So one day you will be the owner of your own home. Also EMIs are fixed but rent increase rapidly. And as money devaluation will make very easy to pau your EMIs. But after 25-30 years its very tough to pay higher rent. Also property price appreciate 2-3 times easily in 25 years.

But when you are unable to pay the loan of that house due to some untoward incident like losing job or business loss then also the feeling is very different . In fact it is very bitter & disgusting . That is what this person is trying to make you understand that renting out a flat is much better option than buying as risk involved is very less If you have sufficient funds or money than you may certainly go for buying but if not than taking house loan becomes a big gamble
So you want to say in five years there was no value appreciation in rates of both properties. I am giving case study of mine where I was in same situation and got whole amount repaid for bigger new house after selling my old house few years later and left with handsome cash in hand too due to value appreciation in property value.
