    Be sure you are factoring the AirBnB fees when figuring your profits, keeping in mind that if you do the 'split fee' (where you pay 3% and the guests pay 15%), if you have a $30 cleaning fee and charge $100 per night, it will end up costing the guest $265 plus tax for a 2 night stay. I would also point out that the places in West Omaha that are charging $100 or more generally have 2 bedrooms and a full kitchen, not just a kitchenette. For $100/night, at a minimum, you should have a microwave and a dual burner hot plate in the kitchen, not just a coffee bar. A countertop oven would be a nice touch, too. You also need to put an electronic lock, where you can set and erase the codes on the entry door to the AirBnB.

      Was going to say this as well. We Airbnb-ed for a couple of years, but it was two years ago so prices might have changed drastically since then. But I think $100 a night is not conservative in their case; I think it's too high. That said, I hope it's what they achieve because I like them!

    We flipped our house and I strongly suggest putting a new window in the bathroom to give yourself some more wall space for a shower. It may be hard to find a corner shower that will fit there as you have it. Reducing the window size to one bigger than one that’s there but less than the two together is something to consider.

      Totally agree! I flipped a house as well and that idea is overlapping a shower stall over a window will not work out. Changing the row of single windows to a single large window will definitely be the answer.

      Agreed. My first thought when the issue of squeezing a shower into the corner was mentioned, was, "no." Whether you're thinking of Airbnb guests or regular residents, a teeny tiny shower in a corner is a very undesirable thing. Good idea to change out the window to get the necessary space!

      Also, lots of families have kids and need to get into a shower with their littles. I totally agree with making the shower bigger and losing a window. We didn’t see the corner at the opposite end of the tun. I wonder if that could make a better shower space?

      Walmart or amazon has some blue ones that are relatively cheap about 1/5 the price, compared to brands like Smeg.

    those are bamboo window shades, and totally cool for the sunroom. But in the bathroom you need something that isn't see-through. I have managed airb&b's and been a frequent airb&b person and I can tell you I won't rent a place without proper window coverings in the bathroom and bedroom. And I usually won't rent a place without a handheld shower in the shower. People don't understand that when you only have a shower head coming from the wall in a small shower unit, there is no way possible to shower without getting your hair wet. Also having some disabilities makes a hand held shower unit a must. Just a couple of ideas. :)

      YES ! I manage Airbnbs in Toronto, Canada they ALL have handheld shower heads, its such a convenience for so many plus its an added bonus for the cleaning of larger showers..
      Also when I travel an Airbnb must have a handheld shower head or a tub, in Toronto having that 80s style tiny awkward quarter shower would stop about 50 percent of renters..
      At one point I used to do Airbnb consults and peoples expectations vs reality did not always match up, they really did not do their due diligence

    We have the raffia window blinds. I'll warn you that at night you can see right into the house when the interior lights are on. We ended up putting up curtains in addition to the blinds because the blinds provide no privacy.

      Some of the raffia window blinds come with a liner on the back and that can be done in a black out fabric

      Eeeks… Raffia?? Not a fan!! Especially for a whole wall of windows. However, will definitely continue to tune in to watch your progress!! Excited for your inaugural redecorating endeavor. I Spent a year renovating and redecorating. Very memorable!! Be mindful of the functionality of each decision made. Have fun!!!

    Your renters would probably really appreciate also having a microwave to warm up takeout food or if they have babies, their baby food, etc. I can’t wait to see what you do in this space. Teal is one of my favorite colors. 💖

      Yes i was just thinking that. Our friends have an air bnb cabin and they made a cabinet style enclosure for their apartments size fridge with a microwave on top and it works so well. I could see that done in that space so easily.

    I think the Airbnb will be really nice when done up. I was thinking that regarding the shower you may have to lose one of the windows to properly place the new shower and to have room for the vanity. The carpets are gross, the new flooring will make a big difference.🙂👍👍👍

      I also think teal tile is pretty trendy. I'd do floor-to-ceiling white tile. Keep the teal for the accent wallpaper, towels, etc.

