It's crazy a house like that in CA costs 700k. In Georgia you can get a much nicer house for 250k.
700k is the price of a 100 square meter appartment in Israel.

Yeah, Real Estate is all about locations. A $15 mil penthouse apartment in NYC costs around $2 mil in Philadelphia.

I think they just skipped all the caulking and the new owner didn't notice. Though don't know why the owner cut out a wall but cheaped out on the furnace or let that bad tile job in the shower stand.

Looks good from 30 feet away, but for 700k and up close, the quality control is horrendous. They cut corners cosmetically, so what could be half-assed that you can't actually see that could cause a problem in the future? I flip homes, and I would be embarrassed to put this on the market in its "finished" state.
Depending on where you are. This area costs so much a $700k is like a $200k in other unpopular areas. If you look for a cheap $200k single in my area, you would get the same thing. I agree they do a shitty job. I don't flip houses, but I DIY a lot. They might just provide the service they got paid for.

@Rich I was not saying 200k is nothing, all I was saying was property prices heavily rely on locations. Fact: I live in a 200k house with 30-year mortgage. It's still a huge deal to less fortunate people.

Flippers can move quickly and not pay attention to detail if it’s their job. My fiancé flips houses occasionally but it’s just a side hobby not his main focus so he will pay more attention to small stuff. Flippers have to work so quickly so they don’t hold onto houses for a long time.

It’s crazy in California. The weather is beautiful but the housing is so pricey in a lot of areas. A house like that in FL would mayyyybe be $400k in my area

My daughter bought an updated house and started having electrical issues. The house was from the 80s and it would pop breakers every few minutes for no apparent cause . Turns out the ARC breakers don't always work well with older wiring. She had the ARC breakers replaced with old style and it all was OK. I just looked at this video and thought if you had to update to ARC breakers your might be in for a huge rewire expense

Maybe that furnace is a negotiating point when the buyer comes up with their list of stuff to fix/ repair, they say, "Hey we'll throw in a new furnace." And the buyer thinks they get something for "free." I think you've talked about that in past videos.

Keep the seafoam tile--just put in light gray grout and updated faucets, light fixtures, and towel racks. It's crazy the way people pull out vintage tile when it goes with the current palette of popular colors. Make colored tile look cool and retro--don't pull it out!
I like a lot of the older tile better in my opinion. I also like wallpaper more than paint.

He's geeking out over an IKEA cabinet. Not a high end spend but a great value for the money. Only drawback is a lot of plumbers hate the nonstandard drain. To reduce headaches, go with an IKEA faucet so all is more easily compatible.

13:10 - That's actually just regular IKEA drawers, along with the sink as well as the plumbing. It comes that way, the plumbers don't have to do anything special, just regularly install it. I own the same thing.

For my rentals that I purchase which have 2 prong - I install GFCI at beginning of circuit and cover all outlets downstream with the required "GFCI Protection No Ground" label. Or if I am replacing the entire electrical panel b/c it's fuse-type i"ll just install them at the breaker-level

Kevin it's the details and if they couldn't pay attention to the details like the joining of the kitchen countertops or the backsplash and that horrible Home Depot learn to tile your shower in an afternoon class with that huge vertical crack. I would walk away. Bet you 1 thousand bucks there is no water proofing behind that tile work. What sells homes is kitchens and bathrooms and it's smart to wow the buyer there than the new flooring. Details details details. That window in the bathroom is freaking huge! Why put such a large window there? The ceiling fans were another nice touch that every bedroom should have had.
