@ California is a stunningly beautiful and bountiful land. There is no better place to live in the United States, perhaps in the world. The combination of economic opportunity and gorgeous surroundings, culture, food, great people, etc., all reasons why California is well worth the premium it costs to live here.
@ Also, of San Diego, I just moved here Jan 15th after 25 years in the Bay Area, split between SF and Berkeley. While I loved the Bay Area, San Diego has significant appeal and I’m really enjoying it so far. The city is lovely and well laid out. The freeways are easy to navigate and thoughtfully connect (rather than intersect) the city. I worry far less about getting from the A to point B and parking is neither as precarious or scarce as in the Bay Area. There is a diverse range of neighborhoods to suit all lifestyles. San Diego has great airport access. The city seems to have a vibrant culinary scene that I can’t wait to explore. I haven’t even been to see the beaches or beach communities yet. I feel there is so much to explore in San Diego and great weather to enjoy it in.

Military personnel, Federal Government Employees have no problem living in San Diego.
There’s plenty of people who love living in San Diego, however, some harsh realities that would be helpful to know.
@@danny_quesada In order to survive here, you must have lots of job experiences to land a good long term stable career/ job even if you recently earned a degree, and or Join the Military and try to retire or collect VA benefits, Government: City, state and Federal Law enforcement, same with administrative, and same with any form of Healthcare except get into financing, accountant; helps with personal budgeting, saving, money growth. Stay away from rising Debt like using credit cards and personal loans that one day you may fall behind paying for after job losses.
This is sad and disheartening. I always wanted to move to San Diego. I guess I will move somewhere else 😢
I make 84K yearly as a Government Contractor working on Military Base with family of 4 and the only one working, I pay $1675 on a small 2 bedroom 1 bath apartment, grandfathered in since 2008 when it was $980 monthly. If i move out now it will probably double. Currently the Prices on a 1 Bedroom Apartment to rent is getting close to $2400 monthly.
If you can handle the downsides the upsides are so worth it in my opinion!

@@danny_quesada Yes, that might be a great idea! 👍 Some people from the new generations prefer transit over driving, and San Diego is a little tricky for that. Choosing the right area to stay is crucial in this case. I'm also posting videos about this topic on my channel. Feel free to use it for inspiration.

Riverside County definitely has some great affordable options. Interesting that Wildomar has low taxes even despite being new construction. Good to know!

Tenant-friendly doesn’t mean landlord-hostile. Pick the right property, keep it updated, screen tenants carefully, and treat them with respect. Happy tenants = long-term profits. It’s not rocket science, it’s good business. I’ve had good experiences renting out SF properties for years following these tenets.
I am really glad to hear you’ve taken the time to do the proper research, pick the right properties, screen the tenants diligently (as most property management companies do). Although it may not be rocket science if you’re not from SD or ever lived in California for that matter, it may be something that would be helpful to know. Sounds like you’ve been in California for a while and those are some solid tenets you are following!

I'm in the Bay area we have high prices, homelessness unfortunately 😔 too, expensive housing but.... I want to know how are the people out there??? And job market but most importantly the people. People in the East Bay are super rude, negative, bad vibes, a lot of crime. Thanks for the video 🤍
From my experience, people are generally nice! I haven’t had any issues with attitudes or rudeness. Also, depending on what part of the county you’re at, but for the most part people are pretty easy to get along with!
I’m leaving because I want to get married. Many men in San Diego have Peter Pan Syndrome. With the laid back beach lifestyle, many men are in no rush to settle down. There’s vague hangouts instead of real dates, lack of effort, big stoner weed culture, polyamory, “ethical non monogamy”, and just overall lack of ambition. Many men decide to finally settle down in their 50s and 60s (with a much younger woman). I thought maybe there was just something wrong with me until I started traveling. In other cities, many men are very direct with me, asking to take me out to dinner.

I love visiting San Diego in December from Seattle. Generally, it is sunny and warm (some occasional rain) with highs in the 60s. I know that locals feel that is chilly but for many folks around the U.S. that feels great in the winter months. Year-round, San Diego is always beautiful with lots to see and do. I recommend starting at Balboa Park. One could spend several days there and still not see everything. One of my favorite activities is the Carlsbad Half and Full Marathon every January with long stretches of running along the stunning Pacific Ocean.

Just depends on where you’re at in life. Personally, I’m seeing a lot of people return back to San Diego after going to other places.

That's awesome keep the dream alive! For a lot of people, it isn't as simple as making a decision and moving out. Planning ahead and learning also helps bring some clarity in the HOW.

