    I hate when y’all do that. Closing cost be 3-4 percent on average. Stop saying 1.5 percent!

    Fyi, for the town Waxahachie, "Wax" is not pronounced as in "candle wax." It is pronounced "Wahx" as in when a doctor asks you to open your mouth and say, "Ahh."

    the after repair value is absolutely rediculous. Look at the other property its rediculously nice compared to the dump you have. Your not getting $360000 and to claim that its "Conservative" to increase the value of the property by like 40% is absolutely crazy.
