A huge factor in being able to retire in Thailand is whether the proposed income tax next year for all full time residents is enacted and how they chose to enforce it. Having all of the money you bring into the country possibly taxed up to 35% and having to file a return and prove to the Thai government where your income originates every year will make it prohibitive for a lot of people to move there. I have come across several videos covering this topic and every one of them has a different take on how it will be applied. If you factor in having to file/pay taxes as well as jump through all the ridiculous hoops you need to for your visas I think a lot of people will be leaving the country for other locations. I am considering moving there as a retirement destination but will wait to see how this all plays out.

This is a big factor, if you want to get an investor visa you'd have to bring in 10M baht + 35% which is outrageous. It's probably going to be the same for the regular retirement visa 800,000 baht +35% to offset the tax. Not to mention all of the new taxes on crypto etc. For me the lack of security and the draconian immigration process is the main sticking points.
@@nomadic-mind Imagine what is going to happen to the real estate market in Thailand. To buy a $500,000 condo you will have to pay an additional $170,000. Sales will tank overnight once this comes into effect.

I've been following your channel for so long. Love your cost of living videos. I think you give the best breakdown. I'm strongly hoping one day very soon to move there. My pension is more than enough to settle there, x3. The only thing that worries me is that I have pre-existing medical. Heart stents, to be specific, and medications, of course.

Pretty much spot on, I've being living on 1300 Euro per month with biggest cost the condo on Soi 4 in Pratamank at 17000 baht. Prob need another 300e if you drink & go out 2/3 times per week. The two markets you showed are really good.

Everyone will have variable costs but you are spot on as a baseline which is fair and reasonable. I own my condo so do not pay rent but have some other things that I buy/enjoy that makes up the difference. Well done.

I average 68000 baht in a 100sm 2bd 2b condo (Pattaya) and that includes a very good health insurance policy and use of the baht bus. FYI purposes.

Pratumnak Soi 6 is a wonderful street. It's family oriented and very quiet at night. The night market has a nice selection of Thai & European food. It's away from the sleezy stuff on central Pattaya and Jomtien. You can actually bring your relatives to visit.
Well just the rent - I pay between 8 - 11k for a condo with sep, bedroom, kitchen, balcony, aircon, washing mach everything - inc. fitness. In Jomtien. So I guess you budget are one of the more expensive ones. But still nice to see others needs, thanks :)

I just purchased a new Honda ADV 160... it's easy.. just go to mityon, pay the price of 105k and give them a certificate of residence.
And I also purchased an additional first class insurance (theft, accident, fire, flood, etc.etc) for 6k at global insurance pattaya.

Mityon is a good place to purchase a new bike. I did it on last November. I bought an Honda click 160. It all cost me 64000.
I came here for a year. So it was either renting in approx 3000 a month (36000 yearly), or buy your own and sell it after a year in approx 40000-45000. You can calculate the difference. Buying is easy. Show them your visa, pay - and come in few days (some time the next day) to pick up the bike. They do all for you. And… they give you 2 new helmets for free.

Another great video. My mate and I got back from Pattaya on 16/12/2023. Apart from company and lady drinks. Thailand is still a great, cheap holiday. The issue of Thailand taxing foreigners is all everyone was talking about. I'll give you an example. In Australia, we have a compulsory retirement fund called superannuation. It's available from when you turn 60. Depending upon how much you have in the fund, you might not be entitled to a government pension which starts at 68.5 years of age. When you put money into your superannuation fund it's taxed at 15%. If Thailand deems you haven't paid the Thai tax of 35% You could potentially pay an extra $100,000 on your $500,000 retirement savings. Now considering all the various RUclips videos from different creators interviewing tax experts who couldn't give a definitive answer as to what will happen with the Thai tax laws, I'm very glad I'm 8 years off retirement. Because I wouldn't be buying anything or moving to Thailand until you definitely know you're not going to be double taxed

Have a great New Year Daz. Yes I self insure now at 66 my renewal was only 40k for 3 million baht but they only pay 100k per hostpital visit. It's hardly worth it with. They try and get out of paying anyway so you could still pay. You not really insured for 3 million that's just so you can get your OA visa.

