Because I had mentioned a lot about unjustified price rice of the coconut farms by the Real estate agents n the land lords.I had discussed in details on how it is worthless to buy a land for a hectic price of 47lakhs. If you buy a coconut form at 47lakhs per acre. It is highly impossible to get back even your capital, forget about Profit. I will give you an account of profit loss per acre per year. The wholesale price of one load of coconut, (that is 1000 pieces of coconut)is around 18000 Rs, so each coconut costs about 18 Rs. Yearly approximately 7times coconut plucking is carried out. So yearly income is 18000×8= 1,44,000 minus the maintenance expenditures of coconut farm+Fertilizers cost +workers Salary etc. If you work out the profit , it is simply nothing! No profit or very meagre amount of profit for investing 47lakhs per acre per year.If the conditions are so, how will you get back your capital. How many years it will take for u to get back the money u had invested? There is no profit at all, only loss! So it is worthless to buy a coconut farm at such a high price of 47lakhs per acre. It is foolish to pay 47 lakhs even for an empty land also. I don't know what made the Land owners to quote such an unreasonable price.. Normal people can't afford such an exorbitantly priced property,only the people who have illegal money can afford such a property. The main reason for the exorbitant price is the sheer greediness of the land lords n the brokers (to get more commission) .

If you have any misunderstanding you can directly talk to owner themself whether we are putting more price on an actual price. We even help you to reach them. Want to say something, A cent from a main city has more advantages than from outer areas. Likewise in agriculture the costs are changing according to some factors( water, productivity, health of crops, road faced). And moreover the owners are complete authority to fix the price to sale.
