- A DeKalb County homeowner says squatters broke into his vacant rental house last week and changed the locks while he was caring for his sick wife. “Basically, these people came in Friday, broke into my house and had a U-Haul move all their stuff in. It’s frustrating. It’s very frustrating. I can’t even sleep,” the homeowner said.

Yes, it's called a home invasion, and I'm in fear for my life. Utility companies have said they won't just turn your electric and water off if you ask. But if you don't pay the bills, they'll for sure turn it off.
There were some squatters in Chicago that would not leave, so the homeowners broke some windows and let the utilities go unpaid. It was in the winter, so he froze them out.

@@gypsybaby3196the trouble is, if we don’t pay our rent, they file for eviction and we have 7 days to leave. If we don’t, the police can forcibly remove us. They don’t care about circumstances or whether someone has children or is elderly or disabled. They don’t pay, they’re out. That simple.
But squatters can stay for months, even years sometimes, while paying nothing? That’s a heck of a gaping loophole. They need to fix that.

The cops locked up my neighbor, when he tried to evict his tenants and disconnected the electricity. He refrained from taking tenants in after them. Criminals have way too much rights. I pray before anybody moves into my rental. By the grace of God, I'm saved from these demons so far.

Love that idea. Im a landlord in West Michigan ,Ottawa county. Own 12 modest homes n for decades great tenants too.But IF such a Squatters thing ever happens? Im using this plan. Im going to tell my fellow Landlords around my area this idea.😊

@@Barrelyn Well actually Many Landlords DO have friends. Im in Ottawa county, Grand Haven. I still own 12 modest houses/rentals around Ottawa county. All currently rented by great long term Tenants. Many ARE personal family friends. And over my 50 yrs being a landlord? I sold many of my other rentals TO my tenants. At very reasonable prices. Three I personally did lqnd contracts with when banks wouldn't finance them. Ive blessedly not been screwed over. But I was a fair n decent Landlord. Thus I ended up with great decent Long term tenants. Yet,, my area still has that "Small Town" feeling. We seem to all kniw each otyer per se. Treat each other well. Big cities I know have problems . 😉💙

This happened to the house I live in currently in Vegas. I use to rent it out and it was empty for two months. I had a doorbell camera but they were going through the back well one day they slipped up. Let’s just say I called my brother and we had to commit several felonies to get them to leave. Didn’t even call the cops and at the time didn’t even know squatters had rights. Feel for this guy because you can tell he’s a nice guy. Personally I couldn’t let it happen. Don’t care about the law.

This happened at one of my dad's rental properties. He paid a well-known, menacing police officer in the community $200 to have a little chat with them. The officer gave them less than 24 hours to vacate the property, which they did.

We just had an issue with squatters in an old house we bought to renovate and flip. Showed up seen a car in the driveway and plywood removed covering doors. Walked in with my shotgun said GTFO 1 got cocky and I blew a hole in the floor and they started marching for the door!!

Squatters attempted to do this to one of my uncle’s rental properties. It didn’t end well for the squatters. Unk had video surveillance and an ADT alarm. Once they broke in tripped the silent alarm. My uncle and police were notified . These fools moved a couch and a few boxes in but couldn’t provide a lease or the name of the owner. My uncle told police that he wouldn’t have rented it without giving them a disarm code. Turned out the trespassers had done this before. The penalties for squatting need to be severe

Why don't the owners just come with a locksmith and change the locks like the squatters did and take back possession of their home?
Facts, I would and let a family member stay there with a real lease. Then see if they'll pay to sue... And always watermark your leases a specific way to prove it's not a lease with you.

@@rememberselfcare nevermind I found it. He signed an affidavit, which I guess that means he went to court. This is in Georgia as I understand, so Georgia or the county he is in must have a law to allow this.
Glad the owner was able to get his house back without lengthy eviction process.
I did this trick to get these Squatters out of a house I owned in Detroit. I scheduled 30 pest visits they come into house and spray for bugs. On visit 10 or so they leave every time The stink from the bug spray gets' to them. Let house air out for 2 weeks after.....

This is the 2nd story I have read, in GA about squatters breaking into an empty house and living there. The 1st story was a US veteran (a black woman) who was deployed out for a few months and when she came back squatters were living in her home, smh How disgusting!!

You don't deal with these people. You go to a local gym and spend $200 a head to get some guy that will show up in hoodies and do what needs to be done - PERIOD! No police - no delay - no returning to the house.

Shut off all utilities and put a lock on the breaker box, go head and file a regular eviction. I been a PM over 18 years.
So when they leave out to go to the store, why don’t the owner break in and have a family member create a lease and move in 🤷🏻♂️
I speak from personal experience. I see your answer a lot. The trouble is, squatters never leave the house. They always work in groups or "families", so that at least one person is inside at all times, to prevent the very solution you are proposing.

This happen to an army officer in delkab country. Exact situation. Call the police and was told it was a civil matter and she then contact the news stations and the response was quick. I think she just had to sign an affidavit saying that she did not rent to those squatters or something to that effect. Why doesn't the police officer in this story know about that case? The police can easily help the owner regain his property back.

