Depends upon how easily you make friends. My assimilation has been easy but I make friends quickly. Porto is easier that way
what are these prices on the chart please? 200k? For what exactly?
There is a balance between price and availability of apartments. In Lisbon there are many apartments available but the prices are rather high. In Stockholm the rents are very low because of regulations but you have to wait 10+ years to get an apartment. Still a studio with sea view in Lisbon is around €2000.
Continue the great work since you are the only person doing it in Portugal and reporting the statistics. It would also be interesting to separate the reports in 2 parts, 1 for houses and 1 for apartments (condos). Thanks.
But foreigners are still able to buy wherever they want in the country unlike in Canada where they are banned completely so cities such as Lisbon in the south and close to a major international airport and beautiful beaches, are still very interesting and properties in high demand with extremely low maintenance fees and property taxes, unlike in North America. I am only paying 35€ for my Maintenance fees every month and 97€ for property taxes. What a joke !!! One bedroom apartment is an excellent option to have a pied-à-terre in Portugal !

Lisbon is still an interesting choice. Major city with many attractions and services. Beautiful historical heritage and nice beaches. And of course,, a major international airport where you can just jump on cheap airfare at any time. I love Lisbon. I don't recommend going in a remote area because there are very few services, shops and infrastructure. You will need a car to go anywhere. I Lisbon, you don't really need a car. The metro can take you everywhere.
Since so many AL units are only occupied at a low rate, that suggests that there is an oversaturation of AL units and reducing how many there makes sense.
2nd hand market was out of control for years - overzealous sellers are to blame, and , yes, also foreigners). I Iive in Lisbon, you see 30+ year old apartments at ridiculous prices that no one is going to touch, unless prices drop. And they are indeed going down in price. The market is correcting itself as demand cools down.
Prices are actually rising by 5% compared to the same period in 2023. You can read an article about this on the popular Portuguese news website Público.

@@dmitryb7920 Portugal isn’t as cheap as it was just a few years ago, the real estate market went up by a lot. Plus taxation is very high. Of course any country compared to US is better. But there are better than Portugal. Matter of opinion

Looked up prices in nicer areas , still not much inventory and prices are in 900+ range if you don't want to live in a small box.... But it does seem true otherwise , which is a good start

Looking at Idealista, I’m not seeing the prices falling quite yet (& yes, I know Idealista is sometimes manipulated by owners). But it’s a starting point. You see some small decreases as units stay on the site for a few months, usually 100 Euros. Where you see the difference in numbers is in the supply, the number of units available has definitely doubled. Though I have not seen a substancial increase of units available in the nicer areas, or of nice units available. So this supply has to be in less desirable areas, and less than desirable type of units.

Clear delivery of information though I would never ever consider investing in Lisbon, no matter how low the prices are. It's just not a very investable area given the poor quality of buildings and associated price tags, it's like trying to sell an old abused car for Ferrari prices

I used to work as cleaner at a freemason gathering place. In a conversation with a 6 said " i wish Portugal would go back to be a Monarch, like it was before the king assassination," he told me i was a full Portugal will not be a country for the Portuguese very soon. When i learned that the freemason were the ones that killed King Carlos, i see their plan became truth.

I retired to France. Paris is NOT France. Yes, I live in the South, in Montpellier (most incredible under-the-radar city in Frande). Pros: Climate, Culture, Cost of Living, Train network, Tax Treaty, Cuisine, Lifestyle/Pace of life,, Wine, (lack of) Tipping culture. The only con: Bureaucracy sucks here but it is getting better. Yes, it is more important to speak French in France but IMO you should learn the local language whereever you retire.
The US has bureaucracy too, I find that at least in the US I know how it works. To me this is the most challenging aspect, because it’s a completely new system

