- In this episode I talk about the price / cost of an electrician wiring the house. The small house is 720 square feet with 2 bedroom and 2 bathrooms. Total electrician job was $5100 from beginning to final trim out end.
The electrical inspection passed now we move on to the next job.
I like that the you installed a big breaker box. Its great if the owner decides to expand the ouse in the future.

I try to always put bigger then I need for just about everything but it’s tough when you’re building to sell cause things add up quickly
I put two panels in my house. I planned for a generstor for emergency. One panel for the need to have circuits easily to wire to generator and the other nice to have circuits, since our outage is rare and for short times. Just a thouhjt!

Love these videos and this channel. I currently work full-time and am going through school. When I graduate, I want to become a pastor/missionary. Doing something like this is definitely going to be my side-gig.

My Dad was an electrician. He started out wiring houses, became a foreman and estimated huge industrial jobs (eg. Atlas Steel) then ran the jobs start to finish. He loved his work and he always had a job. Mom never had to work and we never went without. If worse ever came to worse he always knew his skills would be needed. Electricians are the cream of the trades crop and I have high regard for anyone in any trade with a good work ethic 👍👍👍

It made sense to get rid of it, it actualy worked out great since the customer had me wire the bedroom for tv thats where she will watch it.

As usual we appreciated the new episode of the channel. In 2015 I designed a house with 2300 heated square feet with a 2200 square feet basement. 4500 square feet total. The electrical Quote came in at $12400.00. This included everything except Light bulbs, fixtures, smoke detectors or ceiling fans.
That was a good price for such a large living space, you got a deal there. Here everything is going up (labor) one of my favorite hvac guys raised his prices by 30 % had to use some one else.
@@MigraineCraftsman In all fairness that price was in 2015 when building was just starting to come back in the area where I live in SC. Then again, the bigger the house the cheap the price per square foot since some initial cost are unavoidable .. like permits, temporary power etc.
Building smaller home is like building a small car, it won't cost 2 times less just because it's 2 times smaller. Each house need connection from main feeder, each house has an electrical panel, and it doesn't take much more time to run longer wires. It's called economy of scale. The advantage arises due to the inverse relationship between per-unit fixed cost and the quantity produced.
Another great video. You are totally correct about contractors. They know there is a shortage of skilled labor so they are certainly taking advantage of it. They have gotten to be sooooo greedy in my area at least. They take on more jobs than they know they can handle and then string the less profitable jobs along. I have to say that I am having a very difficult time finding reliable contractors. I'm dealing with a lack of professionalism at the moment.
I used to get happy when someone returned a phone call, that is just plain sad to think about, that is why I value good people once I find them and take care of em.
Visit small supply stores and see if you can get a recommendation we have for example (builders first source, mountain building supply, city plumbing, ace hardware) great places to ask about reliable people.
It’s funny you say we’re greedy yet white collets for years have been sitting on the ass getting all the money. Most white vollers will end up working for us as their jobs get supplemented by AI

I like how your electrician spread out the wiring like that. Electrical wires is one place where you don't want to bundle the wires so they don't accumulate heat. Some might think he was messy but that's actually to code so there wouldn't be heat accumulation.

Truer words have never been spoken. The labor is what gets you.
If you look at the price of materials, putting together a basic house is actually quite inexpensive. Then add 4x the price of materials for labor and it's not so cheap any more.
I wonder how long it would take to get an electrician license?
I'm going to have that conversation this week with my electrician, I am curious if I should get it, just to have it if these prices keep going up.

I'm learning how to do it myself since the house I'm building does not require a licensed electrician to do it.

@@MigraineCraftsman HVAC is the biggest scam in the homebuilding industry imo. Even if you are licensed you cannot buy quipment with a warranty until you are a contractor, which is 4 years of working for someone else. That's BS if you ask me

It might not be a building video, but as much as you talk about getting things in writing, it would be cool to see what you mean by that. Examples of contracts you have drawn up for each trade, what all they cover, how it works, how willing the trades have been to sign a contract

They were probably electricians who did not like the openness about the cost. They all bid differently
They disliked it because it was about $1,000 too high on price.
The wiring…
In Norway we pull electrical cables trough plastic pipes. Much easier to do changes in configuration in the years to come after the house is constructed.. I.e. pull new wirers for new or bigger circuts. Our old house from 1964 has metal pipes for cables, so pipes for electrical cables has bin the standard for many years. We have 230V as standard though. 110V might not have these requirements in regulations?
Bit different here but I like the idea, my plumber did that with the pipes on this build, much easier to service if something goes wrong.
He has access to the open attic if he really needs to change something it could be done with minimum damage to the walls. Pipes would inflate the cost big time.

It's definitely not that expensive. Paying a little extra for a good electrician is worth the money. Don't forget wires are expensive, companies pay for insurance, pay for license and it requires highly skilled labor. It's not easy to come back to fix things later down the road if something is missing on done incorrectly.
A lot of folks in the comments calling contractors greedy keep in mind we have to be competitive employers competing with Costco and Amazon. We have to pay more and give out more exiting fringe benefits to attract apprentices

They deserve the pay though. Construction workers work harder than those in most other professions.

