Its simply wasting of money for middle class people or lower middle class families because 1200 per sqft for this but if you give 1400 or 1600 rupees for private construction contractors they will build your bricks and cement house.
Seems to be very costly, apart from this we need to pay transportation, lifting with crane and creating landing bed, outside plumbing with ugd etc , all together will be very costly. Prefabricated home should be cost effective. This seems to be very costly.