Yeah parking is super essential. Especially if you have more than just a car. Some neighborhoods of Downtown are easier than others.

I’d like to know what you would recommend for a 1960’s style home, very little upgrades. Got good bones so to speak, it’s livable. Should someone start remodeling before it goes to market?
That's a great question. We're actually going through a few home renovation projects right now! My advice usually varies, but I'll give you a general idea of what I like to consider.. 1) Selling in As-Is Condition (light cleanups, carpet cleaning (if any) and minor touchups. This is great to not only save time, but effort. Less risky in terms of putting money in. 2) Light Renovations - Changing out flooring (old carpets, painting, light landscaping work (if there's a lot debris/brush) changing out anything clearly rusted/dated - helps give it a sense of newness without it looking too outdated for a homebuyer 3) Full Renovations - Bathrooms, Kitchens, Electrical, Plumbing, Roofing, etc. This is going to be a project of 6-8 weeks (depending on the extent of work) - meant to extract as much value as possible. If timed right, you could profit pretty good with the Spring time right around the corner! It'll all depend on IF these renovations will add value. Not all renovations add more value to the home... Perhaps I was a bit brash and I apologize. To answer your question we played the game of searching for a home during the boom and lost like every time to homes with multiple offers. Then 2 years ago when rate went up a little and people temporarily dropped out of the market we made an offer on 4 year old 3 bedroom/3 bathroom home in Carlsbad and it was accepted. We used my VA and since then our home value continues to increase now to a point I would not have been able to afford it had I waited. I have 10% VA rating and since purchasing have used 2 IRRL refinances and with the last got our rate down to 5% (we started at 6.25% when we purchased) but again that didn’t matter we could afford that payment then and of course we can afford now. I make about $400k a year and my wife does not work. Point is the right time to buy a home is when it’s right for you. Now our home is worth over $1mil but it doesn’t matter we don’t use it as a bank and will never sell it when we buy our next (we will turn it into a rental). I do think though if people haven’t made the move by now to buy they are going to find it even harder now to buy and it will continue to get worse. There won’t be a crash like there always is in TX, FL and NV. Its location, location, location and Carlsbad where we are less than 5 min from the beach is a prime location. Even Oceanside is finally cleaning up and other than Oceanside that’s it. The only other places to look are out west of the 5 and 15 and it’s the desert and hot.
I appreciate you saying that and have to agree that you're 100% correct that for the average buyer (especially military) home ownership can be a bit of a stretch in our current market. Sounds like you utilized a great strategy and it paid off big time and timing is definitely part of the challenge when buying. This is why my partner and I have focused more on creatively finding deals for our buyers vice the "traditional" approach of being at the mercy of the market/FED. From VA Assumptions, to AIDT's, even temporary rate buydowns...we just got a active duty sailor a 800,000 home with the first year rate at 3.5%...then, like you, using his VA IRRRL which we knew is going to hit him up the second he closed he'll refinance next year close to where you are (fingers crossed) in the 5's. Saving not only money monthly but also having a sizeable deposit from the buydown we negotiated to cover both his VA Funding fee (not disabled) and his closing costs....
This guy is full of crap. The old joke in San Diego is when you can’t find a job you become a realtor. We bought 2 years ago when the competition died down and used my VA to continuously ratchet our rate down with the IRRL program. If I didn’t have VA I would never buy. Rates won’t come down the bonds are doing too well and if the fed lowers rates again it send mortgage rates even higher. A home is not an investment if you are living in it. It’s a liability.
Well firstly I LOVE that you were able to purchase and leveraged your VA loan the way you did. My business partner is REGULARLY telling folks about the benefits of using the VA IRRRL to refinance into a lower rate. Did you do the ARM option or just keep refinancing? He actually wanted me to ask if you were disabled...otherwise you were just refinancing and all the money you could have saved just kept getting eaten by your VA Funding Fee. You're right...a home is 100% a liability (someone has been reading Rich Dad Poor Dad) until it isn't...San Diego has one of the greatest appreciation rates in the US. Great information. Thank you. It may be hard to find cash flow as an investor. But that is not the only way to make money. In a place like San Diego, the equity over time will dwarf what you can get in a cash flowing house elsewhere.
I completely agree different strategies depending on what you're looking for. There's no doubt that over time San Diego will appreciate and it will play out over time. It's the initial investment that I find is the main barrier to entry with the average home price being $946,500. I love the thought of starting small and reinvesting that equity into a bigger place until you're able to find a multi unit big enough for not only cash flow + higher equity gains. Appreciate you commenting! Thought provoking and probably will dive a little deeper on the topic