      I agree with Ginny Evans, The teal tiles are too trendy. I suggest white tiles. Paint and wallpaper can easily be changed, not the tile.
      I think you will have to lose a window for the shower to fit to code. No space in the kitchen for a small stove?
      I am very excited, let's go!!!

      Yeah it will look weird if part of the window is covered by shower. I think going to 1 window is better, but taking both out and putting in a larger window than the single

      Ditto on loose window. Unless removing shower to the other alcove corner.cant see how much room there. We had similar issues. Window in shower, door blocking toilet, toilet was facing tub with barely knee room which is not to code. Surprising since home built in 1993. We worked with handyman neighbor. We put shower head on opposite side. Turned toilet 45 degrees and changed door to swing out. But we have a crawl space and singles story and could redo plumbing. Cold maybe bump shower into bed4oom.

    I think in the sun room you should try to build an L shaped sofa on one side of the room. I would also at least get rid if one of the windows in the bathroom to have a larger shower. Don't underestimate the importance of having a shower that people can relax in and enjoy when away from home

    I don’t know if it’s in your budget, but in the bathroom consider removing the windows near the shower and create a 2-person standing shower w multiple shower heads. It’s a luxe look to make the bathroom really special.

      I could see a really neat multi light bulb diy vintage pipe light fixture up slanting celing in the stairwell with the moody deep teal on the wall trim doors and ceiling giving a really fun first impression to the guests.

      I just remodeled and the large shower will be half of that 20 thousand dollar budget because of tiling. A built in-unit although not as appealing is much more economical. I f they could learn to do it themselves it would be awesome. . Windows de not have to be removed they can be frosted and water proofed . A great big shower would be a draw in photos for sure.

      @@NoRegrets. I agree. Even if you can't do a huge shower, I think trying to squeeze in a tiny shower is a mistake. Maybe you could get a plumber do the harder parts of a shower like the pan and tar if needed, and the shower doors and you guys could do the tiling. Where I am it's almost impossible to get a trades person to do something like that, but have the advantage of featuring them in your video - giving them great exposure and free advertising!
      I LOVE, LOVE, LOVE the sunroom. It's so bright and cheery. I can't wait to see it all sparkly and renewed!!!

    Beautiful plans! Two comments - I agree with other posts - you will want to have a microwave and/or a hot plate for guests to warm up takeout, fix breakfast, etc. Also, make every effort to have two nightstands - guests will need a place to put their book, glasses, watch, phone, etc. at night.

    What attracts people to your area for an Airbnb? I had one for several years, but live in a tourist town and no one came in the winter months. It is now a long term furnished rental- a lot of doctors from a nearby teaching hospital rent it for several months at a time and it is 12 month passive income. I also got tired of Airbnb fees and the constant cleaning!

      So excited for you kiddos!!! Yes… lots and lots of rules, fees and headaches associated with Airbnb! Travel nurses/docs would gobble that up or an actual rental with guaranteed monthly income is a great idea.

      The college World Series is one attraction. Also Berkshire Hathaway holds their annual meeting here as well. I have a friend that has one and it amazes me how often it gets rented. I think this will be perfect for that travel in nurse too.

    That's a healthy budget and I love the colors you are choosing for this project. A few thoughts from a serial renovator and landlord: It was not clear what you intend for the kitchen countertops but I would not go with painted ones because an AirBnB gets a lot more wear and tear than your private home will or a long-term tenant will cause. You can get prefab low- to no-maintenance stone or wood look countertops that can handle all that wear and tear inexpensively, visit your local home improvement stores to get ideas. I would prioritize durable low maintenance countertops over decorative things like shiplap. Also, consider moving that shower and toilet so that you have enough space for a big shower. As others have said, it may make sense to take out the existing bathroom windows and replace them with small ones to make better use of that space. One other thing: if that AirBnB is above your living space make sure you put enough soundproofing in the floors so you don't hear every guest footstep. Good luck with the reno you two!       I think a wood counter top would be awesome 👌 they can customize it themselves AND it would really look great with that sink. They can also get the sink sprayed to look like new!

