  • Here I show the difference between the deadbolt and the door latch styles for the Kaba Simplex 900. I also explain how the dead latch mechanism works to prevent shimming and sliding.

I know this is an old video but how does the latch open when the dead latch is depressed with the door being closed (i.e. standard operation)? Is there an arm which kicks the dead latch lever out the way the latch to retract?

How does a user enable or disable the deadbolt?

Hi, I can't believe that I found this video!!! Our office uses the spring latch type lock and the outside lever frequently does not return to the locked position leaving the door unsecured. Can you tell me what might cause this?

Could be a few things, mainly friction or blockage. Try actuating the lock while the door is open. If that works fine, it's likely not a friction issues (if it is take it apart, give it a decent clean, and put it back together). If the lock works fine with the door open, the problem is likely that the bolt is hitting the catch. This probably means moving the catch out, which can be a pain, but you can unscrew it and slide something thing but sturdy under it to space it out from the wall (I'd recommend a business card) and see if that helps
