    I'm thinking of opening a dealership. Right now I'm "Keith" working for a "mom and pop" uhaul dealership. We're pretty big actually. I work PT (Friday, Sat and Sun)and the owner works most days. He told me there's no real start up cost and since I'm 67, retired, and a single female, I'm thinking it's a great little side gig. I need to find a cheap enough and big enough lot with an office and I'm looking for that now here in West Texas. Colorado City doesn't have a Uhaul Dealership so I'm looking there. I only hope that little town is a good location. Wish me luck I can pull it off! Thanks again for your information.

      3 months is a bit too long for me. Calling it at 25 days. I noticed the last week I only lost a pound so I’m going to switch to a few days of at liberty then back to keto for a bit until that stalls.

      @@TheUglyMotel Yeah losing only one pound wouldn’t make it worth it. I’m on track to be at about 20 pounds a month. I’m only eating whole foods and have quit caffeine, snacking and grains.

      Nice I couldn’t give up caffeine but i did do a 10 month break from booze. Im down about 23 pounds in the last month and 83 from my surgery (had a spinal cord injury and didn’t even know it)

    hi paul i have a question for you. theoratically if there was a small motel 27 rooms in pennsylvania , run down old smelling motel, but made 400k gross revenue at 1.3 million asking would you buy it? my family toured it and it was run down, old furniture, looking at a decent renovation to bring it up to par but can be run without renovating it because the rooms are livable. old owner bought it in 2006 for 900k so he will max go down to 1.2 million. most of the business comes from local people and mostly a homeless contract with the town that homeless people live in it paid by the town. im just wondering if there are motels in better shape making similar money for less money because 1.2 million i think is pretty steep for a run down motel and its not even near an interstate. plz i need help

      So I’ll give you some advice based on my experience. It’s hard to buy an old hotel. You’re spending 99% of your time and money doing maintenance. Homeless people are usually a lot harder on rooms. If it’s your first hotel I personally would suggest finding something that has a flag and markets towards traveling guests. With that said, this hotel started that way. It’s taken a decade and millions in repairs to get it up to even attracting a brand new/ nightly guests. The overhead is much higher than a smaller venue, which translates into much less money for renovations/ profit. If you’re diligent and going to live on property and have the energy a million bucks for a hotel is a good deal in this economy. But look at your overhead. I bet the contracts barely cover the costs. And at some point the city will likely change its need for you and start trying to encourage you to replace the building which is a 10-15million dollar project. With that said every market & city is different. Every building is different. And everyone is in a different place. If you have the energy, funds and there is potential for changing the demographic it might make sense but look at the things you can’t upgrade cheaply. Plumbing, electrical and foundation.     I noticed that too, I think upper mid scale is the only market segment making money right now. They are the last to decline when the economy starts going down and the first to recover when it comes back up. In a few years once I sell my Quality Inn, I’m only going to be looking at the Marriott and Hilton brands.

    A good idea but the only down side I can see for this particular business is the operations cost. Utilities bill for the business, gas for however you are delivering the clothes. Is it worth doing that kind of business? I mean I could be wrong but that is just my thoughts.

