I am not concerned about the value of my rental, unless I'm about to sell it. As a landlord, I am concerned about improvements that increase the rent. All of the things you are recommending will attract tenants and make the home easy to rent, but shrubs and smart home systems do not add value to a rental property. Square footage adds value, but bedrooms and bathrooms increase the market rent. Nobody likes carpet anymore and one tenant can ruin it. LVP is low maintenance and durable.
