Good video, all points spot on. One tip is that I've started to 'box in' all my ikea furniture using wood panels to give it that built in look. This prevents tenants moving the furniture and also the parts are easily replaceable if it breaks.

Taking phone calls at 11:30pm sounds awful but being locked out of a property is also not ideal. Systems in place like these coded locks are an example of ingenuity that has also been used by the AirBnB sector of the market. Personally I wouldn’t like it though, it feels incredibly impersonal. There’s something quite reassuring about having a personal key that opens your home, I assume your personal property isn’t opened by a code.. I would be surprised. Either way, informative video with interesting points!
Makes no difference, it's fairly easy to pick a lock or smash a window or break down a door if someone wants to break in. A keylock or codelock will keep people out.
Wouldn't an rcbo board be better than individual fuse boxes? should only trip that fuse instead of everything? Only reason I see for individual fuse boxes is to calculate how much electricity each person uses?

Individual fuseboxes make it easier to manage fair usage of electricity and for landlords to meter them in the future if needed!