hello, I agree 90% on the cost estimate.
Condominium: you can find cheaper or have to buy.
visa: I do it myself, it's not that complicated so 200 baths per month.
food: like you, we can do it for 5000 if you cook yourself or if you know how to eat local food.
phone: I'm at 200 baths via an AIS promotion which should have lasted 6 months and I've had it for 1.5 years (maybe it's due to the fact that I don't use it much... ).
water: it's a bit expensive: I have it delivered approximately every 4 months, 30 packs of 12 small bottles for 1000 baths or 250 per month.
health insurance: yes, it depends on the people but 1 million baths if you have a heart attack: that might not be enough! for me it is almost the first budget because I subscribe to double health insurance with no limit on hospitalization costs. it’s already more than double and I’m “young” and healthy.
wifi (private personally subscribed) and cable television: I have half of it.
for other categories: ok.
bar and company: it depends on the people but yes, it’s really a minimum

A comment about health insurance: As you get older, the cost obviously increases. However, what do you actually need? Let us take a lesson from Offshore cruisers: Their health insurance also tends to be quite high. So, the common practice is to get hospitalization insurance and pay cash for doctors and dentists visits. It is the hospitalization that can break you so cover yourself.
Thailand just raised the insurance requirements for retirement and LTR visas. I believe you have to have both inpatient and outpatient coverage.

Cosy beach is not on this part of Pratamnak, you must go back up the hill to Pratamnak road, turn left, go to the View Point and turn left down Kasetsin road, go straight to the bottom and turn right onto soi 11, go to the end and you will find all the restaurants, Cosy beach steps are by The Chocolate Factory.

I do agree that Pratumnak is a nice area. I stayed at the Thepthip Mansion for 2 month, contract was for 6 month. Located next to the small 7/eleven. Unfortunately a lot of soi dogs are located right here and at the soi right next to the 7/eleven between soi 5 and 6. I had to move because of hauling and barking several times every night so I didnt get any proper sleep. And obv. I slept with special earplugs made for my ears only. They also barks in the daytime. Now I moved to View Taley 5D. Just a heads up guys

Could you walk past the soi dogs? That's less than 100m from the apartment featured in this video? The noise of the barking would be a big no no for me.
@@marklawson8022 I would say it's okay safe to walk around the soi dogs in this area. But don't feed and pet the dogs. I wish the government had some kind of arrangement to "collect" the soi dogs, and bring all of them to something like a dog community 🤔🤷

It's a helpful list, although there are additional expenses such as cell phone, clothing, etc that would add a bit more, still so much better than the West.

Looks like retirement in LOS is out of reach for UK pensioners with those figures unless you have a really good private pension to back it up, particularly when being outside of Europe your pension will not be indexed linked, and you will quickly fall behind and unable to live a comfortable life.
Isn't the trick to have two UK bank accounts so your pension is always paid into one?

Wait, the law was aimed at wealthy Thais making money abroad then bringing it into Thailand untaxed. Problem is the expats have got caught up in the mess, wait and see what happens.

I ll start such life with 63 in 5 years. I shall not stop to work the moment I earn the most in my life what will give me a big bonus of save reserves... but also I wont wait forever. I also prepared my wonderful young smart gentle filipina wife that I ll stay 4-6 month per year in new future in Pattaya and Phuket. She trusts me and has reason to do so (no extra 4000 bath extra per week needed ^^). BUT: I think you forgot 2 very important things in your bill and perspective, may be... 1. is about inflation. In 5 years these costs might be doubled or at least that might happen within the next 10 years. Is the pension / savings calculated for that? 2. Global warming. Yes, it does exist and I do not debate with people who tell me that it does not and goasts are in ther bedroom... Global warming might mean for older people some extra stress. 48 C in India in summer are the new real. Will be the same in Thailand soon. But than we will adopt and sit in the pool full of ice cubes all day long... I will chose the colder parts of the year to stay. October to march. March to July Germany is perfect, the rest will be a greek island... I am really looking for all that meanwhile my wife will ask for a 60 day - holyday - job as nurse in future in Germany... young as she is, she will anyway safe enough... hey englishmen, more of such stuff. Pratumnak is a very interesting area. 2010 i live in the Moonlight Hill apartment same street near the sauna club .you show the apartment in the beginning of the street. for me i still not sure where my favourite area., Pratumnak or Wongamat. But i think Wongamat is more quiet and not so near the action.What you think?

VIDEO IDEA - can you do a video on money? Where/How/When to get cash for your activities, along with a warning you have given before about where Not to use credit/debit cards would be a good addition also.
I have been wondering about ATM machines. There are do's and don'ts in picking one to use here in the Philippines, all charge the same international card service fee, some are safer than others based on area it is in, some are safer based on what bank backs it, the safest being ATMs attached to a bank, ect. I wonder the same about money exchangers since a lot of people bring cash with them.

