    Finally somebody talking about the property market has not gone up! All I hear from others is that property prices have risen but nobody puts it in relation to inflation..... My house in London has only gone up 30% the last 10 years (instead of the 100% that most are telling you) and inflation has also been 30% over the last 10 years. As you said, it's a long-term game or you might be better of investing it elsewhere...

      @@keithchegwin1222 without adding value / renovation....??? Which part of London is that? Some parts of London have even gone down 20% in the last 3/4 years

    The time to buy is when it's quiet, like now. People tend to wait until it hots up then suffer from competition with other buyers and therefore rising prices. The same happens with shares.

    Ranjan, the price to earnings ratio is only on measure. The issue is that earnings might be higher but outgoings are higher than in the 1990s and noughties. So affordability is affected by household expenditure.
