I’d like to eventually buy some land in TN and have a house built on it as I’m not interested in a subdivision. We like our privacy. How would one go about doing that from start to finish? Could we do a presale on a home and put it on our lot?
Great question and that will have some differences when you build a custom home. Once you have a lot picked, done due diligence to ensure you can build on the lot, then you would find a custom home builder in that county. Bring your floor plan or pick from their selection. Once the builder starts building it's typically 9-12 months, so length of time on a custom build would be 9-12 months plus however long it takes to procure your desired lot and get on a builder's schedule. Your buyer's agent that helps you with the land, may also be able to connect you with a builder and negotiate a fee with a builder to assist with selling the new construction as well. Alternatively, one could reach out to custom builders in the area and ask if they have any lots they had purchased that you could work with them on a pre-sale on. With custom builds, you'll be picking things out from paint colors to light fixtures. And one thing I didn't mention with pre-sales: with pre-sales and custom homes, you will typically have a certain amount of time to make desired changes/modifications, and after that builders will charge for change orders, or have constructed past the point of being able to accept change orders.
