      Yeap. So much potential for this whole mixed development. The latest corporate news is that the mall will be launched next year. A white knight has taken over and will be doing the final touch ups for the mall to be finally operating. Fingers crossed!

    Nearby malls, The Curve, IPC, Tropicana Gardens Mall, further up Glo Damansara, 3 Damansara, are all struggling with footfall. Not sure what 'potential' this mall can bring 🤷🏻‍♂
    By the way, does Mossaz Tower have its own parking lot, or is it sharing the mall carpark?

      Yeap, am aware that a number of nearby malls aren't doing too well. But at the same time, I always believe in a 'winner takes all' scenario. There can be many nearby malls which are dead, but if a mall is solid, it will be thriving and alive!
      Summit USJ, Da Men Mall & Subang Parada are all nearby by Sunway Pyramid, but all 3 malls are rather dead.
      Not that I'm saying this Empire Mall will be successful, but rather, the current condition of the surrounding malls nearby might have little impact on the success of Empire Mall, if it's executed properly.
      Then again, executing properly, is a damn tough job.

    the open wardrobe is suitable for the short stay Airbnb guests, also gives a wider visual effect for this kind of small soho units

      Yeap, certainly looks bigger and more spacious with the open wardrobe. OK for AirBnB setup if it's left empty. But if they provide items like bathrobe, like a 4 or 5 star hotel, then will be an issue.

    I heard electricity is counted by commercial rate and not residential rate is that true?

      For such stuff, can appeal to TNB. Show supporting photos that it's used as a place to stay and not do business (office), then can conver to Residential tariff.

      Yes, the master plan should still be the same, as the entire development is still by Empire Mammoth group. EXSIM has only taken a small portion of it, which is these 2 projects that are side by side, Mossaz and Paxtonz. There's a news article that day saying that the mall will open in June 2025. A new owner of the mall has been identified.

    never trust a property agents. If the product is good, developers would sold it off themselves rather paying additional commission to these scums. Anything bad happen, and they will taichi and pass you to developers which mostly do nothing.

      At the end of the day, across all industries, buyers or customers, will always need to do their own research and due diligence, before buying a product/service. Not just properties, but other stuff, especially big ticket items. This can be insurance, property, car, subscription services and almost anything else.
      Gather all the necessary information, do as much research before making an informed decision.

    Too many mall in the vicinity and you are directly competing with a super mall like one utama, even if the master plan is completed most would still go to OU, Ikea. Why? Its because we are a vehicle dependent culture..it takes around the same time to go to your carpark and drive to empire vs OU. Unless you can walk over 😅 which is not possible theres is no USP at all.

      Yeah, agreed that 1U is indeed one of the top malls in Klang Valley, along the likes of Pavilion KL, Sunway Pyramid, TRX, MyTown...etc. It will always have its own crowd. Nevertheless, I strongly believe that Empire City Damansara has the potential and the crowd going to both malls does not need to come from the same pool. These are huge malls, not just neighborhood malls. A fair bit of visitors to these malls travel from outside the area, from the other side of town, to go to these malls.

      Smallest studio unit I've seen in Malaysia is probably 400++sqft.

      Mossaz is by EXSIM. They are definitely here to stay! You're referring to Empire Mammoth? Yeah, some doubts but as mentioned in the video, they have improved their cash flow over the past few years by off loading a few assets.