What is the cheapest area in Lisbon to rent? I really like the area of Santa Apllonia and old town, is that a cheap area?
I haven’t seen data that truly defines the least expensive district in Lisbon, has anyone else found this data?
I think that most expats aren't rich and will have some problems, but people like myself who lives in one of the most expensive states in the US will have no problem at all and it will actually benefit us as the housing market will crash and they will get great deals on real estate. Remember the prices here for healthcare and property taxes alone are more than what people live on monthly there. I pay 1500 USD a month just for property taxes, add healthcare and everything else and your're looking at 9-11k a month.
Portugal is trying to be like San Francisco . The prices are laughable in some places and when this Portugal love fest ends whose going to buy these million dollar homes that aren't worth nearly that price. I was going top move back to Portugal but what we get here for a house costing 500K USD is so much more than what you'll get there.Not paying 500K for a house that is small and have to worry about mold and much more, not worth it anymore.

Not an expat; I'm originally from Lisbon, but lived in the US for 25 years, but I'll share my thoughts. The best neighborhood in my opinion is Avenidas Novas and Saldanha. It's the most modern, with the newest buildings, shops, close to everything you need. Sadly, I can't afford to live there, and I refuse to pay 2-3K for a teeny 1-bed, airbnb apt. I like visiting the older neighborhoods, but would never live there. Unless you are super lucky, you'll have lots of issues renting there because the buildings are very old,. Even if the apts are renovated, you'll have tons issues with plumbing, mold, cold, noise, etc. Campo de Ourique is on the air routes of airplanes and is the noisiest zone in Lisbon. Also, a lot of pollution. Estrela is cute, love that garden, but quite old (see issues above). Belém is great, but very windy and much colder because you're near the water. Also, no subway, you have to take the train. Arroios is not a good neighborhood, but only locals would know this. All the neighborhoods near the Cemetery are bad. I like Parque das Nações to visit in the summer, but hear it has a lot of crime at night. The apts there are newish, but the buildings are humongous, look like institutions, not my thing. I'm currently in São Domingos de Benfica, mostly because I'm close to my mom, and I have a good deal. Would like to find a more modern apt/building in this area.
@marieb5251 Parabéns👍 Please feel free to add your opinions on what municipalities, outside of Lisbon but with easy accessibility, that you feel might offer more affordable housing options and a tranquil lifestyle. I am not interested in the expat and high-volume tourism bubble areas of Portugal. Setúbal? Almada? I am adding Leiria, along with up north, to my list for this November’s visit.

I agree. Not to cover Avenidas Novas and Saldanha just because there are concentrations of expats makes no sense. My wife and I have stayed in AN and have it among finalists for our retirement to Portugal. Extremely well connected, healthy mix of residential and commercial with green spaces and the fantastic Gulbenkian, flat and walkable on a plateau above the hills. The issue is cost-you get what you pay for.

A worthless pile of rocks called a "ruin" for 100K Euros, then triple the cost for upgrading it and opening the door to endless bureaucracy to pick your pocket dry, then sit back and enjoy your high cost of overpriced utilities,....rinse and repeat for each chump that this otherwise.
It seems it's about expectations - unfortunately, I expect nothing and now I'm still disappointed. After two years, we have now applied for another residency in a different country. Not really enjoying the food, bureaucracy, language difficult, lack of customer service, limited choice in supermarkets, dangerous car driving, a high number of strikes, no one clears up after their dog, government services failing, SEF/AIMA - backlog of 400,000 applications and seems like society is suffering from an impovarised malaise - most graduates leave as soon as they can. Even the Brazilians are leaving in high numbers. Added to the fact that 20% of the electorate voted for the anti-immigration party in the last election. 1 in 5 do not want us here!

Short term rentals are one of the reasons formerly great towns and cities are turning to ghost towns. Pure greed on the part of "landlords" a.k.a. land-hoarders. What do they expect when they drive out all the locals??
Dont forget that many of these "LANDLORDS" you are referring to are the Expats and the Greedy US investors wanting to make a fast buck kicking out poor home owners and refurbishing them for high prices.
