Great advice David. Sellers really need to understand that not all realtors are created equal. I'm an investor and I am constantly perusing the MLS and am surprised every single day at how many realtors take their own photos of their listing. We are talking God awful dark photos that are lackluster and often times shot way too close so you don't even get a real sense of the layout of the home. These poor listings don't get a fair start. David is right... declutter, use neutral paint, and make sure your home seems bright, spacious with a welcoming curb appeal. Most importantly before you price your home in this declining (buyer's) market, be realistic and have your realtor show you the most recent sales (past 3 months) comparables within .25 miles from your home. Price your home to sell and not to sit around because this market is going to continue to decline until it corrects itself (based on the local economy & what buyers can afford).

If an agent cannot afford to get professional photos and videos they should NOT be listing someones biggest asset. Drives me crazy when i see that. Anymore I only pull comps from last 30-60 days as the market is changing daily out here in the Denver area. Homes priced accordingly and in the right areas are selling but anyone trying to get the money from last few years are finding out that its just not happening anymore.
I always tell my clients that patience pays off. Obviously nobody knows what will happen but I think there are some good opportunities out there and will be by waiting patiently. Thank you for watching.