    Here are my thoughts. Note that I have no personal experience with the hotel industry so take my opinions for what they're worth as a nerd who observes and reads. The dual branding I would look at finding complimentary brands where you would have say some with a kitchen and others being a mid-scale or better hotel room. If it's a dual between a discount chain and a mid-scale, I would think the midscale crowd would feel confused or uneasy about it being paired up with a discount chain. It's sort of like if you're looking for a luxury vehicle and you have a choice between a brand that is exclusively luxurious versus a brand that does offer a similar level of luxury but has a lot of cheaper versions, you see it as a cheaper version. This is part of marketing. Concerning your dilemma, here are the options that you have from my perspective: 1. Continue to rehab your hotel and let it climb slowly from Travelodge, to a more premium brand while making the improvements to live up to the brands image. To accomplish this is not going to be cheap as you are well aware And it's always going to need maintenance. All the money that you've invested in it in business classes they will tell you is a sunk cost. The question is how far are you away from getting this completed, how much is it going to cost from getting this completed, And how long can the life of the building be extended in a cost effective manner. If the finish line is just around the corner And if it's actually making a profit, then you might want to just continue the endurance assuming that it's not being held up with a ever failing foundation. Old buildings can be used for hotels and for luxurious hotels at that. Look at the renovations that Drury in has done in St Louis and other large cities with buildings that were never designed to be hotels. The kicker is they have massive amounts of money to be able to afford to do this, an established brand that commands a premium, and a lot of experience. 2. You decide to build a La Quinta inn. Timing would be very important I would assume on when to have it built. There are some sections of Kansas City that I think are kind of reviving themselves and I stayed in a comfort brand hotel in a section that's trying to revive itself. Just a couple streets over you could see where there had been some violent behavior and this hotel was in the midst of it being just opened. The challenge with this is if are a patron and you notice the community being potentially dangerous, If you're not young and self-assured you're going to be more reluctant about staying there. Same if you have a car that is commonly stolen whether because it's easy in the case of Hyundai kias or sought after by thieves in the case of Dodge challengers. It's kind of like the saying about having the nicest house in the subdivision is a challenge If you want to turn around and sell it. I would say if the Google thing is for sure it's all a matter of timeing it out correctly. I will also note that that hotel which was brand new wasn't exactly trouble-free from what I could see as the construction quality was lacking for the bathroom door would not shut as it would scrape against the door frame. So just bear that in mind though I'm sure they would have a lot less problems so long as the construction company didn't do shotty work. Whether you can build a La Quinta inn in addition to your current hotel or not can have different impacts on the outcome. The finances you would know more about than I would. A hotel of that scale is typically what is used for business travel. The business case of that makes sense depending on location on however many other hotels of that scale are available to serve the people that will be staying there. An interesting question to ask oneself is in the IT field what do IT people like to stay at? If a room is a room and all they care about is a specific rate La Quinta is probably a great choice. If IT people are more artsy They might want something that's different than just a standard boring hotel room that they can find anywhere. And having something different might be ideal. I figured that out you'd have to do your own market research. One way or another, I would offer at least an arcade game or two and whatever you choose to have there. 3. You tear down the existing hotel and replace it with a custom design of something nearly identical except for upgrades to help you reach a higher end clientele. The nostalgia of having the original building that was featured in a movie would be lost And all the money invested would be all for not. But with this, you could still have a hotel with a dome without the old building problems. You would have to figure out how to make the dome an attractive anchor for the clients of Google. The advantage of this is you could have larger rooms than the motel sized rooms that the holidomes had, You could offer different types of rooms to fit the features you think would be appealing and avoid the features you don't think would be appealing. If you go this route, I would strongly suggest if you haven't before stay in some of the Holiday inn models that were built pretty much from the ground up with this as opposed to being domed over motels. One that still appears exist is one in Bloomington Illinois, there's a rebranded one out in Quincy Illinois, and to some extent I would say the Crowne plaza St Louis airport kind of follows this model. It certainly not a holidome but it has the big atrium concept with a beautiful interior that you can theme how you want And you can have the main entryway being in a hallway but you can have balconies to where people can view the atrium area. The challenge here is I don't know whether this would be able to fit under the La Quinta brand or not or if there's another more premium brand under Wyndham that you could place this under. The other advantage of doing this would be if there isn't much competition yet for this location, you can expect competition will develop from well established brands. Being closest to the development is going to be the most ideal for someone staying for work purposes. So if you build in your current location and let's say Marriott or Hilton decides to build a hotel right across the street 6 months after you built your hotel, it may cut into the price that you can charge. If you can have a new built holidome or atrium type, you have something to possibly draw in people that a standard Fairfield inn/courtyard/residence inn or Hampton/garden inn / Homewood Suites will unlikely have. The only problem I can see would be if they'd go really high and put in an Embassy suite. The other thing that I found with people who travel often for work, they will try to stick with the name brand hotels from Marriott, Hilton, and IHG for the goal of points. Some of them will use it on the traveling so then they can stay at the really swanky places on their own dime. The other part is now we have the Airbnb and vrbos so that can also be a factor in competition. 4. You could try building the La Quinta then decide to make it a sister to the Travelodge and by the time the market moves up for the location after Google comes in, you could decide whether you want to continue to renovate it or just get rid of the rest of the old hotel. You could possibly keep just the dome section and use that for entertainment purposes for the La Quinta. 5. If business travelers are going to be the clientele you'll need to really sound proof the room so it isn't noisy when people with families stay there because business travelers don't want to hear kids playing usually. The other problem that just occurred to me is when you have the pool in the whole dome is going to smell like chlorine. Personally I love it but apparently most people don't. So maybe another thing you could do is have a section of rooms that have a pool view available but have most of the hotel not having a pool view. The older Drury inn in Columbia Missouri has a small set of rooms that has a pool view something like six rooms compared to most of the hotel doesn't even have a pool view. So that's another way you could do it. There's other hotels that do that. Again I'm not an expert I've never done this before and I salute you for how much you've done. I would love to see the hotel be revived or replaced with something similar or next generation but it's not my money and not my time. I will say that La Quinta would not be quite as interesting to watch but the few pennies you get off of me watching your videos shouldn't be the reason for making one decision or another. You should do what makes sense to you for your needs I live far away from Lincoln and really have no reason to visit at this point in time so I wouldn't be a regular customer.       Thanks bud, yeah several ways to skin the cat. The premium brand I would shoot for if I kept the building would be Wyndham gardens. One of the things I’m looking at is can the plumbing be salvaged because everything else is just a concrete shell. Dual branding temporarily and then building something new is something definitely on my mind. It’ll depend on what the city thinks is best use for tif funds if I can get them (several videos coming soon on that process) I wish I would have checked out that holidome when I was in St. Louis. I heard about it and it was on my list but never made the time…somehow made it to the Budweiser complex though lol Also definitely a fear I’m exploring about another new hotel across the street. Heck of a gamble because development usually begets development… It’s gonna be a lot of thinking through the process and I’ll probably share the majority of it as much as possible because it’s a heck of a problem to mull over and feedback / insight is invaluable. I’m just happy I can start observing the dance again for a bit instead of spending the entire time dancing And hey I feel a video series on building a new build would be fun lol

