Nice video. I'm an active member of the WR community who teaches kids to skateboard! I agree with your pros and cons for sure! Location is clutch. As far as the age of the homes goes, yes they are a bit out dated, but I rather see it remain that way as opposed to re- gentrification. ( You may feel different as a realtor). The neighborly vibe you talked about is definitely legitimate and people are still humble blue collar. It's not as snooty or self centered feeling as D-town is. The homeless situation is definitely out of control everyday for sure, especially around the Kipling and i70 crossings.

Not as bad with homeless as Downtown...I'm over the line in Arvada near Ward and 58th and location kicks butt... There is the skateboard right across the east side of 56th and Ward kinda SE of Stenger Soccer Field and the is one like 70th and Ward by the Rec Center
