Sounds like my house. I fixed much of the damage myself and saved a lot of money. I was told by my realtor I was taking a risk buying this home, what surprises me now is that the lender was okay signing off on it. I'm sure if an inspector would have seen the damage I did not only wouldn't the lender sign off on the mortgage but the city would have been called in and the house tagged for no occupancy until repairs were made.

Looks like the window in my half bath I could pull the rough opening apart with my hands. I had to build a temporary support wall and replace about 30' of bad top and cap plate, rebuild two window rough openings and full sister about 20 studs. You don't see the full extent of the damage until you get the Sheetrock off. Termites long gone as their mud cartons are all dried out. However I will be working on this house at least into next year setting up temporary support walls and rebuilding load bearing walls. Already have a liquid barrier and will do again in 2026.

I tell our guys all the time, CHECK BEHIND THE WATER HEATER! I’m so glad you explained the cold joint. 9 out of 10 homes I inspect, have no drill holes at the cold joint.. never understood why?? Homeowner has a limited budget, or, lack of training?

If you got wood, you got termites. Spot treatments are a terrible decision costing the customer more money in the long run. Full structure is the only way to go, no matter what. It's hard to educate the customer on hidden damage, termites didn't show up overnight, they're not just in 1 spot etc....They will go by the 1 spot, frass or a tube, but as long as you explain to them "slowly", you won't be held liable. You gave the customer the options, and he went the cheap route. Always cover your ass! Great work!!!

Great to see you mentioned what type of termites you're looking for. Many of these young youtube pest channels just say "termites", which is due to their lack of experience. You got lucky with that attic being able to stand up hahaha

Luckily we had an independent inspection before he came, she was here 4 hours. He signed us up for spot treatment tomorrow. Im going to postpone til i know more . He suggested a DAT? Spot treatment. We have tons of wings and dead and live termites. I want to avoid a tent treatment if possible

I just had one of your companies here, Cape Coral Florida. he did not inspect anything. He walked around maybe 15 min then signed us up for a spot treatment 1400$ For weeks we’ve had dead termites and wings in abundance. So no doubt we have them. They are supposed to treat tomorrow Im planning to postpone til i know more. If you want to know who they are let me know.

I had this problem. You have to seal up the hull and openings and fog the whole boat.

Why dont your techs carry a tool bag in with all your baits and screwdrivers ,glue boards and a bright flashlight and anything else you possibly need when you comeh into the house.nothing looks more unprepared than having to go back to the truck for something you should have known you will need

Subterranean termites would not likely live in that hot dry attic
