Great video, very nicely done. You show absolutely everything, very detailed. That said, just because the price may sound cheap for UK or northern european standards...............it is very expensive for what you get. Basically you get a piece of land in the middle of nowhere with a small ruin on top of it. In many southern european countries agricultural land goes for 1 euro/m2. In other words, a more market compatible price would be between 5000 and 10.000 euro. Also very important to check is how many square meters can be used for building a house. But again, in all you did an absolutely great job showing everything.

9:25 Even though it's an agricultural buidling, it's still very possible to convert it into a permanent home. That building has no historical value or anything worthy of keeping original, so you'd need to contact the junta de freguesia (civil parish) or better yet the câmara municipal (municipal chamber) and ask them, BEFORE YOU BUY ANYTHING, if it's viable to turn a specific storage/agricultural building into a home. You'd need a project, the seller would need to provide paperwork, etc. It's not that hard.
If this ruin has been registered with the town hall as being built before 1951, then it's possible to get an exemption of needing a habitation license. I'm pretty sure if they had this habitation exemption then the price would be higher and they would advertise it. Still it could be worth getting a solicitor to check if it can be registered if you were interested in this particular piece of land.
If it can be proven to have been built prior to 1951, could you rehab it on the same footprint and add a second story? I know this particular building doesn’t have a proper foundation and the stone isn’t the proper stone blah, blah, blah …

You probably can get an habitation license, but you have to check with the local municipality to see what is the requirement in this case. Or enlist the help of a solicitor.

Love that so many of the farms in the area have so many fruit trees, fig trees, berry bushes, olive trees etc. Now you or your wife can branch off and do some videos of picking these foods and taking them farm to table. Wouldn't know what to do with olives or quince or figs. LOL.

The building looks a lot like the barn that Bee and Theo are converting into a tiny home. Lots of work, but it is possible. I wonder if they had to get a permit to change it from a farm building into a house for humans?
Yes Theo and Bees barn was built before 1951 so it's exempt from needing a habitation certificate and they CAN legally live inside it and on their land. I don't know if this is the case with this particular barn, whoever wants to buy it should employ a solicitor to check with the local town hall to try and register it.

Its a DJI Mavic Air 2, im not sure what the current price is but im sure its easy to find on Google :) I was hired to make a video of the property but im not the agent so I dont have specific details on it apart from what I saw when visiting it. The problem with Xisto buildings is that over the years they naturally disintegrate into a pile of rubble. Hi Abu, you can only legally build habitable houses on urban classified land. This is agricultural land and the only way you can legally live on it is if the barn was built before 1951 and has been registered with the local council, then it will be exempt from needing a habitation license and you can renovate it and live inside it legally.
Off grid meaning that it's not connected to mains power or water grid. If the barn was built pre 1951 then it is legal to renovate and live inside of it. The buyer will need to get a solicitor to tell them if this is a possibility.
As you said, most of these rural properties in Portugal do not have a habitation license. They are zoned agricultural and you cannot live on the land. You need to check this all out with a lawyer. That building is an animal building (not a house) and would not have a habitation license.
Having lived in houses with electricity wiring throughout, for my entire life, I'd say having a supply pylon at the end of the road wouldn't worry me! In fact - its a positive benefit, should you want to have a supply installed!
You can buy agricultural land in the UK for £10k per acre. Granted, you would struggle to get any planning permits but not sure what this site has and it’s an important point to leave out!
Ironic that I don't like stone buildings certainly not inside the house and then I go and buy a big stone house in Portugal. The inside will be plastered think Santa Fe Style. Check out insulating cork plaster great idea.
As a FYI.... it's typical that properties in Portugal have been bermed or stepped at the property lines instead of enclosing with fencing. Just be aware if your neighbour tries to erode the step...lol
The key to getting into this homesteading thing is to get a house. So long as it was a house ie registered as such and before 1953 then you can restore and live in it.

Just a note regarding the permit to turn it into a normal building for living: "The indie project" had a barn just like this one, looks identical and they are turning it into a tiny house. So apparently it is possible to get a permit to turn it into a house.

