I did not hear if they are good investments or not. I would like to buy one, but I am worried about the current climate(investmentclimate). Thanks for your knowledge.
They can be great investments if you understand the total cost of owning. The biggest issue right now is the rising cost of insurance on the oceanfront. However, as an example, a 3BR direct oceanfront unit in Compass Cove sold for $335k and the unit grossed just over $60k in rents. The rental split on site is 60% owner-40% rental company. The biggest issue would be if you carry a mortgage, and if so, how much. Also, you can rent the units yourself, with no real drop in rental income, and you do not have a rental split to worry about. That is how you can maximize the investment.
This also does not take into account any appreciation.
I went to this channel and I analysed some problems in your channel. You are not able to increase subscribers and views. and there are various problems in your channel due to which you are not able to reach more people

What if you wanted to live in one of these condos what is the hidden cost?
No real hidden costs. You have HOA fees that cover much of the shared maintenance and upkeep as well as insurance for the building. However, that is disclosed.

In most cases, you can use your unit as much as you would like. Some rental companies, ask that you restrict homeowner usage as much as possible during peak rental season, but many do not care.

i am considering a condo hotel residence in clearwater beach 2 bedroom 1200sq ft , 1.2 mil in a 4 star hyatt resort. considering 700K cash and remaining finance. is it considered desirable considering condo fees, tax, managment fees etc comes to about 60K I think revenue may just break even but considering for future appreciating?
I am not really familiar with the Clearwater area, however, in the Myrtle Beach area if you are bringing in 60k in gross revenue, minus operation costs, it would be desirable (the biggest variable is the rental management costs). The big issue going forward may be a slight market correction, but I do think long-term it will appreciate.

Purchased in Coral Beach in July 21 and have noticed that the price per square foot has increased by almost $18-20 since we purchased... is this a trend you see continuing since COVID is easing and rental income is up by almost 30% in 2021
I do not believe you will see anywhere that much improvement over the next 12 months. Inventory is still low, however, buyer purchase interest has started to slow a bit. That may pick up next spring, but I think we may have come close to seeing a slow down in the market.
@@DanielJMurphyRealEstate Based on the info I am tracking it appears to be a trend going into the fall... I am tracking 41 listing at Coral Beach... 14 sold between 18 Aug - 30 Sep for an avg of $191.06 per SF. Of the remaining listings 25 of 27 listings are under contract with an average asking price of $199.09 per SF. 2 condos remain open. Most of the condos that did close were slightly lower than their asking price but still $5-10K more than I paid in July $101.5K (Ocean Front 2 Queen Bed 581 SF). My hope is that this trend continues but again as you mentioned interest could be waining and the winter months coming.

A look at the market so far this year...very encouraging.
house prices rise when interest rates fall and idiots load up on cheap debt. this will all end again like it does every 7 or so years. Europe is falling apart again. people are maxing out and I would not doubt that many will make a news year resolution to get out of debt not add to it. all asset groups in 2014/2015 will fall in price.
