It’s called maintenance for a reason. You can’t just show up when everything goes to shit and then do a one time cleanup and paint. This should be an ongoing thing that gets done regularly. You need to hire a competent property manager instead of hiring your friends and their friends. 👍
@Lyle Fox That doesn’t seem to be the case here. Ben has to babysit his property managers because they don’t see him as a client. Probably just leeches getting what they can, while they can. Not sure where you are, but there are plenty of professional property management companies around. It’s up to the property owners to do their due diligence and hire the right one.

They should be reporting to Ben letting him know what the property needs in order to get budget approval to fix it. You’re out of your mind if you think this is how property managers should operate.

Exactly! I used to teach my trainees to carry a notebook and write shit down because I didn't like repeating myself and it was important for them to understand that it was something they should know.

When my grandparents died I inherited two 3 families when I saw how much I made renting both of them out. I was hooked taking care of them can be a pain once in awhile as long as your not afraid of work real estate is where it’s at. I’ve been trying to tell my brother in law in Boston stop paying rent and buy something. Nothing pisses me off more then throwing money out the window for something you don’t own.
Same happened with me over 10 years ago. Worked my a** off and invested the cash flow in upgrades and renovating. Money starting to roll in.
I work in mortgage and you’d be amazed at the amount of people who would rather rent than own. It’s unbelievable…
Are you renting out something you own? If so, those people (your tenants) are throwing their money out of your window and into your pocket....

Ben, your absolutely correct, maintaining a property like this one is key (especially with nationwide food chains are your tenants)! When you make the tenants happy, then the customers are happy! You need to repair that "Leaning Tower of Pisa" yellow bollard in the parking lot island. The stairs need cleaned with a light cleaning of weakened Muriatic acid and dried well, then apply a non-skid type epoxy paint. I can say that you absolutely need more people (middle managers) to go around checking and verifying all of your commercial properties to make sure they are up to par! I believe there are companies out there that make software that property managers use for maintenance that can accessed via iphone/ipad and computers! Paint, cleaning the walls, general maintenance, landscaping - shrubs, bushes, grass, trees, etc..., light bulbs and fixtures, trash cans are emptied, etc... Lastly, I would have some HD outdoor cameras hooked up on some of your properties for safety and overview reasons.
Yeah it seems he lacks 5-6 maintenance workers (clean and fix crew) and an supervisor who does nothing than rotate through the commercial properties with the clean and fix crew
to make sure they are looking good and in working order.
I started watching ben 2021, and ben words and lifestyle gives me hope. Now i got 2 empty land well appreciated land i build on one and i use the other as a company.

You don't have to pick between financial success and relational/marital success as much as some people claim you do because those people can't balance the two themselves... I think it's just a coping mechanism to present it as a sacrifice/compromise.

Tried wholesaling RE for a year in San Antonio. It ain't my kind of life Ben. Buying for myself with OPM, doing some value add to commercial or residential and holding or flipping, I'm learning it all. Watching you gives me more insight to what my day to day will look like. Top goal is to build a high-rise and hold for the long haul baby!!!

One day to set-up power washing machine and clean. You have to let it dry. One day for prep and painting. Have to stop by after the paint drys and inspection. Nobody doing that job for five hundred dollar's.

The wisest thing that should be on everyones' mind currently, should be, To invest in different streams of income that doesn't depend on the government, especially with the current economic crisis around the world.
And also, Being of age and how to manage the sequence of returns in those early periods is what seems quite scary in the current market. The market is never a loser in the twenty year cycle, but the 2000s decade scenario scares me and could really disrupt my retirement. When you're no longer accumulating but withdrawing, it's hard to be anything but cautious.
The pandemic really taught people the importance of multiple streams of income. Unfortunately, having a job doesn't guarantee 100% security, rather having different investments is the real deal.
