Sounds great l have a big garden and want to fit in a small lodge to cater for my parent in older age but the size is 23feetx16 and she wants to make it as mobile as possible but obviously keeping it in with the main house as well for washing clothes ect but wants independence in the lodge it sounds exactly what we are looking for any price ideas ?

Is it possible to build an annex of 4.0 m Wide x 3.6 m long? Either as a studio or loft bed (? maybe require planning permission because of height exceeding 2.4 m). If so what is the likely cost for a basic model?
Yes, we can build an annexe 4m x 3.6m. The caravan act states a maximum internal height of 3.05m. We generally build to 2.4m internally which is the same as the majority of new builds. I live in a flat for the elderly in Northam, North Devon and would dearly love to live in a cabin home. Don’t think it’s going to be possible though because I don’t have land to build on.

Finishing an Annexe in Larch Timber is a little more expensive, this one is 11m x 5m and cost around £90,000, prices are dependent on ground work costs and prevailing material costs though.

If you take the bed out the drawings you will be 100% fine as this is then a work/studio
You would could also remove the kitchen, and build under permitted development. As soon as you sleep in it you have to use the caravan act

As you can see It is a timber bungalow that we build, but in such a way that it classed differently, so no planning permission is required.

That internal width can’t be much more than 3 m unless the walls are 1m thick
The walls are 200mm thick and insulated with knauff Dritherm 37 to make the Annexe nice and cosy for all year use.