I knew somebody that stop paying the mortgage when he found out that there are squatters in his home. The bank foreclosured it and kicked out squatters. His cousin "bought" it and "sold" it back to him. Took about 1.5 years though but he got it back. He lost a bunch of money on "closing" cost but it seems to be cheaper than fighting it out in court.
And ruined his credit for at least 7 yrs 🤦🏽♀️

It should become law that all private party leases are notorized. The deed holder and the tenant must go to the notary together at the courthouse. The courts can make this happen. We can stop some of this criminal activity. If the police show up and the lease is not notorized by the courts, they can haul them off to jail.
In Alabama, squatters must live in the house 20 YEARS before they have any rights to the house.
To own it outright maybe so but when you occupy a space for generally 30 days or long regardless if you pay rent or not especially if you get mail there you are a tenant

There needs to be a law to address and prevent this type of theft of home by squatters nationwide. I have seen so many similar cases where the criminals have more rights than law abiding citizens; something needs to done.
There is currently a law being considered in the Georgia State House. The Georgia Squatter Reform Act was passed last Thursday. It needs to then go to the Senate for consideration and then to Gov. Kemp to sign into law.
Always have a master lease, and this will not happen. Now of course you’ll get squatters, but when you call the police and show them that you have a lease that the squatters aren’t on, they will be told to leave or arrested depending on your state, but definitely if they come back.
You will never get laws to protect homeowners over democrat voters.

In Dallas, Texas, the squatters would have been arrested. There is no way that this should be going on.
Start making daily police calls to squatters "people goin in and out, drug use, I heard screams". Have them investigated and harassed, lawfully. Make their life a living hell there.
I saw on the news where a guy in another state or country was a guy outsmarted the squatters.
His dad passed away and his mom moved in with her son so he could care for her. Squatters took over her home. The cops said there was nothing he could do. He made his own lease, his mom being the landlord and him the tenant. He waited untl the crooks left and he broke in. He changed the locks and installed cameras. He gave the about 24 hours to remove their things. His current most recent lease was able to override theirs and they left. It mat not work with all squattters but it's worth the try.
Alarm system and cameras should be enough to deter and provide police evidence of a burglary. If they want to try and squat in my home they will meet their Maker. Texas laws governing burglars, trespassers and self-defense heavily favor the homeowner...as it should be everywhere in America.

Well the owner needs to do what this guy did in another state. He needs to watch the house and when the squatters are not home, retake the home back and have a team of people to remove all their belongings and put them out side on the side walk. Those squatters were heart broken cause they had all their items out of the house the whole time the owner was trying to communicate with them nothing so on this case an eye for an eye.

My neighbor leaves his home for months because he has another home in a different state. Better believe if I see squatters I will alert the police immediately. I watch his home all the time. I hate squatters aka bums! Homeowners work too hard to be going through this.

Let me say this again. As a military contractor, i learned and subsequently practiced (outside of the US of course) a few extremely valuable skills. That being said, this would only have lasted 10-15 minutes from the moment i discovered them in any of my properties. They would be "BEGGING" me to let them leave my property. I 100% guarantee it !!!!

I'm a professional, I don't need to impress you are anyone else here online. I leave the exact same comment under ever video I see about squatters abusing loopholes in the law to victimize honest homeowners. I too know of loopholes that would also exploit to get them out of any of my properties "very quickly"
I think I saw a video here that suggested the best thing to do is notify public services to cut off all power and water to force them to leave - also to remove all doors.
I agree turn off the electricity and water if possible. Removing all doors is impossible since these squatters do this all the time. They bolt up the doors with wood. I agree on don't call the police because then it becomes a civil matter but trying to remove plywood from multiple doors will take a full day when you only have at most 8 hours before someone comes back. Much better other ideas in the comments.

Watch the house, pay someone if you have too, just watch it until you see every one of those scumbags leave. Once they are out of the house go inside and have a lease all ready written up with a friend or family member and have that person there with you. Immediately change the locks and when the scumbags come back and they call the cops you show the lease with your actual current tenant who is right next to you (your friend or family member) and yourself as the owner with all paperwork and proof you own it right there with you. The scumbags have no choice but to leave, their own game was used against them by the actual owner. We need to change all these squatter laws NOW!

I live in Florida and tenants have a lot of rights here which means if someone lives in the occupied space for 30 days or more lease or not and gets mail there they are a tenant. Legally you have to go through the eviction process. Also while they are there they can damage anything they want to. Turning off utilities or harassing them is illegal and can get you fined or put in jail

Install a security system that will call you if someone breaks into your home or one of your rental properties. When you list a property, don't post a picture or an address. Squatters are stealing income from the property owners and should be charged with theft and criminal trespass.

Yes , Pass the new law , squatters should be made to know they can't just move in to other people's home & have more rights than the home owner who put his heart & soul into that home. So hoping it happens , the bullsh💩t 's gotta stop.
