Wow, this video is the first I’ve heard that the architect who designed Champlain was suspended from the board in the 60’s for a building that failed in a hurricane. That’s an incredible nugget of information. Love these videos. They are so informative and I love all the visual aides you provide!!

@@jeffostroff please test the concrete. It is powdery looking, and doesnt stick to the rebar correctly. If so that is the original problem, besides the crook who built it.
@@jeffostroff bad concrete?..it looks sooo chaulky, and it doesnt stick to the rebar in the normal way. Also, is there any pebbles in it? I dont see any.......incorrect building methods, built to minimum, paid off inspector?....planter box added later with no extra support....rust and rot ( lots of water leaks for years).....undersized columns.....what did i miss?.....bad maintenance, too much cost for condo owners( $200k each?)...engineer and co. inspector paid?, to not scare people( reduces property value $200k ea.).......etc.....
.... So, no one could just put up some shoring underneath the pool deck, remove the planters, demo down to solid concrete, add structural crete to the deck, and lots more strength to the posts?.....i just shake my head....

My brother in law had a big patio sitting on the back of his lake house on the side of a mountain. My husband was a aero space design engineer and his brother who the house belonged to was a commercial plumbing contractor. So the first time Bill and I went to the house, my husband said who did the structural analysts of your patio hanging on the side of the mountain ? When his brother said I did it myself. My husband said oh no. Lol but so far as far as I know it has held up just fine. I don’t know of any issues he’s had or not it was built before my husband died and it was 20 yrs since my husband died so since I don’t really associate with them much anymore. I still dovt know what has happened to that house and patio? Lol
Jeff - Do you know why they attached the pool deck to the building? They could have made it look attached on the deck side top
But made its own supports under near the building to give it under strength. The deck had so much heavy stuff on top. They must have not taken that kinda stuff into consideration when the building was built. Sad. Just a little bit more care could have saved allot if troubles.
@@gracieg7601 Well, you just asked the million-dollar question... A little extra effort, a bit more money, a few more columns in the garage and we would be having this conversation. The building would still be standing and those 98 people would still be breathing. Also, proper waterproofing of the pool deck would have helped.
A lot of corruption back then and this Nathan Reiber was allowed to build this deathtrap so he could get rich. Built a lot of other buildings in S. Florida, too. I wouldn't feel safe if I lived in one of his condos. I'd consider even ditching my investment...
Having been in the building trades, I can attest to the fact that 'inspectors' often don't look at the work at all prior to signing off on it. I can give specific examples of this over the years where the inspector was too lazy or too busy to actually inspect during various aspects of construction. Having rebar stacked together as shown in this video is one possible outcome of lack of inspection. Prior to forms being put up an inspection signature is needed that okays the rebar elements. Once a signature is obtained the builder is free to form up and even pour concrete over the rebar. None of this is a surprise to me. The only surprise I have is that there haven't been more collapses such as this. Like everything else, the process was corrupted somewhere and the result is the death of all those people.

I saw the same rebar get inspected over and over. As soon as the inspector left it was moved to the next pour right before concrete. I wish that was all I saw, lol.
I've heard stories of how those in the building industry can have a moment of let's say favor-ability, to the point that the inspector doesn't bother to do their job to inspect because they think the builders got it.

A few weeks ago a friend of mine said something about the "frozen food effect": That most people working in this industry recommend not eating frozen food, because they know what's going on there. And that this kind of effect is basically everywhere: Structural design, IT security, medical devices, nuclear power plants. The list goes on and on. Until now, I have never met an intelligent person working in a safety-critical field who actually believed that inspections and safety were taken seriously at their workplace.
Interesting video Jeff and it just reiterates what you've been saying all along. Looking forward to some conclusions down the road but you lay out an excellent point about the stacking rebarr and concrete loads. Thanks for sharing and get some rest.

