When they do, they are willing to pay more than those already in HH for rent or purchase, therefore causing inflation in market prices. Add to that the increased costs due to normal inflation and the decrease in spending power for expats due to the current strength of the Baht versus western currencies. This creates a “perfect storm” of market price increases that is sure to change expat buying patterns in the current HH housing market.

@@macca720s4 only a fool would say buying in Thailand is a fool’s game! You are entitled to your short sighted opinion (probably born out of fear). But controlled purchase with understanding of inevitable downside risks can be quite good for retirees on a fixed income. Instead of paying 25-30k baht for rental, it’s prudent to buy from retirement savings and pay that rent back to yourself. In 10-12 years you will have paid the money back to the retirement fund and you can live rent free less the cost of maintenance and repairs for as long as you live. The alternative is to pay rent (increasing rent due to market inflation) for the rest of your life!! Either way it’s your choice.

However for many, a property purchase is a financial investment and looking for a ROI. So in a market that has abundant and oversupply versus demand the ROI on properties is pitiful and a seller will be lucky to sell at par with so many new units coming into the market. The developers are the only parties making a good ROI not the end consumer….
Hi guys i lived in this area with my family. For daily life it's pretty far from city center (around 20 minutes). But if you are looking just for a holiday home and love golf, this might ideal for you. There are many similiar projects in Hua Hin now, plenty to choose from.
That is super nice. I like the layout, the finishes and the view. Neighborhood looks nice and fresh too. Are places like this available for lease? It would be nice to rent for a while before jumping into a large purchase.

The villa that's sold looks great, nice lawn, shelterrd space and space under the sun, all around the pool. Some nice trees to add to the privacy and it's good. I feel the indoor is slightly less important then the outdoor space when it's comes to villas in Thailand on a budget type of price. If the garden is cr@p then it doesn't matter what the villa is like.
If you're in Hua Hin, you have to do a video on the Centara (formerly Sofitel, formerly Railway) Hotel, my favorite hotel in the world. It's spectacular.
Great video, very nice houses, the outside kitchen with the pool looked great, if you wanted to know if there was any English living there a sure fire method is to drive around to see if there were any croquet mallets leaning up against any of the gates, it's the new pampas grass, if you know you know.

I understand the open kitchen layout in Thailand. Nice to know that after drink a keg of beer one can point to the pool and do their thing. I for one like the size of the kitchen but would prefer a more complete wall, maybe it’s still under construction?
I live in Hua HIn James. Next time, I recommend you take a look in the area of Pineapple Golf (formerly Banyan Golf). Black Mountain is quite far from town and the beach. Some very good developments near to Pineapple Golf, and much, much, closer to town. (I live right next to Pineapple Golf), I paid under 5 million.
Lord knows why they changed the name from Banyan to Pineapple Valley GC. Banyan has a classy sound to it...Pineapple Valley sounds like nothing related to golf or classy...Pineapples are apparently used as a sign for swingers...

Some decent properties with a reasonable western style spec. It’s unfortunate that neither the development nor the homes come with landscaping. That would improve the look and feel of these properties and increase the privacy (which is lacking). Thanks for sharing James. Much appreciated.
We bought our first one during Covid for 9 million and then added another for 5 million as a rental. Been offered quite a bit more for both in the past year. Not selling. We own the land in our Thai company (51% Thai wifey of 16 years and 49% me) and I own the houses themselves. It will all go to our daughter who is half Thai and half American at some point.
I’m looking into buying in a nice area in Thailand myself. Also looking to marry a wonderful Thai Women . I’m scheduled to arrive later this month and will be staying for a few weeks. I would appreciate any advice on similar developments to this . And any other advice on the process of our union . It’s all new to me . I have also never been to Thailand.
Nice houses but way above the average Hua Hin villa prices. In Thap Thai area under 6 million for that footage. And 2 bedroom, 2 bath in smaller lot for under 4 million. Different strokes for different folks.
First time for me in Hua Hin but the Black mountain area all seemed to be in that 7-10 m price range. Maybe due to it's proximity to the international school and golf course.👍🍺

It’s best to rent and learn if Hua Hin is the place for you. HH is getting more expensive to rent or buy as demand is increasing due to people relocating here from more expensive areas like Phuket and Koh Samui.

Interesting. And, once again, a very nice video production. However, having left a western country to come to Asia several decades ago, probably the very last thing I would wish for is to be cooped up with a bunch of foreigners in any Asian country, must less Thailand. I am here in Thailand mostly for the reason that I prefer living outside the city with all-Thai neighbors. I am here for the culture. If I wanted to live with Farang, then I would have stayed in Farang-land, rather than move to Thailand. I realize it's each to their own. Still, it makes zero sense to me. Far better to learn passa-Thai, consume Thai food, have Thai neighbors....and CHILL, cut off from what I am so happy to have left behind, back around the time Jimmy Carter was elected. Around here, I very rarely even see a Farang or any other foreigner....unless....I might happen to look in my bathroom mirror...which I rarely do, intentionally.
If i built a home, i would 100% get that english guy who has been building homes there for years. But the fact that i would need to setup a trust and then the trustee will have to be living in thailand makes it a waste of money. I can move to south america and NO PROBLEMS....argentina is much better than thailand food and everything.

Walls are generally minimum height on projects. Plenty of shrubs should help with privacy.👍🍺

Before considering this developer go and have a look at the Panorama Pool Villas Koh Tao south of Hua Hin and ask some owners there about the quality.
