Except it’s not the “countryside”. I live nearby. The area he is talking about is and has been densely populated with exception of a few tracts of land, one being his and the other being where they developed the higher end homes. There’s even a golf community nearby. The only actual “farm” is on the other side of the mountain and even that is surrounded by developments. Mike’s cool but he exaggerates everything.

There’s a program that you can put your land into that will allow it to never get developed but you still are able to do anything you want with it.

Actually, that’s not entirely true. There are certain easements and whatnot but there’s also certain requirements that must be met - and you can’t necessarily do “whatever you want” on it. That also still doesn’t keep people who own neighboring properties from building houses or developing their land - which is exactly what happened here. He didn’t HAVE TO sell it, he was not FORCED TO sell it. In fact, with 25 acres I don’t know why he couldn’t still do what tiny little bit of shit he’s filmed there and be just fine - I know of actual, legit commercial (open to the public) shooting ranges that are on smaller parcels of land with residential properties all around them - and they don’t have any problems.

Come to bowling green KY!! It’s home of the corvette which is your fav car, land is cheap, we are used to hearing loud cars (our minor league team is named the “hot rods”) and beech bend is a major drag strip that I can hear the top fuel cars from 5 miles away. Everyone in town hears them when they are here and we just accept and love it honestly. I’ve never heard anyone complain about noise ( it’s all during daytime which is what you would do as well… nighttime you might get some complaints) and we have the track beside corvette museum which is new right beside a small neighborhood and while they did complain some as it was being built (the track is only a few years old and neighborhood is decades old) now that it’s here and ppl realize it’s only loud while they are awake and at work it has not been a problem or had complaints really. You can buy land here for 10-15k an acre out in country (20-50k close to town and in town, just don’t. lol) but plenty of places and people don’t care what you do as long as your on your land
Building a house out in the country is great but you’re not close to hospitals or any amenities and when you have kids those two things make a huge difference. Just saying that is a lot to think about so it might be for the best if you decide to have a family later on .
I remember a video a while back when you talked about the tree line and houses behind it there was going to be an issue. Either way things happen in life for a reason and there is a much better place out there waiting for a burnout area and shooting range.
Mike, forget the 25 acres, keep your house or find one slightly bigger; then buy a house here in NC at the OBX.... split time between the two

What i say to do is build a unground shooting range in the basement of your house. And then get a second big enough land to do trails fishing or whatever you want to

Look into Fulton County. It's basically all rural. I had a 113 ac farm there, but there were much larger parcels of land close by. Pa. has a program called Clean & Green that saves you a ton in taxes if you agree to certain things. My 113 acres cost me next to nothing in taxes.

Being in a neighborhood with kids is a great thing having 2 older kids now myself speaking with my experience anyway. Now they are moving out time to head to the sticks.
suppose that I know of 60 acres in TN that back up onto a small river. Nearest neighbor is a half mile away........it's just gotten a for sale sign up on it.....

Sucks you had to sell the farm but it’s probably better it happened now than later. Finding a bigger chunk of land and away from neighbors definitely has the potential for unlimited content wishing you the best 🙏🏼

I’ve been crossing my fingers for years hoping you would move to Florida. It would be great for your content. Plus you have people like cleetus down there with the FF and drag strip. With the nice weather and like minded people the 717 channel could reach new heights.
This sounds a lot like how a lot of race tracks are being closed down because new developments are being built near them.
Mike to build a 1/8 mile or 1/4 mile drag strip you need a 120 to 160 acre property and farm land on all the other sides and then planting trees as sound breaks in the fore sight of housing developments 20 years down the line or buy 4 160 acre sections of land and you legally can then put in legal writing that they can’t be developed for residential purposes and only commercial industrial so the noise from those companies drown your shenanigans out
Just think bigger Mike. 100 acres gives you space you do whatever you want.
I think you are taking the right step here. In the long-run, you mature from your experiences and become a better person as time goes on!

Hey Mike I travel all over the country for work. It seems like everywhere I go that farm land is being bought up and subdivided so it’s really gonna be hard to find that acreage your looking for without moving to Montana in my opinion. Either way I can’t wait too see the CONTENT 😮
It’s going to take 100 to 300 to do what you want I grew up walking out the back door to do everything hunting, racing right in front of the house and be down town in 15 minutes all just being at right place,only now time is changing the cops would take us home and keep our keys till next day and tell our parents. Now it’s not happening that way always some body suing people for doing what should be done. Good luck finding another place probably not going happen. got about 800 acres now do what I like when I want 👍
Mike, just move to North Carolina! Plenty of room down here in Currituck County and the surrounding areas. Closer to the beach home too. We also live in the "transition" zone, meaning we have all four weather seasons. Something to consider. Take care!

I should have bought property in Carlisle 10 years ago so cheap CT is crazy always has been when I saw the prices down there in PA I flipped was just too young to realize the money to be made.

I’m not sure what they are doing out that way I know for the state we’re switching to summer stockpiles so road construction will start with ripping out roads if anything it’s probably gonna be millings for the road replacement not the dug up road. No Screw that just buy Pocono Raceway...LOL. there are alot of tracks already built around PA I was doing some googling....Maybe you could have a super sweet house in an urban area and have your own Racecourse with a pew pew range or something of that nature....

Argh! That sucks! I had a feeling with the development going up you were going to have trouble with your overall plan. You probably made bank from the property. Especially with how much the market changed since you bought it. I’m excited to see what you buy. Hopefully still in the 717 but I have a feeling this opens up a lot of more area code opportunities. People can’t mind their own business, I understand you don’t want to be completely in the middle of nowhere but you almost have to be cause people suck.
