    It's not for everyone and certainly requires a granite rock-solid financial background to get involved. From a seller's perspective it's always hard to make the right decisions whether to do all the repairs and maintenance due prior to starting your sales activity - or not. Nicely done: Concrete cookies are the smartest way to even out bearing capacity between rocks and ground soil in between these rocks. Love your channel BTW.

    Great price but I'm looking for mountains and more acreage. I'm sure the well and elect were 50k -100k for starters. Contractors charge a lot of $$$ for the trouble of building on an Island.

    Nearly $6K in yearly taxes is a big turnoff, but I'd love to live on an island in that part of the country. Privacy galore.

      But why the eternal huge tax on it ??
      Most even more expensive properties are charged only itty-bitty of annual taxes, even in Maine. That's what I don't get. ;-)

      @@cut-- Southern Missouri and my real estate and personal property taxes combined for 2021 were $885.17, up from $830.89 the previous year. My house is around 1300 square feet valued at around $180K.

    I love it but need something big to carry the appliances and furniture you would need the wood around island you use to add too also including deck

    Wow, I thought this would be gone. I know the taxes are high, but I pay 3000.00 per year on less than 1/8th of an acre. I would take down the biggest trees first, pay the taxes. Give the smaller trees room to grow.

      Yeah, harvest the trees. Good idea until you hear the cost to transport the trees to the mill. There's a reason those old growth tree are still standing...it's an island. Floating the logs to shore isn't cheap.

    My family owns an Island somewhere around there. I believe it is called Jackson Island owned by the Clark family. My uncle Carrol bought it in the 60s and now. My cousins own it. Know of it?

      It is a drilled well we have not dropped a tape down but the plumber pulled 50+ feet of water line up to replace the pump.

    400k for an island seems decent to be on the water but lots of work is needed to get it livable. No insulation, shower not done no appliances.

      For starters you would probably need a foundation of some sort there's 50k for even a pad. A contractor would know. 130k probably for a "cottage" style upgrade.

    Is this in Belgrade? I think I know this Island. Someone should snatch it up, since one acre in Belgrade with a shed on it, is on the market for $699,000. This Island is priced better than that Shed, for sure!

    Thats actually a low price for that kind of set up. Make it year round, and i could live there no issue. Wouldnt even need access to the rest of the state, just live off the island itself.

      Hard to go 4 season on a lake in Maine. For a long time you can’t cross over the water

      @@wolfmooch I lived on a half acre island in the County, for a couple years. If the building hadnt burned to the ground because of some Masshole setting fireworks off across the water, id still be living there.
      Trick is to have ATVs on the island, a boat, and a parking area or garage on the shore for your actual vehicle. Get a nice flat bottom Marsh cruiser (airboat) so you can cross, even with thin or slushy ice.

      Shouldn’t be too hard to install a wood burning stove. $1000 for a good stove and pipes and build a fire shield.

    Forgive my ignorance (I live in polar opposite - Arizona). How do you get to/from the island? You said your truck was on the island. Was the lake frozen and you drove on it?

      Boat, Kayak, Swim. Also need to figure getting furniture over.
      Hellava lot more water than AZ.

      @@kaebella2259 They meant home is on island within lake, not off the ocean, in Atlantic...which would be off mainland usa. Still, you are on an island, and have to get to mainland withIN Maine to get your car. Sorry, I sound confusing to you, but I lived in the S Pacific (NZ, AUS, Hawaii) for 20yrs.

    To cold. No thanks. I'm happy in the south. Taxes, homeowners insurance, and etc would cut into my spending. I have 17 .8 acres a river , a creek and I can run around naked if I want too and it's all paid for.

      The cabin has had some recent improvements to the roof, underpinnings, some doors, waterlines, plumbing.
