep it up!
No water on surface to grow much probly about 10 inches of rain a year but water is fairly easy to get to with a well .

35 acres is too much to be easy or cheap to take care of and too small to pay for itself. It may be wonderful in the Summer but it will be a frozen Hell for the winter. The only amenity is the electric power line. If you are going to winter over you will need a standby generator.
This would be a very pleasant Summer/Fall place to get away from wherever you are. Check out the neighbors to reduce the surprises! Oh , if you plan on living there be aware that real rural living at a level above camping is more expense than you expect.

What's to take care of? No mowing, no leaves to rake, no trees to trim; zero maintenance. And, pay for itself? Land here doesn't pay for itself. You have unrealistic expectations. Yes, cold in winter and windy year around. That's the norm here. Huerfano( pronounced WHERE-fan-o) is called the wind tunnel of Colorado. That's why wind farms want to locate here. The river/creek to the north along CO69 is called the Huerfano River and flows most of the year except reduces to a trickle in the late summer. I know this area well. Interested buyers would do well to research comparative sales for the last 2 years. The seller must be very proud of this property because $60K sounds a bit rich. Also county roads are minimally maintained and slicker than grease when wet and very soft.
@Sniper Logic Hey, thanks for the question. I'm a former real estate broker who listed and sold properties in the Huerfano County area for more than 10 years through 2015. There are literally thousands of parcels of such land for sale in southern CO. The predominant portion are 35 acres and up. As a broker, I learned that price per acre is impacted by several factors like availability of water, electric, ease of access, topography, and proximity to public lands. Very few parcels in this area have natural ponds or abut running streams. The farther east you get, the cheaper the land because it's usually flat with little to no vegetation. Closer to the front range, rolling and treed properties are more expensive depending on what other amenities each parcel may have. During my tenure there, you could find 35 acre parcels for as little as $25K. Those were usually remote with difficult access due to no road. All parcels there have road easements but many have no direct road access. On the other end of the scale, 35 acre parcels rich with amenities or improvements can sell for more than $350K. To get the best bang for your buck, you need to shop intelligently. You want hard facts. When you find an area where you'd like to buy land, research comparable sales in that area for the last 12-18 months. You can find this information at the County Clerks office. Make sure you're comparing like parcels of land and you'll get an accurate feel for what ready, willing and able buyers are currently paying. Sorry for the long answer but I felt it necessary to put the numbers I gave you in proper context. Good luck on your search!

45 mins to closest grocery store kids each way hope you have a reliable vehicle forever. Good luck getting water in this area. Water out here can be over 1000' down. That's if you can find it and half the time it's so bad you can't even wash clothes in it rotton egg smell. Sand in everything you own including tools and guns