I didn't have any issues with the ATMs in Thailand when I visited earlier in the year. Find a debit card like Schwab that rebates fees and you're golden.
Stick with ATMs that are outside actual banks and you should be good. Give a look at the entry slot just in case someone put in a skimmer device. ATMs at 7-11 also seem okay
@@clrodrick Yup, I wasn't asking so much for myself, but for a video to help inexperienced international travelers.
Personally, I only use ATMs at top tier banks and Schwab has refunded a few thousand dollars in ATM fees over the last decade or so.
Schwab is great for international travel. I use Bank of America which isn't as great but still get all fees refunded as a diamond reward member so can't complain @@LifeMyWay007

The Soi roads you mentioned at beginning are just below Thepprasit Road in Jomtien? Just trying to get my bearings as Jomtien area is still new to me.
Oh wait, location of Sauna bar is Phratamnak Soi 6. Geez street names in Pattaya / Jomties so confusing as they are all so similar!!! You got to be a local to get a handle on them all.
Regarding health insurance, I thought Thai government required all expats prove they had high coverage policy before they even approved a Thai 1yr retirement VISA?
Lastly what was the name of that condo complex that was 15k baht a month? Edit: never mind I see the link to the other video you did. Do they lease by the month? Or by the year? I'm thinking of doing a multi-month stay later in 2024 so definitely looking for a monthly lease instead of paying for hotels the entire time. Did you do a past video on how best to contact local agents to find a suitable place before the trip? Or at least set up appointment to tour a few places when I arrive?
I think your budget is reasonable. I was thinking $50/day is definitely doable which is about what you list.

You become a tax resident in Thailand if you are here 180 days
This tax thing is a nightmare. If they enforce it as it is at the moment, you have to limit yourself to 180 days. I am worried about it because I was going to come on a retirement visa, but then I immediately appear to be a resident.... even if I stay under 180 days? But I don't really know. I was going to fund the early years of my retirement primarily by using cash savings, which have been taxed, but I have accumulated them over many years, so it is impossible to say this $ was earned and saved in 1990 and this one relates to 2003. It's impossible. I will see how it works out. If you have an overseas income or pension that is taxed in your home country, you only pay the difference, which may not be that much, but it becomes a killer if you are spending savings because all of it will be taxable, including the proceeds of a real estate sale for a house you may have bought 35 years ago! It's insane.

Yes, but you need to be under 60
I am 60, and the way my funds are structured, I was intending to fund the first part of my retirement from savings. Under the Thai tax rules as I understand them at the moment, this means for every $1000 I bring in, I immediately spend $350 on tax. So to have $1950p/m, I need to bring in $3,000. Well, quite frankly, I am not paying any Government 35% of my already taxed savings, and since I have accumulated my savings over time since about 1981. I can not possibly prove which year I paid tax on them, but savings by definition are already taxed unless they are the proceeds of crime. So all of a sudden, the price of beer is not really a concern. The potential tax you would need to pay to afford the expenditure here is more expensive than even the condo rental. So I will not be spending more than 180days p/a in Thailand. Of course if you have a more conventional pension with a receipt from your countries tax department, this is a relative non issue, but I suspect many will not, and even if they do, they still have to pay a tax accountant to prove it. I hope good sense prevails, because this is a big worry, and anyone not worried either has a pension that is taxed with a receipt or isn't paying attention!
Thats not how it works, unless you didn't pay taxes on the original funds in your home country.

