There is a case study which happened in 1997 financial crisis in HK. When the bank interest rate increased beyond a limit the home buyers in bulk handed over the houses to the bank. The bank got struck with cash and assets. Because the price of the properties also went up so high.
@@ramachandransankar750 Example: 1000+8%=1008 1000+9% =1009. When interest hikes the payment also increases including balance payments considering same fixed tenure of repayment. That’s why it is recommended to pay at least 1 month extra of EMI every year so as to reduce the overall payment. (Instead of 12 months, it would be 13 month)

Interest charged on diminishing principal balance method. That's why additional EMI per year would save you lakhs in interest down the years.