      All great information, right now they are excited about this new adventure, which they should be. Sun room will get hot, do they redo old windows or put in new, does the unit have air, maybe a mini split? Do the basics first then pretty it up, so happy for them 🥰🙏❤

      I manage Airbns in Toronto Canada (and project manage the renos for them), the small shower is an awful idea, it would probably limit rental by 50 percent here, its definitely a bad idea they need a walk in glass shower and frost out the first window and tile it in PROPERLY,. Besides those crappy quarter showers always fall apart and don't wear well I'm an advocate of do it right ONCE, the washroom has a lot of potential and they don't have to start changing windows, if the budget allowed they should rework the plumbing though

    Great ideas! Just a couple of suggestions for the bathroom. Don’t put the corner curve shower in, it is outdated and too small. Remove the one window and I would use white subway tile. Bring the teal in with your accents. Love the light oak floors! Maybe put the coffee bar where you were going to put the table and then put the table into the sunroom. Table and 4 chairs would accommodate the potential guest if you put a sleeper sofa in the sunroom. Can’t wait to see Wharton you do with the space! Good luck

    I'm glad you realize that you probably need to strip those cabinets and start over with the cabinets. But regardless of the fact that the bottom cabinets and countertop are in sturdy condition, since you're planning to refinish the vintage sink, I would completely remove the existing countertop and replace it with butcherblock and then reset the sink. And I would add a microwave to the coffeebar area, and add a single or double burner cooktop to the new countertop. It would be more work and expense, but it would make it fresher and more practical.

    My wife and I love your channel and we just recently did a " shiplap " ceiling in our bathroom. What we used instead of regular shiplap was luan plywood and cut it into strips of about 5 1/4 widths. It's much more flexible than regular shiplap and it might be a good idea for you to consider using it also. Of course, we primed it and then painted it and it looks beautiful.

      you could repurpose the weird paneling from the stairwell, use the table saw to make your own ship lap and use Beyond Paint to finish coat. the ceiling fan needs a good cleaning, and just a longer middle post (sorry forgot what that's called) to give it a tropical look.

    Just a suggestion but I would get rid of the window units and put in two mini splits that do heating and cooling. They work really well.

    We have stayed in an Airbnb that was a "kitchenette" What made it extra nice & convenient was it had a portable electric burner, large toaster oven and microwave. If you can't have a stove then having those options are nice for a kitchenette. Good luck! It's going to look amazing!

    When we converted half our house into a B&B we fixed the B&B side first so that we we stayed the finished quarters while we had the rest of the house done up. I’m glad we did this because we got to see how our B&B would work for our guests.

    I like the kitchen plans to keep the original cabinets and sink. Consider finding some glass knobs for those cabinets. That really would be authentic.

    Sunroom for sure. Shiplap ceilings are so dope. Carry that to the stairway. I would love to walk up the stairs and see Shiplap just guiding up to the apartment.

    The kind of shades you are describing are not called raffia. They are called Roman shades and are made of Bamboo. Raffia is a crafting material often used in floral design.

    Neiman 🤣 “this is where I spend most of my time” lol -great transition! I am most excited for the sun room. I think the bathroom might need reconfiguring in order to get a decent sized shower. Maybe consider that since you will be getting a plumber in there anyway, might as well make it the best it can be. That shower enclosure you are suggesting might be tight for larger folks.