@@mikeh9956 Sadly, it is how it works. I am an Accountant. Lets say in 1990 I earned my salary at my employer. The salary was taxed at source. I paid my mortgage, I paid into my pension fund, I spend a load, and I had some left over which I saved for a rainy day. So if that was the only year I ever worked, all I have to do is get my 33 year old tax return out, and show the Thai authorities this , and the fact I got paid x% interest after tax each year until 2023. Then immediately you can see it gets more complicated. But in fact I worked from 1981 until 2017. That is 36 tax returns, and goodness knows how many bank deposits. But sometimes I took some money out to buy shares, then I sold them, then I put the proceeds back in to the savings. Even this is a massive over-simplification. In real life, my savings comprise thousands of transactions. Also, I don't have tax returns going back to 1981. Then in 2009, I migrated to Australia and changed a lot of assets into Australian $'s. Then I ran this routine in Australia. Then I came back to the UK. I changed it back to £'s. I can not possibly show all of the transactions that comprise my capital. I also have a large house I don't need anymore. So I sell that. That is a large sum, but it isn't income, and in the UK selling your main residence is tax free. It isn't income. It's profit on my main residence. It is capital. But if I brought $100,000 into Thailand they will treat it as income. I did pay taxes every year. I am an Accountant. I worked for Hewlett-Packard and a few others. If you are making an assumption I didn't pay taxes on my capital, you are making a very deeply flawed assumption. I think there are going to be many like me who have accumulated capital over many decades. I have never in my life come across a country that treats cash receipts as income. That is insane. I think a lot of people will not even understand this. They may change it, but unless they do, I can no longer consider Thailand as a viable retirement destination. It will have to be a temporary stop off each year.
@@binyam11 I don't know for sure, but the way I understand what they have published, any money you bring in to Thailand that has not already been taxed by you home country will be taxed. But that is not advice, just an opinion. You need to get advice, which in itself is a cost.

To be honest, from my first visit to Thailand in February 2016 until now, my experience is that living as a retiree in Thailand is not as cheap as many say, not as happy as many say, and you have to face difficulties through the bureaucracy of the immigration department regularly.
The reality is that if you come from a country that is better off financially than Thailand, it is still a good option to retire here. Much better than other Asian countries.
What worries me is that when they impose the digital currency in different countries, how will this affect the transfer of money to Thailand and how we will be able to spend it without being checked for every virtual cent.
Let's not forget one thing. In all countries under economic development. The foreign pensioner is an easy target and the system sees him as a milking cow

@declan-kr5if That's what I heard from the Chinese community, I am Chinese national. They indicate that the Thai immigration required 800,000 baht deposit in the bank, at least for Chinese passport holders. They used to be able to pay the agent a fee to obtain a retirement visa without deposit, but said it's not available now. Maybe the Chinese are being singled out. I am not sure of other nationalities. Thank you.

I don’t know about Spain TBH. The condo in the middle of the video would easily be +1000 euros (~40k baht) a month in good location in Costa Del Sol. It’s getting crazy expensive everywhere.

Daz, the video is really useful and it shows a reasonable lifestyle is possible for less than most western countries. However, this new tax law is in place, and is going to mean people have to pay 35% income tax on money brought in. If the money brought in is from the pension fund of the home country, then the ferang just pays the amount over what he has already paid. So, a Brit brings in say £10,000 and lets say he has paid £2,500 tax in the UK and has a P60 showing this. Then he hands the P60 to his Thai tax accountant, and pays the extra £1000 in Thai tax, plus the cost of the tax accountant. However, if the same Brit sold his house back in the UK for say £250,000 and holds the proceeds in cash, and is bringing in say £15,000 p/a to live on, that will be tax free in the UK, so the whole £15,000 will be taxed by Thailand at 35%. That is a bombshell, and I think it is insanity, but that is what Thai law says with effect from Jan 1. This is my understanding. If I am wrong, I would rather hear it from a local specialist than the rumourmill, but I fear I have it right. In my particular case, selling my house to fund early retirement was exactly what I had in mind, so this blows Thailand out of the water, and I think some clarity is needed. Not knowing or understanding does not get anyone off tax, and I can't imagine Thailand is the sort of country you want to be caught out underpaying tax in...😳
There are so many people in the comment section saying don't worry about this and it is not going to be a problem. I disagree. I am in the same boat as you as far as using my home to fund my early retirement. In Canada where I live the proceeds from the sale of your principal residence are tax free as well and I have no interest in giving a foreign country a serious share of my net worth just for the privilege of living there. I will most likely stay under 180 days at a time to avoid these punitive measures and return home for the summers.
@@markadler8968 Yes, I think there are going to be a lot of people with their head in the sand caught out by an unwelcome surprise when the Thai tax department eventually get round to it. I was thinking of splitting my time between places anyway, but unless they change this law, I will just have to limit myself to spending less than 180 days, which is a complete pain in the neck, because that then affects visa choices. Do I really want a retirement visa because they could argue I am 'fulltime'? I just don't know? So I could end up on extending short term visa's, but then I don't want the hassle of that, so do I just give up and live elsewhere and limit myself to a couple of quite separate 60 day holidays??? It has made a very attractive proposition into a very very unattractive proposition, because I don't want to be spending time ducking and diving through tax and visa hoops. I just want an easy life! 🥴
