I have a family, I'm a stay at home mom, my kids need me, it would be hard for me to get back out in the work force, its been so long since I've worked. I could go on forever, however the fact is, I've had a fire in me to get back out there and start doing what I miss so much. I’m already doing the basics such as building a network, looking for deals, and educating myself. To give a bit more background, I am a first generation American immigrant, arriving here at the age of 6. Great video. Often one of the most stressful areas within real estate. Key for me is building a good network of contractors over time, that you trust in a particular area. It sounds obvious but haggling over pennies is pointless if you have a contracting company you trust. You save big in the long run!

But I told myself that I could not just sit and not do anything, so I began to learn real estate. (BTW I just became a real estate agent). I've been my own contractor for 2 years and while I don't necessarily recommend it and it's obviously not scalable the goal was to get a little more familiar with the process so when I'm dealing with professionals the rest of my life I can speak to them from a background of experience and not just an opinion

Hey guys, here is a great source of information for contractors... insurance claims adjusters... like me. Most of us deal with a few hundred claims a year so we definitely come across some good talent. Ryan pointed out to this one but if you hear about a killer drywaller or hardwood flooring installer there is a good chance he knows several other trades that also have very high standards. Get to know some project managers from restoration companies. When they get very few claims they might have to.let go of in house staffs etc. They might be interested in doing some reno work to keep their guys around. All that at a rate way lower than what they charge insurance companies. Because they often deal with very picky insureds most of them will have great customer service skills. Try to hire a project manager that mostly hire his own subs... this is an indication that the guy is for the most part n charge of his own scheduling which means he might be able.to speed up some projects if needed. Lots of people will not share the name of their subs as they are their secret weapons but once trust is established with a project manager or a trade they will open their Rolex for you. Lots of trades are either not paid are treated like crap. if you pay your guys on time and don't try to screw them you will soon attract some big talent. Once you agree on a price don't pin your trade against the wall trying to renegotiate in your favor if rhe job is done well. The best trades will dump you and worse... they won't be there to give you the name of other trades later. Be tough and demanding but be fair and give them a chance to correct if they dropped the ball. Most trades won't have any issues dealing with a demanding investor that is fair, drama-free and overall supportive. It is like if you hire studio musicians to make music, if you treat them well their Rolex will soon be yours even if you don't have a lot to offer in terms of work.

I’ve recently started investing in real estate and just also recently got my real estate license. If I win your online course I know it will change my life forever. I’ve been working in a family business and I felt like I always wanted to do more but didn’t want to leave because I always felt like my dad would be disappointed. One of the reasons I picked real estate because he started investing before and wanted to get out of the rat race so he can spend more time with us. Due to lack of knowledge and experience when the housing market crash in 2008, my parents pretty much lost everything and had to start all over. It breaks my heart to see them struggle. Since I started my real estate journey, my dad has said that he’s happy for me and to keep moving forward because I can at least do something that he never got to do. Hey Ryan! Great video. Another one that I liked from BiggerPockets was to ask which sub other subs like to follow. For example, ask the painter what drywall guy they like to follow. Painters will know which drywall guys are good and which ones do shoddy work. Ryan I would love to be picked as a winner for this giveaway. Hey Ryan, congrats on hitting those numbers and thanks for this info! I think I should win one because I did everything needed to enter the contest 😆 but also because I know that I will gain a lot of knowledge from someone who has been successful in the game. I started as a wholesaler 3 years ago partnered up with a friend. My partner gave up and I couldn’t keep the business financially. We got one deal and our second deal fell through and my friend got discouraged. We were “The Right Guys Realty” and now I was left alone. Till now I still hold this business name but I took the real estate agent route. I worked 8 yrs in Tmobile, went to school for nursing but my heart is in real estate. I decided to leave my comfortable job and dive into real estate, I’ve run through my savings and my 401K and now I’m staying afloat with a rental here and there. But real estate is my passion and I won’t give it up. I know I’ll make it. I decided to take this leap of faith because what better place to learn about the industry than being part of the industry. A couple of my favorite topics are how he evaluates a deal along with how he factors in the repair costs and using the “zip code method” when finding MLS leads. Hey there! WOW, this is sure a lesson on sitting on the sidelines. I came to your meeting at the begging of the year and found every excuse to not invest in myself. I have a family, I'm a stay at home mom, my kids need me, it would be hard for me to get back out in the work force, its been so long since I've worked. I could go on forever, however the fact is, I've had a fire in me to get back out there and start doing what I miss so much. To give a bit more background, I am a first generation American immigrant, arriving here at the age of 6. Great video. Often one of the most stressful areas within real estate. Key for me is building a good network of contractors over time, that you trust in a particular area. It sounds obvious but haggling over pennies is pointless if you have a contracting company you trust. You save big in the long run!