    Have you looked under the carpet in the bathroom? There may be tile there that will influence your design decision. LOVE the kitchen's character!

    the wicker blinds are popular again, but keep in mind, people like privacy, so check in the bathroom and the sunporch, for sleeping... microwave or a two burner convection cooktop would be a GREAT plus....also keep in mind, bedding, dishes and such adds up

    I was just wondering if just renting it out as a small apartment would bring in more money than an AIRBNA? Because of the size of the space, don't you think you could get at least $1500 to 1,800 per month? I am paying $1600 for a two bedroom in Texas. Rents have gone sky high and I don't see them coming down. At least renting it out as an apartment is a sure thing of collecting rent every month whereas, you could go several months without renting it out as AIRBNB. Whatever you decide it is going to be just adorable. Can't wait to see the finished product. BTW, are you still teaching or is RUclips your full time job?

    Old wood windows can be restored and just as energy efficient as new windows. Check with Laine and Kevin on the "Our Restoration Nation" channel. They are a wealth of knowledge. I'll be following your transformation with interest!

    I have white oak engineered wood flooring. Over time it has “darkened “ and actually looks golden oak now I think from the finish. The white oak was okay but the golden oak color is now too yellow/orange. I feel a light walnut keeps more with the vintage character of your AIRBNB as you described it.

    How fun and exciting! My husband was a General Contractor and he always said that projects usually end up costing double what you think and take twice as long. Enjoy the journey though! It will look awesome when you're done.

    Where I live historic houses like yours are rare, so I'm excited to follow this reno to see how you highlight the old charm. The teal will be so pretty! Would you consider keeping the bathtub and having it professionally reglazed, along with the kitchen sink? A tub would be a selling point for renters with young children and people who love taking baths. I also wonder if you're trying to fit too much into your kitchen - what about placing a small round table with four chairs on one end of the sunroom, and the living room area on the other side? In your kitchen, you could put a shallow shelf/table on the wall to the left of the window that could hold a microwave and coffeemaker, so that you can keep the walkway through the kitchen clear. Just some more ideas to toss around!

      we have thought about a bathtub...if we were to do a bathtub it would be a different one like possibly a clawfoot tub. We plan to have a microwave on the counter in the kitchen. (: thanks for the suggestions!

      @@FurnitureFlippingTeacher those old 1950s tubs can actually be very beautiful if the room is styled right. Also you install an oval shower curtain rod to keep the water from getting out. You might consider penny tile flooring, (check out the bathrooms in the farmhouse vernacular video channel) very affordable and looks original.

    I'm excited to see the sun room and the staircase. I think I would put a couple of twin size daybeds in the sun room if they will fit. The staircase needs a lot of help and will set the mood and give a first impression to your guests so I'm curious to see what you do there.

    I’d recommend if you have to have any electrical done have outlets added higher on the wall in the spots like living room/bedroom where you can mount a tv then you can also hide cords rather than having it sitting a flat surface.

      Its not hard to drop a cord for the tv down through the wall to a plug, way more cost effective then moving existing receptacles, of course if you are removing drywall and are down to the studs thats a whole different matter

    Love the color scheme of the Air B&B. Make sure your house is zoned for an Air B&B and even a rental if you change your mind. Not sure what is in the back corner of the bathroom but it looked like a good spot for a stackable washer and dryer. I can't choose between the bathroom and kitchen. Leaning towards bathroom as what I want to see first

    I lived in U.S. Army government quarters with a white cast iron sink that had to be over 40 years old. I was afraid of damaging the sink and having to pay for it so I used a sink protector for the bottoms and middle of the sink. After having used Brillo to clean some pots, I didn’t rinse under the sink mats very well and when I did take them out, I was horrified to see zillions of rust spots! Everything I tried to clean the rust (including bleach and Comet) did not lift the rust. Then another Army wife suggested the toilet cleaner, Sno Bol. It was a miracle.! All the rust spots disappeared! Love your shows and good luck to both of you!

    The light teal tile in the kitchen is rather subtle. Painting a stronger version, elsewhere, would be a nice complement. Also, paint can always be changed. But committing to a dark teal tile in the bathroom is a spendy venture should you ever tire of that color and want to change it.

