My Doctor Loan Disaster With Truist

  • Truist bought out BB&T and SunTrust. I decided to use Truist to obtain a doctor loan for my new house. Little did I know that they would have several issues with me purchasing my new house.
We ended up pushing back closing, I had to appeal underwriting decision (and won), and they forgot to order my appraisal.
I will admit that I do think my issues are secondary to me having commercial property. However, being a bank, you would expect them to know how to navigate someone who on paper owns multiple businesses, one being commercial real estate that the other businesses rent from.

im a MD, i make about 550k gross/year , i own a home with 900k equity. I couldnt get a 2.5m loan at all. I have a 790-810 credit score. After 5 different brokers I gave up. I needed 500k down, plust reserves. I gave up. The process was gutrenching and has really turned me off. Continengent loans are risky and fail alot. I am not willing to sell my house and rent. Its just my bad luck but whenever i have looked to get a mortgage its always a downturn. Rather than go through this id rather save up.