@@jeffostroff You can also see the columns 9.1/10 rebar leaning towards the pool area so as the initial columns collapsed the weight above made them lean. As well as the columns you pointed out with rebar too closely packed if you look to the right of the still picture at 2:55 you can see it is also the same where only part of the concrete has come away.
@@jeffostroff Forgot to ask, could you do a video showing the drainage as I see in one of the stills where we are on the ocean side of the bathub wall a large round pipe going through the wall. Where also was the sump drainage that the water on the garage floor drained into.
I just watched a video by Sam of Building Integrity. He interviewed a real estate agent who spoke on what info prospective condo buyers should seek out before buying a condo. You just gave additional awesome advice: "find out who designed the building originally and what are their qualifications." If I were having my own home built I would certainly investigate the qualifications of who I hired to design my house. A background check on the original architect of this building may have revealed his prior suspension and issues with buildings designed by him in the past. I certainly would not have hired him to build my house. This info is valuable to anyone buying a condo as well. Thank you Jeff for bringing that up. Keep up the good work.
I think I'm an engineer at heart because I always struggle listening to halfwits explain things... but you, however, explain things as I think they should be explained. Great video.
Down the street from where I live, they're building two apartment/condo buildings. As I pass them - I look at the concrete base support columns and I'm like "those are too small, no caps", no longevity. Mind you, I'm not a person with any technical background in construction/architecture, but you have made me aware of the construction process Jeff and have given me an inquisitive eye toward 'foundations 101'- thank you for your knowledge and insight. (They're probably just fine but after the Surfside collapse, I am suspect of all large scale construction).

I am too old to go back to study and get a degree in engineering. (I have one in math from the 1970s.)
GD, construction engineering is incredibly interesting. I wish I had been brave enough as a young woman to switch from math to engineering or perhaps to go for a double major, math and engineering.
I love listening and watching to this stuff about engineering.
Josh Porter's last video concluded the building as built and modified was at 99% weight load bearing ability right from the start (when initially built) based on hid his calculations. He said that this was because of poor engineering when changes were made to the original design. He did not name names but I felt, based on what he said, was that the developer's engineer in charge of the changes made to the original plan was remiss in doing his job.

You’re not too old to go get a degree in engineering. You must be in your 60’s ish right? What you are too old for is to begin a career from your new degree and earn enough to pay for your tuition before it’s time to retire, unless you’re planning to work into your late 70’s/80’s. But if you want to do an engineering degree just for fun and can afford it without having to work until the day you die, go for it! You’re never too old to fulfil a dream!

William Friedman as a result of his 1967 suspension, became a cut-rate Architect that Nathan Reiber could afford. If Yelp was around in 1979 - Friedman would be a two-star Architect and Structural Engineers Breiterman Jurado and Associates would be 3.5 stars. Reiber simply did not believe in paying full price for anything, according to my friends parents, who knew Nathan Reiber well.
GOLDen comment. OTOH Reiber was all too typical of the 1973-1996 Shabby Era.
Sounds like any buildings Friedman was associated with designing that are still standing should be looked at present day to see if they’re actually safe…
Don't forget about the City of Surfside inspectors Reiber bribed.

Excellent, Jeff. I really appreciate how you have explained the locations and direction we are looking. Very few people can do this effectively and you do it well. You are also careful how you work things and when you realize you had concluded something in error, you correct it. That is also something not many people do.
After reading some negative comments (i.e: M S) I was really shaking my head wondering what is up with that... If you look at the famous (and very useful) collapse video from the security cam at 87 Park, you'll see that the eastern-most portion (last to collapse) first swayed significantly towards the ocean (east)--pushed, I surmise, by increasing compression from the collapsing center section, trapped between the 2 shear walls--before rebounding and finally collapsing with a slight bias towards the west... anyway, that "running start" had to add greatly to the loading of that H-beam (and rather small stairwell shear wall), but after a few seconds of getting "worked" hard, they failed too.
That smaller eastern stairwell shear wall, being the very last thing to collapse, was actually "spit out" by the eastern pile, and landed on the very top of the whole rubble pile, as can be seen in all of the day-after pics and videos. Wild stuff.
Great video as always Jeff. At 3:05 when you were talking about the 4 rebars being close together and saying that maybe that were squeezed together, if you look at the far right of that frame you can see 3 rebar with very little concrete between them. That place was doomed when the first load of concrete was poured.
It's starting to look like the real mystery is not why it collapsed, but why it took so long for it to happen.
I dunno. Are we looking at the center of a column, or at the top or bottom? If it is the end of a column, then there will be splices of the rebar at these locations. A normal splice is for the 2 bars to be side by side and extend for 36 diameters of the rebar size. It would be interesting to find out where the ends of those bars are.