      My suggestion is to use the teal color in your accessories if it’s a color you love. Selecting neutral colors will help to keep your investment updated and then as trends and styles change you can accessorize accordingly with the colors that are most popular. The teal is a very strong color that only a small pocket of people like. It will become a very dated color in no time as all color trends do and then your whole decor will feel dated and generate less income.
      That being said, so exciting to be developing this portion of your property and such a smart idea!! Can’t wait to see the final product!

    1) The paint might have lead in it. 2) Do one room at a time until you are finished (I speak from experience) 3) Can you move the shower to a different location in the bathroom? Sounds like fun! Oh, one more thing, a retro looking refrigerator (not tall) can be purchased at any box store.

    I had a B&B. Make sure you get a shower recess that’s easy to clean. Ie plenty of room and glass and tile surfaces that are accessible (for quick guest turn around) for fast cleaning. I also had all the swap out linens in a mirror fronted, lockable built in cupboard for fast turn around. Ps, use a laundry service if there is one available locally.

    I love all of the ideas you have for the air b n b! As others have suggested, I’d go with a smaller window in the bathroom and add a 2 person shower vs the corner type shower. I’d also recommend a white subway tile and maybe gray grout, vs the teal tile.

    You will save money in the long run if you replace your bathroom windows with a single window. With a single window you will have more room for a decent sized shower that your guests can enjoy.
    Anderson has a nice selection of double hung windows.

      Love love love the kitchen area as well!! The idea of your coffee nook appears a bit tight for walkway area though. …perhaps near the area the table placement instead? Or not at all?? Less is more sometimes.

    Since you have to reroute the plumbing for the shower anyway, what about tucking it into the little cut back behind the current tub. This would give you a larger shower and vanity, both, and not leave wasted space and a cramped tub. You might loos the second window but you could leave the one currently over the tub and if you did loose the other you could put a narrow no opening double pane window in the narrower space.

    Huge advice I’d give myself before I did my bathroom. They sell custom metal kits to custom your bathroom shower so you don’t have it obstruct your window. The shower glass is sold separately but it’s an easy ( diy ) install. I definitely recommend title in bathroom.., measure out bathroom and the title choose large title squares so that you don’t have tiny pieces left at the corners ( that’s why I recommend large titles for flooring ). The teal title is nice on shower, maybe a darker title floor to compliment it & easy to keep with foot traffic I don’t recommend that baton board on the ceiling it actually makes the space busy and smaller.
    If you go with oak hopefully it’s not that yellow tinted oak considering it’s not the most esthetic, see if you like the white oak versus the yellow tinted one it gives the space a “new-feel”.

    I watch your channel every night. I think what you both are doing is amazing and spectacular.     Love the ideas, In the kitchen I'd suggest butcher block counters and maybe leave one side on cabinets open for appliances such as microwave, coffee, toasters. In bathroom you may need to lose a window and create a larger shower.

    I have taken to growing hanging plants in water, putting the plants into different glass jars. Also putting shells, marbels in them to dress them. You just have to change water every two weeks. Also the plants grow so much quicker. Just an idea for you.

    This is so fun, sharing your excitement. I'm loving the plans for the sunroom but I love decorating bedrooms too. Your color pallet sounds so fresh and pretty. Don't forget that $100 won't be all your profit. There will be fees, cleaning supplies (and time value), laundry of linens, and things I can't even think of yet.     Going to love seeing you redo the place. The kitchenette is my fav room, that sink is everything. I can see a retro fridge in that place! I'm sure you know this but when I say at BnBs I like a microwave, coffee maker, plates, cups, etc. A list of nearby restaurants that deliver is an extra plus. For the bathroom I would reconsider getting rid of that tub. For me, a tub is perk of a BnB, especially an old one like that. I'd just replace the hardware and add a rounded rod for the shower curtain. I have an old house with an oddly placed window too and I just hung up blinds and then found some waterproof fabric to make curtains. So if they get wet they dry quickly. I'd try to keep as much of the retro charm as you can in there. Not a huge fan of the half round shower idea to be honest.

