    Hey everyone, it's me, Manny Your Pool Home Realtor your go-to realtor in Southwest Florida. In this video, I'm excited to share my insights on the Estero, Florida housing market. As someone deeply invested in this area, I've noticed some significant trends that are shaping the real estate landscape here. Unlike other regions like Cape Coral, Fort Myers, or Bonita Springs, Estero's market has its unique dynamics. It's crucial to understand that real estate is local, and what happens here in Estero doesn't necessarily reflect the national scene.
    So, let's dive into the numbers. The active inventory in Estero currently stands at 254 properties, with 45 homes sold in December. These homes stayed on the market for an average of 31 days. Now, talking about prices, the average home price hovers around $844,000, while the median is at $719,000. Interestingly, pool homes are a big deal here, with 142 on the market, ranging from $499,000 to a whopping $3.5 million. These numbers are crucial for both buyers and sellers to gauge the market pulse.
    But here's the twist - demand in Estero is on a downward trend. This shift is evident in the declining number of pending sales, indicating a decrease in property demand. The month's supply of inventory, an indicator of market balance, sits at 5.6 months. This figure helps us understand whether we're in a seller's or buyer's market. Currently, the market is transitioning, with properties staying longer on the market and a potential adjustment in pricing on the horizon.
    Another intriguing aspect is the historical pricing trend. Since 2016, prices in Estero have been relatively stable, but they've almost doubled recently, from $350-$400,000 to around $715,000. This price spike might be making Estero less affordable for some, affecting demand. As a realtor who specializes in pool homes, I can't help but notice these changes and how they impact both buyers and sellers.

    If your interested in Buying wait till June July August find a great realestate agent who will work with you and Bid Disgustedly Low. Cause with a recession hitting , interest rates high and economy in the gutter. Those who have double the prices of their homes looking to sell. Are going to take a hit. Sellers right now should be lowering their asking price by 20% to sell before it’s an all out 2008 situation. After April all the snowbird will be back up north. Lay offs are coming. Cape Coral is full of AirBNB s and investment properties, vacation homes etc. money has dried up. Wait till after June and offer bare minimum. 😅great deals are coming
