It is what you make of it, however I Love Tucson though I live in Phoenix, my Dad was stationed at Davis-Monthan AFB in 1959 when I was 2, I left the first time at 15 due to family issues. I enlisted in the Air Force and my first base listed on my dream sheet was DM, When I discharged 1982 I moved back to Tucson and loved it!!!
I guess it just depends on what you want in a neighborhood. Jefferson park is midtown, just north of the university, which means great access to shopping, restaurants, etc. Harlan Heights is more east side, so less likely to be a college-type scene. I’m not sure what it cost to rent an apartment, but it would definitely very based on the area. A two bedroom condo in the Catalina foothills area would probably be somewhere between $200-$300,000 for a basic condo, but it could be more expensive if you wanted something fancier. There is a few stray kitties off Broadway and N Beverly at the At Home parking lot that need help if anyone is in the area. They are grey and white. They come out around dusk on the the side of At Home. Had to leave to help out my mom:( I could pay anyone that can prove they feed them

Yes you are correct, The Loop is an extremely popular 130+ mile long paved cycling/pedestrian-friendly path that is even occasionally used by horseback riders! 😊 No motorized vehicles are permitted on the Loop which makes it a safe cycling/jogging option for residents and visitors. It is difficult to say which are the best neighborhoods to give you easy access to The Loop because it literally loops around our entire city, so as long as you live near the Loop you should be able to walk or cycle fairly easily. I tried to attach a map to this comment but unfortunately it wouldn’t recognize it, but if you search “The Loop Tucson Map,” you will find several, however the loop runs almost all the way across River Road on the Northside, then goes down the east side around Harrison Road and then curls back up near the interstate 10 freeway and eventually crosses over into Oro Valley. As long as you are living near one of those roads you will definitely have no problem easily accessing the trail. I hope this answered your question a bit! I appreciate your view and comment, and I do plan to make a video about the Loop in the near future, as it is incredibly popular amongst Tucson residents!

One question I did have is, what is the average cost of land, say, near the University of Arizona? I was thinking either living near there, or perhaps near "A" Mountain, just west of downtown. Secondly, what is the process in buying land out in Tucson? As in, what do I need (besides a boatload of money) in order to purchase land and start potentially building a house?
Hi there, thanks for reaching out. I should probably make a video about buying land in Tucson but when I run a search for land for sale near the University and near A mountain, most of the lots are around $150,000-$250,000, but they do range up to $2.5 million. keep in mind these lots are all relatively small (most are not more than 1 acre), because land is running out in midtown Tucson so there isn’t a ton available for sale and what is available, isn’t very big. When you purchase land of any type just make sure to pay close attention to the CCRs, deed restrictions, easements, and HOA rules if any, and make sure you know that the land is zoned for what you would like to use it for. If city water and electric and gas are available at the lot lines, figure out prior to closing how much it would cost to connect those. If they are not available, find out how much it would cost to get them there. The further you go outside of the city, the better the chances you might end up having to drill a well and it can be expensive to drill a well in Tucson because they charge you until they hit water and then they could be drilling a while. Hi How much money are the homes increasing per year. Is there a housing boom in Tucson? If so why, what is driving it? We are thinking of moving to Arizona, esp Tucson. We have 190K as a down payment and are looking for homes in the 250 to 350K range. We are retiring in three years. Is it possible to buy a home and rent it out? We wont be moving for about three years. So renting it out may be an option for us.

But to answer your question, the median home price has increased by almost $50,000 in the past year, primarily caused by an increase of buyers here (low interest rates plus a surge of people around the country taking an early retirement due to the pandemic, and people tend to turn to Arizona and Florida as retirement options). Many sellers are not selling because they don’t like having strangers walk through their home during a pandemic, which leads to low inventory, and that coupled with the surge of buyers results in increased prices. You can get a home in Tucson for under $350k; it just depends on what type of home you want. Many people own winter homes here and rent them out the rest of the year, so rentals are very common here. I've gotta be honest. I used to live in Phoenix and never visited Tuscon. I'm back on the east coast now but I was planning to move back to AZ and find a home in Tuscon. but I hear a lot about property and violent crimes. Everything I read about Tuscon mentions the crime... I don't know what to expect anymore
Hi Jordan, Tucson resident here. In general, you want to be careful pretty much anywhere around midtown with the exception of a few nice spots like malls and shopping centers for example. Pretty much anywhere on the outskirts of Tucson, the crime is much lower and less to have concern about.

We are very blessed that we don’t have really any natural disasters here. I get a lot of buyers moving here from places with hurricanes and fires trying to escape all of that. Very scary.
