    Lynette Zang is an economist that has been involved in the markets at some level since 1964, as a student, banker, stockbroker and precious metals and currency analyst.     She is 100% correct! If you can’t afford gold get some silver, with the 1/8 ratio silver should be $250-300 in the current market. I was lucky to live in Nashville and sold my home for 3x what I paid for it 3 years prior and buy a homestead that is now worth close to a mil at 2%, and when the dollar dies (I believe this is the real reason for what we see in the world today) the house is locked in and the veggies growing in the back yard will pay for it and then some because our food source is being attacked as well… what’s coming will be worse than anything we have ever seen and will completely change the world

    Back in 2010, I couldn't afford a house (they were going for $400k to $500k), so I went with a condo. Got it for $120k in a city just outside Seattle. I make pretty good money as a computer programmer and paid it off in 2018. I've been saving since then to buy a house. The condo is now worth $400k and houses I looked at in 2010 are now $1.1M. It's insane. So, I'm just stacking metals and saving and waiting for the crash and then I'll jump all over it.

      I bought a device from Sigma Metalytics. It cost me around $999. But it gives me peace of mind. At this stage, I value that over savings some money here and there. What if I stashed a nice hoard, only to find later (when SHTF) that the metals weren't exactly precious. That is my approach.

    I'm watching a real estate tragedy in microcosm right next door to my house. The investor who owns the house and is trying to sell it, is struggling to even get people to come look at the house. They will soon have to lower their price (again) just to reduce their loss (hopefully). They shouldn't have sunk about $100,000 into renovations as that will definitely put them underwater.

      Also you can’t complete with the real estate developers and flippers who appear to be on the fast track buying up all the affordable plots and properties. The little guy and middle man is totally blocked out of the market by the insider relationship in the real estate market.

    My story I tell is 30 years ago the house cost $100K and property tax was $300 per year. Recently sold her for $300K and tax was $3000.
    Go figure!

    I had bought my first house when I was 23. I was 15 years in of paying it off, and then I went through a divorce and had to sell my house. I thought for sure I would be able to buy another house shortly. That was 7 years ago, and I have been renting all this time. I have been waiting for this market to correct, so I can actually afford to be a homeowner again. Hopefully that gold value goes way up and the housing prices go way down soon!

    Property taxes makes homeownership impossible. Make no mistake the government owns the property. Best case scenario is instead of two landlords you get it down to one. The remaining landlord doesn’t do maintenance or pay for insurance. They have a pretty sweet deal. They just collect the rent.

      Personally I would still rather have a mortgage than paying rent to a landlord. My mortgage is literally cheaper than renting a house. At least with buying a house if I ever need to I can use it as collateral which I could not do if I was renting.

      If you were in the U.S. Army like me and served in 4 conflicts "wars" First Gulf, Kosovo OJG Operation joint Guardian, GWOT Global War on Terror or OEF Operation Enduring Freedom and OIF Operation Iraqi Freedom; and you live in Michigan and a couple other U.S. States; and you were lucky enough to get blown up, shot, stabbed or kicked in the nuts and end up with 100% + VA Total and Permanent disability - Then you pay ZERO property taxes for your main residence. I do love Michigan and our state VA disability benefits. It actually makes housing affordable for us. Without this specific benefit I would be able to afford a home - even though I'm homeless now due to a nasty divorce I hope to own a home again someday!

    It is scary watching people in my salary range (120K if it matters) buying houses I absolutely could not afford. They're doing what boomers did, hoping for appreciation and big raises/wage growth. But how is that going to work??? Who is getting huge raises these days, first of all. And the boomers bought earlier in their careers so that thinking makes sense, but we're all in our 40s.

      Same boat as you. I save and live frugally (I do buy quality food :) ). I rent. Even walkout basements are outside of my budget! I would consider buying a place only if I could put 50%-60% down. Nowadays, the economy itself is so fragile, that I won't be surprise if I was jobless in 6 months. So I am very apprehensive of making such a huge purchase. Inputs welcome.

    Testing PMs. If using a magnet, the best type is a Grade N52 neodymium magnet. Very powerful, not like a refrigerator magnet. They comes in different handy sizes. I have one, plus a PM acid testing kit with a small digital scale. I do not have the current electronic testing tools. I learned how to acid test metals while I was a police detective (a coin shop dealer taught me) and that was before I got into stacking PM myself. Good skill to have if dealing with unknown or questionable sources. EMPs or CMEs have no effect on acid test kits.

    To test your coins cheaply there is a "pocket pinger" and Amazon has plastic templets to measure the size and weight of coins

    In Brisbane realestate has double in the past 12months, 90% of home loans are variable interest rates so repayment have also doubled. It now takes 46 years to save for a deposit of 20% for a house in Sydney. In the last 2 years 10% increase of people to keep house prices up.

    Try buying property in Sydney Australia. My kids are in their early 20s and are already resigned to renting for life. One of them has now seen the value in gold and has started accumulating small amounts each pay day. Just need to convert the other boy and my job is done. Thanks for your common sense approach to everything. Entertaining but also more import very very truthful

    This video felt a little QVC ish. I love Lynette! We all know gold can be a slightly magnetic and be swayed by a magnet. When gold clasps are melted with gold necklaces/bracelets this cause the gold to contain a little metal that is magnetic. The gold of dangled may be swayed by a magnet. It is not optimal but melted gold can be affected by a rare earth magnet. It is always best to remove the spring from the clasp/claw if you can before you melt to avoid contamination. Not the best explanation. Gold and silver coins should never be magnetic.

    The housing needs the adjustment
    Here in Southern Alberta we have a small town of 4000 now building 3 housing areas (200+ homes each) hoping to bring in the city folk willing to drive 2 hours to work, sleep in the town, and there is only 1 grocery store. The housing will not be affordable.
    The Federal Canadian government is putting a $25K Capital Gains tax on your first residence when you are selling too. So there won’t be any sellers or buyers unless you are buying new.

    Great session! One note of caution regarding carrying magnets... I used to carry one to test metals in my antique business, but found all the mag strips on debit and credit cards were wiped - couldn't use the cards anymore, so had to get new ones issued. So be careful to keep magnets away from anything that is affected by them.

    Even those who have a house with a low percentage rate the inflation has caused the house to cost more to replace and thus house insurance has gone through the roof.
    My house insurance went up $2500 in one year with no claims EVER.
    All part of the plan to you will own nothing and be happy along with the great taking.
    Just sold my house and going to build a small cabin mortgage free.

    soon there will be a good time to pick up a nice property you have your eye on , OR an investment property, cuz people still need a place to live . Or invest in short term rental ( vacation homes) people cannot fly all over to europe for a big Vacation. but they all can stay somewhere for a few days. BUT you must not overpay! I will buy with my gold and silver ,LOL, first i have to wait for gold to hit 20 to 25 K an ounce .

    Outlaw the buying of single family homes by investment groups, and strictly limit how many properties any one landlord can own, like was true in many States in the 1970s.