The price of wire is outrageous. 5K isn't all that bad. You also have to consider it's not just the labor you're paying for it's the electricians knowledge of the code book and electrical theory.
I also look at the fact that he is a good man so it is worth it in my book, plenty of people out there who will take your initial deposit and have you wait a week or two before they show up.

Service panel shouldn’t be in a bathroom according to NEC 230.70(A)(2) “Service disconnecting means shall not be installed in bathrooms”
I was a carpenter plumber and handyman.i added on a two story guest house myself in country for 7000 I ran a line from my meter for lights as it's only 12 feet from my panel not sure if I need separate panel mine has a few extra spots for breakers..no codes or inspections but safety is important .how would you run power to a small guest house?
Price was on par compared to what my company would charge in northern NM.

Hey Adam here in my state there is no taxes or fees to sell other then the real estate agent if you use one and taxes you have to pay at the end of the year.

A local company is going to put it in the dry for me and has a standard floor plan they showed me but I would like to change some things and i gotta have it precise for the under slab plumbing and i dont think i can do that myself

How much would you think it would cost to wire a shed that is 16 x 40 ft. Maybe 4 outlets and 2-3 light pictures to be put in? We are in NC.
A full job with a breaker box, my guess would be somewhere around $1000 to $1500 if you really kept it that simple. If you are doing just that it would benefit you to do some homework and do it yourself, just a thought.
When you pay a contractor , and the job is roughly $5000 how often do you pay them until the job is finished? Do you pay a 3rd at at time or do you pay once the job is done because some contractors want half up from.How do you trust that , Thanks.

I was an electrical contractor for years. I know trades are getting expensive cause every one went into computers. But $5000.00 seems awful high. Have you gotten at least 3 bids. Then checked them out for quality? I could wire that house very easily in one 8 hour day by myself. Also not neatly done by them.
To be honest this guy is worth the money, I never ever had any issues with his work so the price was ok by me. I dealt with cheaper bids before and I had nothing but problems.

Usually not, but it all depends where it is and to proximity of what.

Interesting that you do the wiring before insulation. Noticed that the electrician foam all the wall/ceiling penetrations but cannot figure out why there are foams on some of the wiring/boxes that are not penetrations (10:16, 11:00, 11:05, 11:49, 12:12). Are those foams from drips or if there is a purpose for them? Also, what are the advantages/disadvantages to wiring before insulation?
Big benefit of doing it this way you dont have to move insulation out the way to run your wires, imagine if all the insulation was up and you try to run wire, you would lose your mind :) same goes for HVAC which will be in the next episode.
As for the foam they just go at it I dont complain some does drip down but its easy clean up.
I usually post these in exact order how thing are done so its easy to follow and understand if you just jump around and insulate prior to wiring you make other peoples job harder and that costs you extra money $$$. I usually have this planned out pretty well so I dont create extra work for people because that always end up to more money spent, hope that helps.
Athi Anilhongse I couldn’t imagine drilling holes for wires when insulation is in the way!
As for some of the foam, new code often requires fire block when penetrations go from room to room or one smoke zone to another. I didn’t click through to see all your time stamps but that my suspicion.

Good time to add a 240V 80 Amp circuit to the outside of the house for electric vehicle charging or RV hookup.
You do not use 240 for rv hookup....
@@larryatwell9734 Most RV's have a 50A connector, that is 240V. This uses the NEMA 14-50 standard plug. You're probably thinking of the 30A plug, typically used on smaller trailers, those are 120V and only have 3 prongs.

It depends on where you live (codes), some areas wil let you wire a house but it needs to be inspected and pass.
I would throw a wild guess and say that most states require licensed electrician for new construction projects, permit and final electrical inspection. At least that's the case in my state. I would not recommend to DYI wiring your home unless you know what you are doing. One thing is to have wall cracked if you install drywall incorrectly and another thing is to get electrocuted or set your house on fire.

Why are some wires white, and some are yellow?
From my understanding the white is for most things and the yellow can power bigger devices like stoves and fridges due to its thicker gauge

I think it’s a fair price for sure. But I don’t know rates in your area. I would have bid that job around 6,800.
One thing people don’t think about that’s not in the trades. Blue collar work lol. Is how much tools 🛠 cost, truck insurance, permits, license fees. When your material on a job comes in around $1,200 and he charged 5,000. You have to take inconsideration all the overhead expenses that have to get paid as well. I Promise you he did not put $4,800 in his pocket. If he is lucky after overhead and taxes are paid. He will make around a $2,000. Profit. More than fair price.
electricians that go in the bottom of the box unless absolute neccesary are whack. Say you have to move one of those boxes, then what? A good electrician thinks about the future not the upcoming check.
