What is the importance of weep holes in brick buildings?

    due to the mice plague and mice getting into my brand new house these should do the trick. Now why isnt the building industry at a bare minimum installing this?

      Check your garage door seal, any exterior doors and any pipes or cables entering your home for gaps as well. Mice can squeeze through 1" gaps.

    Is it true that if you seal a brick house with concrete stucco prime and paint it you can cover the weep holes cuz supposedly it is going to seal out moisture

    Our basement has water that enters at the spot of the weepholes, any suggestions?

      If water is entering from outside through the ground or under a gutter you need to add water impermeable dirt such as clay near your home's foundation to shed water away from your house and fix any gutters that may be leaking down your wall. Consult a drainage professional in your area or check out RUclips channels such as gate city foundation to learn how you can fix the problem yourself.

    How do I identify where to install weep holes in a rendered home that are all blocked any ideas Weepa

      Hi John,
      This is a very tricky problem and you need to be very careful how you tackle it. You will need to consult a skilled Building Consultant/Inspector.
      Weepholes are installed directly above the moisture barrier/flashing. If you just bore a hole it could easily penetrate the flashing and direct water to the inside of your home and the cure would be worse than the problem.
      Check for mildew or paint cracking on the inside walls around the skirting boards and above and below windows. These are the tell tail signs that you have problems brewing.
      If the rendering was done recently a warrantee claim may be justified.

      Weepholes must be located in the masonry course directly above each damp course so as to direct moisture away from the interior of your home.
      You will notice weepholes above windows and doors, below windows and usually about 150mm above your floor slab or ground level. As you have noticed most weepholes are around the bottom of the wall as that is the only way they can do their job of draining and ventilating the wall cavity.

    Are these only for timber framed homes?

      Weepholes are found wherever cavity wall construction is used and Weepas can be used in all types of masonry including timber frame and double brick.

    Isn't it the builders responsibility to plug the holes while serving the function? If their work, while serving a purpose, also creates a nuisance then it isn't proper work.

    Pure crap must house have full face cavity insulation so weephole s are pointless. Most of that damage accoured up at roof level . More than likely that's where all the damage started from leaking roof or cutters stuffed

      Any timber framed brick house has a gap between the brick and the inner wall that goes on the outside of the studs, if it was built correctly. The insulation goes on the inside of the wall, between the studs. The gap between the brick and the timber frame also helps reduce heat transmission into the house.
