    When interest rates go down, the term will also go down. Its just cyclical. I took home loan in 2013 when it was 11%. When interest rate went down to 7% my term reduced. Now it increased a bit. Again it will reduce in coming years. On a longer term there is nothing to be panicked about. Home loan is always safe as salary keeps increasing annually and interest rate is cyclical.

      Many are commenting to take fixed interest home loan. That's not a good idea. In 2013 floating rate was 11% and fixed rate was 13-14%. Floating rate generally correlates with inflation and over 20 year period, there is a high chance it will be better than fixed.

      Banks increase interest rate very fast. But they take their own time to reduce when the interest rate goes down. In my case they have taken months to reduce.

      @@dominicprakash8948 Since 2019, we changed from MCLR to EBR. So passing of hike or reduction is quicker than before and its automatic. So there is no need to apply for a lower interest rate. If you feel reduction is slower you can visit the bank and check with them. If they are not following the rules as per MCLR or EBR, then its cheating.

    There is a case study which happened in 1997 financial crisis in HK. When the bank interest rate increased beyond a limit the home buyers in bulk handed over the houses to the bank. The bank got struck with cash and assets. Because the price of the properties also went up so high.

      1000+9% =1009.
      When interest hikes the payment also increases including balance payments considering same fixed tenure of repayment.
      That’s why it is recommended to pay at least 1 month extra of EMI every year so as to reduce the overall payment. (Instead of 12 months, it would be 13 month)

    solution is very simple. pay a little extra every month. if you were paying 73k, pay 10k extra i.e. 83k from now to keep the loan tenure as 20 years. in this way, RBI's objective of reduced money circulation is achieved and the loan taker too escapes from the lifelong burden.

    Home loan Interest rates during 2013 (UPA government) was around 10.5%.After demonization by Modi in 2014, it reduced drastically to 6%. Now it slowly regained 8.5 (Post covid). Which means after 9 yrs, only 2.5% is increased and still not touched to 10.5% during the UPA government. In the meantime, US FED has increased their interest rates from 0% to 4.5% within the span of 2 yrs. But, our interest rates were increased by only 2.5%.
    The solution is to increase the EMI amount by 10% which will drastically reduce the balance number of months or pay the amount in bulk one time each year which will drastically reduce the amount of interest paid.

    If the loan is linked to repo rate then EMI or tenure will go up when there is a rate increase. Two options to reduce the interest burden, 1. Make part payment 2. Increase EMI amount as much as possible. Else move to a bank with less interest and which provides OD option so any extra money can be parked there to reduce interest. It takes only a few minutes to calculate amortization schedule using online or Excel calculators. The video is mostly for taunting RBI and common people who took loans.

    In agreement ( green Sheets) they mention floating interest rate, Most of the loans will be linked to floating interest rate.Its not secret they mention it, u can ask them to translate.

    Sir i have taken a fixed rate for a 15 year tenure for 26l loan. now they have extended the tenure by another 4 years. Already paid over 50 lacs. LIC is totally behaving irresponsible. I have completed 15 years already.

    Hi Sir, I'm following you since 2020, As per your advice I haven't take any loan. But my family pushed me to buy a house using loan but I refused taking home loan, I tried to convince them, also shared your videos, but somehow on their compulsion I bought a house last month. I spent my savings 20L and taken housing loan for 30L. I know, I'm doing wrong and getting into a big trouble, but none of my family members hear my words. Now my family is happy about new house but I'm not happy.