    The kitchen is my favorite room. I like the style and design of the cabinets. Also, I am a huge fan of a sunroom. So these two rooms I am looking forward to seeing what you do with them.     I’d take a look at the placement/built in desk/tv stands in hotels for short-tern living ideas. I love a board long enough for a desk space and a suitcase and maybe mount the TV on a wall. We travel a lot, and suitcase placement is super important. You probably could find that type of thing on Pinterest.
    Another idea in the kitchen is open shelving for a couple of the cabinets. I know whenever we rent short term, we are constantly opening and closing cabinets looking for basic items, like plates, cups, wine glasses etc. It’s nice to see the basics are easy to locate. Keep the original cabinet doors for future use.
    If you can keep the original kitchen sink, that might double as a bath area for littles. Add a long retracting hose to the kitchen faucet.
    This will be an exciting series to watch!

    I think my favorite place will be the sun porch. I think you should consider putting a small table and chairs out there for a place to have breakfast or a cup of coffee.

    Love these ideas. I saw a few other suggesting this but spend the money to remove that 1 window in the bathroom. You will be renting to many different sized people and having a 32 inch shower isn't comfortable for most. (Just my 2 cents!)

    I live in a small village in rural Ohio, Airbnb's in our area have become increasing popular and profitable here. They are rented often to people looking to escape to the country to relax, during our Labor Day festival, and most notably during holidays. Some like to come to town for holidays with family, but like having the ease of their own space to do so. Nearest hotels and motels are 20 minutes away in a college town. Best of luck on yours. I can't wait to see the progress videos.

    It’s going to be really cute! I see a simple light wood vanity in the bathroom. Almost Scandinavian. Maybe floating with some LED lights underneath? It’s nice to have a soft light source in an unfamiliar bathroom in the middle of the night, lol.

    I live in a house built in 1941, when I upgraded my kitchen I had additional expenses. The reason was I had old wiring that didn’t meet code and when you demo old houses you find unexpected expenses. When I upgraded my bathroom the toilet was connected to both the hot and cold water system. Again added expense to correct the plumbing issues. After pulling up the carpet I found beautiful wood floors and had them refinish.

    I think if you did the kitchen uppers a light grey it could really complement the blue lowers and bring out even more of that blue in the backsplash! 😍

    I would strongly suggest Luxury Vinyl Plank (LVP) flooring. It’s nearly maintenance free, can be made waterproof -especially important for the bathroom - and looks really good. People don’t take care of things as nicely as you would.
    I would also factor in at least 20% additional in your budget. Once you open up walls, you can - and probably will - find unexpected issues like mold or rot.
    I would also start with the easiest fixes and ease into your remodel. For example instead of remodeling everything, add the fixtures in the kitchen. (You can buy a kit to bring the sink back). Paint what needs painting. Get it good and clean, remove carpet, replace flooring in the kitchen and bathroom.
    Then, rent it out. Get the money from the upcoming season. Put it ALL in savings and use that money to accomplish your remodel in the off season.
    A mini split would be perfect. I’d also rethink your window treatments. For every space think DURABLE!
    You’ll know if you want to continue being an AirB&B after your first season. Or if you’d prefer to do a short term rental. Like someone suggested, for Visiting Nurses, or executive rentals which can be longer term but still more expensive to rent than a regular rental.
    By doing that, you could even figure the budget, make your rental fee super competitive and potentially make more money. I don’t know the fees for this but if it’s less maintenance than an AirB&B that’s all good.

    I love the colors you are picking they are my jam. I'm also doing a diy shiplap ceiling in the house we just purchased. I would not do a corner shower, although that might be the cheap route it may turn people off from staying at your air b&b. I'd keep the window change the glass to make it more private, notch it out and do tile walls with a tub. Tubs are appealing to vacationing folks with kids especially.

      I agree 👍 I live in an apartment with a corner shower and I strongly hate it. We are unable to travel outside of our city and unable to staycation in the city hotels. I would give half my monthly salary to take a long bath or have a shower with some good water pressure and many shower heads. 👍🐼
