Phantom income is like taking futures trading... without investment and trading knowledge for atleast few years ... instead of taking 5 properties can try with 2-3 properties in different locations of near by where rental income is equal to interest in emi from 2 nd or 3 year....one more thing you missed is capital appreciation of property along with rent...so rent from property is never equals to emi ...rent+ capital appreciation is equal to emi

This concept of investment property is beneficial in Developed countries, where the rent is very close/equal to the EMI you pay. And in some years, the rent increases but the EMI remains the same giving you extra cash flow.

The issue of rent and emi is seen in a market where the demand for real estate is very high. This is always seen in Indian market and hence, it is really hard to implement in Indian market. This can still be implemented in Indian market by increasing the down payment.

Actually this strategy can work in countries where interest rate is very low. Like US n some European countries. And rental yield is high. In US, interest is 3% and rent is 5-6%. Whereas it's opp in India.