I never subscribed to the other one because the guy sounded a little nutty and kept going on and on trying to “sexualize” reinforced concrete. Next thing I know-he’s going crazy slinging mud at Jeff and Josh how they stole his ideas whatnot.🙄 I far prefer Josh & Jeff.

Really enjoy both your channel and Josh's channel from Building Integrity, both of you seem to know how to explain your opinions on the matter and your theories vary depending on what you guys find. It also helps both of you are respectful to each other, it would be fascinating spending an hour between the two of you speculating certain details of this event. Though, it's likely you guys spend days coming up with a different idea, it's now been about 2 months since this tower fell, and there is still things you guys find and thankfully keep up informed.

Yes, Jeff should color his cursor for those of us not blessed with perfect vision as it's very hard / impossible for some of us to see where the cursor is when he shows all the drawings. We want to follow the presentation too!
It is very frustrating trying to work through this and deal with the cursor which I have highlighted and I have made it bigger but for some reason, when I'm using it on some of the programs they don't honor the cursor size in highlight that I made

I think this one being the first and in fact the very first Building the awful developer ever built and while the company was in financial distress, with a halt in construction and a change to the pool deck design in the midst of all this chaos, makes this building a special case and I would not assume the other towers are necessarily in this kind of danger…
@@kineahora8736 aren’t there 2 more towers that are exactly the same design, constructed by the same companies straight after this one? The only thing I see that was different about this one was that little patch of pool deck that was dug up to inspect and never filled back in.
@@moniquem783 no. The north tower is slightly different and it was completed after the developer got out of financial distress-there was no several month gap in the construction, and they got their act together a little bit (though they clearly sucked). The “East” tower that is actually between the north and south towers was actually built 10 years later and is more different than the north and south. Both the East and North were also maintained far better-which is not hard to do because South was so poorly maintained.

They might be dead by now considering this was built 40 years ago!!
No one will go to prison, as it's unlikely any laws were broken (or if they were back when it was built the statute of limitations is passed).
From what I've read it seems almost everyone kicked the can down the road. The current Board was trying to get the repairs done, and got pushback from owners about the cost. I do wonder why it took from the time of the 2018 report until early 2021 to start work, but I suppose given the size of the building it would take quite a while to choose the contractors and get quotes.
I do hope this tragedy will result in updated building codes and increased awareness from owners and management firms about the importance of maintenance and safety inspections.
its unfortunate what happened, I tried to zoom in on the video and i think i saw a silouette of a person standing inside their apartment before it went down on the right side of the aparments.

Another informative video Jeff. Nothing wrong with differing views if the evidence can support them. We will never know exactly, perfectly what happened. We can get close, though it will still be a best guess. Only however if we stick to solid science, engineering evidence, and facts. We simply were not there to witness the event from beginning to end. We must reconstruct as best as we can from the rubble and a few frames of video the most plausible scenario. Unfortunately, some people's egos are so very fragile that instead of sticking to being informative as you and another guy I listen to do, have taken to attacking those who have different opinions than his own. Keep up the good work.
I imagine someone somewhere is modeling what happened based upon information at hand. That's one tool the original builders din't have.

Love your videos on this you are so gifted in knowledge. It makes me think how safe is the buildings we go to every day. What about the sister condo next door how safe is it? I hope all the people moved out of it for their safety.
I have a theory, I wonder if the automatic irrigation to the planters was adjusted to flow less, once the large palms were removed, the new plantings would need way less water. Did the palms roots get into the waterproofing layer, the pooling water on deck looks like it's coming from the planter/s.Once the water gets under the waterproofing, it can track anywhere and sit for years and cause corrosion in concrete and rebar.
These are good questions, we have raised them before, as well as was there any drainage at all designed into the new planters that were installed in 1996.
I am a ex high rise plumber The watering and drainage of the planter boxes most definitely could be a issue causing damage to the structure It was my first thoughts at the beginning of this terrible situation ... RIP good people
I have watched Every ONE of your videos and Building Integrity’s since the collapse and it’s like watching a calculated horror movie. I’m a nurse and forensics have always fascinated me but adding engineering to the investigation has been fascinating 🧐 will continue to pray for the families as the investigation moves forward. Actually Jeff I've watched your videos on this since the beginning and each update and the way you comb through things is amazing. Everything is layered, everything thought out. While its truly a horrific event, the science behind tracking down the root cause is incredible!
As usual, your engineering expertise is greatly appreciated and provides a fascinating review of this engineering disaster (please ignore those trolls who slam you ... I, for one, apperciate your detailed reviews). You are kind of a "Structural Engineering surgeon" with the way you disect the drawings, images, and videos. Thanks once again.

