This was very encouraging to me! I really appreciate how these guys get personal and are very relatable. When I listen to certain professional realastate guys that just talk shop and they use a strick vocabulary that I dont completly understan, it makes me feel a little intimidated and unrelatable to the speaker but not so with Brandon & David. One of the first realastate books that I read was Brandon Turners book called Rental Property Investing and he communicates very well and makes the point. Anyway good job guys!
I am preparing to buy my next rental but I do have a concern about the market. Since 1965 home prices have increased 7.5 times faster than income. In 2023 the average in come is $56,000 while the average price of a home is $420k. So the average traditional mortgage is 39,600 over a year. The math is not adding up for most Americans and the disparity is becoming unmanageable at the macro level it would seem. Will the high prices zap demand (by this I mean the ability to purchase) and lead to a drop in values or a flattening of prices over a long period? I want to continue to invest in real estate but I worry about the fundamentals of the market.
Just listened to chapter 10 of The Road Less Stupid. Has an Art of War like feel for Real Estate. Thank you for the book recomendation and for the consistancy of BiggerPockets.
My comment was erased! I think you might consider a small vacation for each of you, it helps. I’m relationships you always get bumps in the road, right now it’s not easy. It’s almost like the Great Depression when so many fathers left home. I don’t know your entire situation but maybe take a solid look at it when you can get some perspective and your not right in the middle of it. Hopefully it’s not a 10 year marriage with 5 kids or something. Consider your investment is all I’m saying. Best to you!

Anyone can do it! Just start 😊 we have 3 STR now and it shows you can do anything you put your mind to. I'd suggest making the most of the recession and inflation. Recessions are an inherent part of the economic cycle, therefore you can only plan and prepare for them. After graduating, I fell into a rut because my first job out of college was as an aerial acrobat on cruise ships. I currently run my own company, serve as a vice president for a significant corporation, own three rental properties, make stock and company investments, and have increased my net worth by $500k over the previous 28 months.

In most areas we are looking at a retraction to the long term price to income ratio. In some areas with high AirBnB they will see an uptick of units for sale later this summer but no major dump of units on the market is coming. What Bigger Pockets always gets wrong is WHO should be investing right now. This is not the time to start a real estate career. Mr. Turner started in 07, he was a bit early but otherwise he got in at a great time. If say he got in at the end of 05 he would have been blown out and singing a completely different tune now.
There it lots of data out there that points out the issues in the economy. Their is currently a “crash” occurring in real estate but it will be more regional based much like the regional inflation we witnessed the last couple years.

I Locked 30 single family homes in for 30 years in 2012 to insure a fixed income The next 30 I bought have been 3yr and 5 yr notes fixed rate locked in 10 in flood zone with private money 15 year fixed loans avoided flood insurance

She's only entitled to 1/2 and she'll get more of she popped out kids, hopefully they are his biological kids.

I am an ex wife and the properties were my idea and I got screwed over and rebuilt even better. So don’t always think it is the man’s idea.