Hi Shaun, The North of Portugal is much greener and cooler. Central Portugal is very hot, arid and dry in the Summer and wet, green and cold in the Winter. The South of Portugal is dry and sunny with a more moderate climate and plenty of sunshine all year round. You wont find a tropical climate like Florida has in mainland Portugal, but perhaps on one of the Portuguese islands. (I don't know I have not visited them yet). Before anyone says location, location, location about Portugal let me state I love Portugal but for the asking price of this ruin of a property, you could purchase a property in Hungary that has 2-4000 m2 land, is livable (but requires some work) and often times has outbuildings, a well and connected utilities in a nice village. A property that rough in Hungary would be under 5,000 Euro at most unless it was at Lake Balaton. Here in Hungary. I do love your channel by the way.
I think that you can live on the farm in a non-permanent movable camp. Like a RV, a van, a tent or a yurt. The stone shed would be great for solar equipment and a workshop.

You cannot "legally" live on agricultural or rural land in Portugal if it has no house on it.
You can only live on urban classified land or in a building that has a habitation license.
There are exceptions to this rule.
For instance if you have an old ruin on a piece of rural or agricultural land, that is registered as being built before 1951, then the building is exempt from needing a habitation license, and you can live on that piece of land and renovate the house to within its own footprint in size.

Hi Abu, you can only legally build habitable houses on urban classified land. This is agricultural land and the only way you can legally live on it is if the barn was built before 1951 and has been registered with the local council, then it will be exempt from needing a habitation license and you can renovate it and live inside it legally.

Off grid meaning that it's not connected to mains power or water grid. If the barn was built pre 1951 then it is legal to renovate and live inside of it. The buyer will need to get a solicitor to tell them if this is a possibility.

As you said, most of these rural properties in Portugal do not have a habitation license. They are zoned agricultural and you cannot live on the land. You need to check this all out with a lawyer. That building is an animal building (not a house) and would not have a habitation license.

Having lived in houses with electricity wiring throughout, for my entire life, I'd say having a supply pylon at the end of the road wouldn't worry me! In fact - its a positive benefit, should you want to have a supply installed!
You can buy agricultural land in the UK for £10k per acre. Granted, you would struggle to get any planning permits but not sure what this site has and it’s an important point to leave out!

Ironic that I don't like stone buildings certainly not inside the house and then I go and buy a big stone house in Portugal. The inside will be plastered think Santa Fe Style. Check out insulating cork plaster great idea.
As a FYI.... it's typical that properties in Portugal have been bermed or stepped at the property lines instead of enclosing with fencing. Just be aware if your neighbour tries to erode the step...lol

The key to getting into this homesteading thing is to get a house. So long as it was a house ie registered as such and before 1953 then you can restore and live in it.

Hi Parmeet, I'm sure anyone can buy property here but you will need to have a residence permit or a visa in order to live in Portugal if you are from outside the EU.
Just a note regarding the permit to turn it into a normal building for living: "The indie project" had a barn just like this one, looks identical and they are turning it into a tiny house. So apparently it is possible to get a permit to turn it into a house.

Hi Shaun, The North of Portugal is much greener and cooler. Central Portugal is very hot, arid and dry in the Summer and wet, green and cold in the Winter. The South of Portugal is dry and sunny with a more moderate climate and plenty of sunshine all year round. You wont find a tropical climate like Florida has in mainland Portugal, but perhaps on one of the Portuguese islands. (I don't know I have not visited them yet).

Before anyone says location, location, location about Portugal let me state I love Portugal but for the asking price of this ruin of a property, you could purchase a property in Hungary that has 2-4000 m2 land, is livable (but requires some work) and often times has outbuildings, a well and connected utilities in a nice village. A property that rough in Hungary would be under 5,000 Euro at most unless it was at Lake Balaton. Here in Hungary. I do love your channel by the way.

I think that you can live on the farm in a non-permanent movable camp. Like a RV, a van, a tent or a yurt. The stone shed would be great for solar equipment and a workshop.
