    If I were to start investing in 2024 it would not be in Colorado. The best way to start is a mutli family and you live in one. There are loans for that and they will consider 70% of income from rentals as your income for loan purposes. A 4 unit with one unoccupied is the best move for starting out.

    @22:00 I believe you misspoke. A duplex is a single deed and you own both units. A townhome I believe is what you meant to say. The property near the university is a duplex.

      In our area both are correct. You can buy a whole duplex or in many cases when they are side by side, you can buy a half duplex. Our county codes townhomes and half duplexes different. Not sure why but I feel there has to he 3 together to be a townhome

    "Pad split" that 5 bedroom 3 bath! Lease out the bedrooms individually, all other space is common. Affordable housing wave of the future!

    My fiance and I are going to be looking into Physician's Loans next year, great benefits, no PMI, no downpayment.
    She's in training currently, after terrible renting experiences, we're just gonna buy since we're looking at 5 years in this area.

    But most people don’t realize in Omaha, Nebraska. They’ll look at houses like this and think it’s a good deal but they need completely brand new foundations. Literally every house in Nebraska needs to be peered if it isn’t already. Home inspectors don’t even put inspection. But every house built is built on loose dirt and will eventually need to be peered so every house needs about $100,000 or more worth of foundation work

    Hey so we started investing in real estate. But all of our properties are airbnb. And they are on the higher end of a product. Im looking to buy a historical property and have it renovated into a airbnb/wedding venue. I have some guests who are smart who use air bnb instead of signing a lease. The difference is they do pay up front for the months they are there. Like alot of visiting Drs, Nurses and Professionals who need like a place for 3 months. Was it smart that our 4 properties we all paid cash for?

      Rent to own, as the buyer, is a terrible idea. I have met anyone who has done it and ended up as the owner. Seller financing, yes. The deed goes in the buyer's name up front and the seller acts as the bank and receives payments.

    If you have nothing to put down and you need down payment assistance from the government, you should not be investing in real estate. Live below your means, get out of consumer debt, save some money, and find a good deal that is off market and pay far below retail price. If it's listed by an agent on the MLS, it is priced too high for an investment. It will not cash flow as a rental and it's hard to force the appreciation of a house that sells at retail price. Buy distressed properties that need work and you will not be competing with retail buyers.

    Most houses that are move in ready are flips or the owner has put in a lot money. Either case you will not get a "deal".

    When you see a house that has exposed asbestos do you go inside it? One of those houses you showed us had a tile floor that had been removed and it was very clear that possible asbestos was remaining. I feel like it should be illegal for you to even take a client into that house illegal sample has been done on the floor. Why does it seem like it’s not an issue at all? There’s exposed asbestos. We had a real estate agent, take us into a house that clearly had exposed asbestos in my two nieces were with us. And nobody had any concern at all. I feel like real estate agents should have to speak up about such things. I feel like we should be able to sue the real estate agent for even taking us into that house.

      Asbestos is not dangerous unless itnis disturbed. So walking on exposed tile is fine. What's dangerous is chipping it up and grinding it out and getting fibers into the air.

      @@investfourmore if it’s exposed like that, that means there’s fine dust in the air. You can’t see it’s actually not OK in anyway. In an older house if there’s one hole in the drywall that’s considered exposed asbestos.

    20 minutes into the video and I have yet to hear "how I would invest in real estate starting over in 2024." It's a video of you shopping online for a deal, which is stupid in my opinion. If a property sells for $330,000 and it has a total rent of $2300 per month, how much cash flow would you expect to receive? What is the return on the investment? This is the question an investor should be asking.

    I don’t believe they should sell houses with tenants in them. I think it should be a nationwide law to where if you’re selling a rental property you have to move out all of the tenants before putting it on the market. It was so crazy as a buyer. We were walking through other renters houses with their families just spread out all over the floor. And the tenants were just hoping we wouldn’t buy their house because they knew they would be evicted because we weren’t going to be renting it out we were going to be living in it. One thing I will do in my life is trying to make that illegal. I think apartment complexes should have to be cleared out. It’s very unprofessional when you have leftover renters. I’ve never heard of situations happening.