    I worked there 40 years ago & it was a very nice place, but there are so many things to do to be able to keep it. I have seen it really nice & I have seen it go down hill. I really think it will take more to keep it and try to make it nice again, I would say build a new one. With new places going up around you You really need to have a nice really nice place for people to stay :) Hope this helps some

      Kinda the thought, we have a higher staff than any other hotel our size but when this thing was in its prime I heard it had like 15 housekeepers and 3 maintenance workers and a proper engineer.

      @@TheUglyMotel When I worked there was 6 housekeepers 2 laundry workers & 1maintenance worker during the day & 1 maintenance worker that was on call over night. The staff at the front desk would get towels & things that people needed after the housekeepers left. When it was Holiday Inn I don't remember ever having more than 2 rooms empty it was that busy, & the bar/restaurant was full until they closed every night. I hope you get there with all the work you have put into this. Good luck my friend

    I’ve so enjoyed following your journey. It is SO awesome seeing you fix and renovate the old Holiday Inn. I’ve always had a dream of owning a location and fixing it up, to make it what it used to be. I know it is a TON of work, though, so I don’t know if that opportunity would ever happen. Anyway, I do have a question for you! Have you ever got the pool up and running? Do you know when and if the Holidome will ever be open? 🙏🏻 I know you’re going to do some amazing things. Building a new hotel would be super nice, however, you are one of the few rockstars in the US who is trying to get an old Holiday Inn back to its former glory and who appreciates the nostalgia of that bygone era. Keep up the great work! Always cheering you on! 😊

      My plumber did recently assure me it wouldn’t be too hard to finish up the pool plumbing ….if I cut the concrete up for him

    Keep going it’s a great thing for Northeast Lincoln. It would be wonderful if you could reinvent a little history and bring back the Holidome That had a lot of great history in Lincoln Is there a possible partnership with Holiday Inn?

      I actually haven’t thought about reaching out to holiday inn. But what I might do is 2 buildings and continue on the hotel renovation in some way. (what the guy at the end of the video was recommending) I think I’m gonna video the process and possibilities either way

      @@TheUglyMotel back in the 70s and 80s the Holidome was a rockin place Sold out for every football game I took my children to many birthday parties there great memories from me and my family. There was a great restaurant there bar and my dad always used to say history will repeat itself.

      Yeah college and football. But overall hotels are seeing a decline. I expect it’s why Vegas is hurting…usually one of first signs of a recession

    I’m currently getting into bulk vending machines. I’ve done some furniture flipping in the past need to get back into it. I’ve also done drop shipping on eBay back in the day when they wasn’t so strict on it.

      Drop shipping started to get annoying back when I did it. I feel if I worked it out better it would’ve made more money. I feel bulk vending is insanely profitable though especially if you have the time to teach yourself how to do the maintenance