Excellent sleuth-work Jeff. I appreciate how you lay out the evidence in a mosaic that is consistent and easy to understand. PS: I'm now worried about the other two Champlain Towers being built from similar blueprints to Champlain Tower South -- perhaps with the same flaking cement and workmanship. Is the City of Surfside (or NIST) investigating the other two Champlain Tower garage-columns? Perhaps using X-Rays or Ultrasound to inspect the rebar crowding?

At 3:00 when you were talking about the 4 rebar coming out of the concrete on the left, you can see the same 4 bars coming out on the right and shows more clearly how close together they were.

Very informative.... I think for the column IDs you should just go with what makes sense from the aspect of the first 2 levels of the building (garage, lobby). Because that’s where the action was and above that there were changes in some columns.
It seems pretty clear that the initial failure was that added planter that collapsed its column sideways and gradually unpeeled the nearby overground parking (as observed) followed eventually by the building column connected by the beam.
Jeff, your video's on this are great and very good at explaining the various aspects that I have not heard anywhere else. For instance that the architect was suspended at one point for building failure at another location. I've said all along if I were a builder and tried to follow these drawings it would be impossible. The design is the cause of the failure. It can easily be shown. Now whether NISC will come to that conclusion is another story. Afterall, they are governmental and have a vested interest in non-reporting of this stuff. I've seen stuff like this in other buildings and it's the reason I don't go into high rises any longer.
I believe it's the National Institute of Standards and Technology, NIST, which is investigating the Champlain Tower collapse. This will help us better understand and, hopefully, avoid similar failures in the future. Conspiracy theories about "vested interest in non-reporting of this stuff" does not contribute to our understanding of the root causes of this tragedy.
AD: NIST no interest whatsoever in the building. They bear no responsibilitly and have never had any connection to it. They are a technical agency and have absolutely no reason to hide anything they find. Conspiracy theories are a sign of fearful minds.
The rebar really worries me if the standing buildings are the same as this building great channel

That "C" shaped (actually, more like an "H") transfer beam, was due to the column line above is shifted. Near the center of the "H" was the support for the column above. Failure of support under that transfer beam structure, could have been the beginning of the collapse of the briefly remaining eastern portion of the building?
The beam probably was strong, as it is right at the beginning of the portion of the building that stood up for a few seconds.
Exactly. The mess with the grid lines is classic inconsistency between disciplines. EOR seems to used a different layout probably to make his analysis easier to follow as architect used a less grid lines and their own inconsistency was surprising.

@@MajorCaliber What a cynical view. Architects bring vision and art to the structures we create from the pyramids to the Taj Mahal to the homes we live in. Engineers bring the architect's vision to life while complying to engineering standards and building codes. Regretfully, rules, standards, and regulations can not always protect us from poor judgement and sloppy work.

Jeff, any comment on the interview of Brain Mudd on WIOD a few weeks ago, with the Mayor of Surfside, who says Dade County is refusing to let him or his engineer on the property of Champlain Tower. That engineer investigated the World Trade Center Tower and Tamiami Trail walk bridge collapse, according to Surfside's mayor. Also, any comment on what they reported on WIOD yesterday, that the investigation will take years to complete? That was a bone of contention with the Surfside Mayor, who wants answers now.
Yes I also listened to city meetings last week they wasted 20 minutes bickering about this they don't want to admit they are targets of a criminal investigation you ain't getting near it! Or your engineer!
Jeff, FYI, there's a great show on 850 WFTL every Sunday from 11 to 12 noon, called Condo Craze and HOA's. An attorney who specializes in Condominium and HOA law hosts this call in show. You might even contact him to let him know if your input would be welcome on his show. The Champlain Tower collapse has (as you're probably aware) a lot of repercussions with people who live in Condos and HOAs. Rising insurance rates, assessment fees, inspections, reserve funds etc. are all hot topics now. Buyers are asking questions about buying Condos now that were not so common before, like "when was the last time the common elements were inspected, what do the reports say," etc.
