If one of the main selling points is it being 200m from the beach why not show this? Simply that causes me to have a red flag moment. Also how close by is the main road? Maybe an idea to use some drone shots to actually give some more prospective? On a further note the agent comes across really well in this footage.
What an absolutely precious little cottage! I was already imaginjng how to fix it up, when you stepped outback and showed us the STUNNING view! The cottage is sweet but that gorgeous view is what is going to sell it,

The location seems quiet and relatively private. The kitchen appears to have been renovated, and although the rest of the needs may be largely cosmetic, one would want to check on the water, sewage and heating systems. Shrubs and perhaps an ornamental tree would help with curb appeal.

The first thing would be to put in a kitchen with a very simple, white, wood, handcrafted, old style kitchen with a lovely old kitchen table, and to replace the kitchen tiles with old, reclaimed wooden boards. Next would be to convert the garage into extended living space, with a reclaimed wooden floor and wooden-shuttered windows, and another fireplace.

Then make the living room a primary bedroom with a bathroom. The first bathroom needs more space by taking room from the kitchen and then the narrow space at the back of the bathroom can go to whatever bedroom for closet space!

I honestly discussed this with my husband. We love Ireland so much. What a fun little getaway!
It's a literal dump with major structural issues.
Rather expensive as a "fun little getaway" - a small and cold-looking place with a boring "garden".
@@alexnelson9512 obviously I’m looking at its potential. We have too much going on here in the US to have the bandwidth. If we really wanted to buy in Ireland, we would do some significant research. For example, compared to where I live, the price seems reasonable. But I’d have to check that out.
