Made in America! For how big this cabin looks id say yea....but alot depends on the location too....if its in the middle of nowhere all the way up the mountain than its gonna be cheaper but than again in pigeon forge you can find cheaper homes i think

@@YanksandBritsProductions No, it's not a great price! Don't fall for American greed, be smart, secure sustainable land n build your own is your best bet! I'm born n raised here n I'm gonna do the same, but don't fall for what's already established as someone else's dream that they are getting out of for SOME reason.....
Canada, Montana, West Virginia, Alaska, Idaho is way cheaper....n your not gonna get into someones faulure or debt....search land, n build your own is your best bet. Sorry, but just tryna help bc I've been after the same dream for 4 years!

Forget WV. People here view their land as their own "Get out of WV Free Gold Card." It's supposed to not only allow them to buy a home out of state, but also give them money to live on until they hit retirement age. Yeah, you can buy an acre of land for $150k. It'll be all steep hillside. Then you'll spend another $100k cutting down trees, removing stumps, building your own road, carving out a house seat on it, and reinforcing the hillside so it doesn't create a massive landslide in the rainy season. Then you'll have to wait 6 mos to a year for the ground to settle before even starting to build on-site.
On my way to church to other day I saw a homemade for sale sign. It was a 4 room house with about 10-12 feet of land on each side of the house. To get to the home you had to cross over the creek on a dilapidated bridge. 3 sides of the house had steep hillside where the yard ended. Even of you had the money, you couldn't do anything with the hillside because 300-500 feet above the house was the highway. The home was nestled back in this cubbyhole piece of land, where it never got any direct sunlight. The asking price? The paltry sum of $125,000. Another property I saw was a very nice white brick home. The back & one side of the home was directly against the hillside. One side was the driveway/parking spot. The front of the house had 4 feet of land & sit on the edge of the road. They only wanted $175,000 for that one.
Oh, and I forgot about heirship land. Most property here in WV is heirship, which means it was deeded to every living family member when the parents died. We're talking sons, daughters, children, and grandchildren. You might have to get upwards of 20 people to sign off on the sale. And EVERY single one of them wants a cut of the cash or they won't sign. Most land sales like that never go thru. Another sad fact is that the paper company, Georgia-Pacific, owns most of the prime real estate in WV. They made a sweet deal with WV long ago that they wouldn't have to pay property taxes on all that land, only a surcharge on any trees they harvest. Most of the time, GP will set up a 2-3 week logging operation. They're in & out without the state ever knowing about it, so they don't even pay the surcharge.
That right there is true American Greed. That's why our children have to leave the state and never move back. Even when they find a decent job, they can't afford a home of their own. Rent is just as bad. My step-son paid $500/month for a 5 room apartment built over a machine shop that ran day & evening shifts 6 days a week. After a year & a half of that, he left for a job out of state. People are so greedy it makes me sick. They can't take it with them. I've yet to see a U-Haul, a tow truck, or a Brinks Armored Car in a funeral procession.