I've been my own contractor for 2 years and while I don't necessarily recommend it and it's obviously not scalable the goal was to get a little more familiar with the process so when I'm dealing with professionals the rest of my life I can speak to them from a background of experience and not just an opinion

As a contractor myself, this is one of the few videos that shows you know how to choose/ talk to contractors. I’m no investor friendly contractor but still get hit up. Some of them are cringy on the phone

Hey guys, here is a great source of information for contractors... insurance claims adjusters... like me. Most of us deal with a few hundred claims a year so we definitely come across some good talent. Ryan pointed out to this one but if you hear about a killer drywaller or hardwood flooring installer there is a good chance he knows several other trades that also have very high standards. Get to know some project managers from restoration companies. When they get very few claims they might have to.let go of in house staffs etc. They might be interested in doing some reno work to keep their guys around. All that at a rate way lower than what they charge insurance companies. Because they often deal with very picky insureds most of them will have great customer service skills. Try to hire a project manager that mostly hire his own subs... this is an indication that the guy is for the most part n charge of his own scheduling which means he might be able.to speed up some projects if needed. Lots of people will not share the name of their subs as they are their secret weapons but once trust is established with a project manager or a trade they will open their Rolex for you. Lots of trades are either not paid are treated like crap. if you pay your guys on time and don't try to screw them you will soon attract some big talent. Once you agree on a price don't pin your trade against the wall trying to renegotiate in your favor if rhe job is done well. The best trades will dump you and worse... they won't be there to give you the name of other trades later. Be tough and demanding but be fair and give them a chance to correct if they dropped the ball. Most trades won't have any issues dealing with a demanding investor that is fair, drama-free and overall supportive. It is like if you hire studio musicians to make music, if you treat them well their Rolex will soon be yours even if you don't have a lot to offer in terms of work.

Hi Ryan! Congrats on getting the 30k! I’ve been following you on ig and trying to learn as much from your channel. I’ve recently started investing in real estate and just also recently got my real estate license. If I win your online course I know it will change my life forever. I’ve been working in a family business and I felt like I always wanted to do more but didn’t want to leave because I always felt like my dad would be disappointed. One of the reasons I picked real estate because he started investing before and wanted to get out of the rat race so he can spend more time with us. Due to lack of knowledge and experience when the housing market crash in 2008, my parents pretty much lost everything and had to start all over. It breaks my heart to see them struggle. Since I started my real estate journey, my dad has said that he’s happy for me and to keep moving forward because I can at least do something that he never got to do. Hey Ryan! Great video. Another one that I liked from BiggerPockets was to ask which sub other subs like to follow. For example, ask the painter what drywall guy they like to follow. Painters will know which drywall guys are good and which ones do shoddy work.

Hey Ryan, congrats on hitting those numbers and thanks for this info! I think I should win one because I did everything needed to enter the contest 😆 but also because I know that I will gain a lot of knowledge from someone who has been successful in the game. I started as a wholesaler 3 years ago partnered up with a friend. My partner gave up and I couldn’t keep the business financially. We got one deal and our second deal fell through and my friend got discouraged. We were “The Right Guys Realty” and now I was left alone. Till now I still hold this business name but I took the real estate agent route. I worked 8 yrs in Tmobile, went to school for nursing but my heart is in real estate. I decided to leave my comfortable job and dive into real estate, I’ve run through my savings and my 401K and now I’m staying afloat with a rental here and there. But real estate is my passion and I won’t give it up. I know I’ll make it. I decided to take this leap of faith because what better place to learn about the industry than being part of the industry. I have faith in myself but I also know that I need the proper guidance. I know winning this giveaway will help. I just quit my job this week to invest and flip real estate full time with no prior experience, so I’m using faith and Ryan’s insight to guide me!
I know it’s taking a risk but I truly believe the biggest risk in life is not taking any. I also believe not having that paycheck will make me work twice as hard!!
