    Biocide labs told me to run it on high for at least a month . The paper that came with it said keep it on for 60 days. That coming form China

    I had 2 remedeiarion companies and one restoration company come out with our home insurance. They told us with the right equipment just do it yourself. We bought a air scrubber, hepa vacuum, ppe and containment. We did not do negative air though. Now i wish we would have.

    Our house tested high for penicillium when we tested the vents, but we can't find it. What do you suggest?

      Consult with a top-flight mold assessor/tester/indoor environmental professional/industrial hygienist who is super familiar with mold. They go by many names. However, it's VERY dependent on your local area. There are NO national database I can point to and say, "anyone off this list is a safe bet." The only thing that gives you even a prayer at finding someone good is to look at acac.org for someone with a CIE or CIEC certification If you're mold-sensitized and wanting the cream of the crop, then there are national mold consultants who are willing to travel to do an onsite inspection in your home. But they're probably in the $3-5k range plus a fee per sample

    Awesome video. I really wished that you guys showed that you use manometers. I know you are firm believers of the S520 guidelines. Imo, 99% of the industry convinces their clients that they have achieved correct negative air pressure simply because the plastic “billows” inwards…

      Very good point. I uploaded the video 9 years ago but recorded it probably 15 years ago. I hate to say it, but this was before we used manometers to verify pressure. It’s been a process to get to where we are today. I have another video that shows negative pressure and manometer readings in action. I need to upload that. Thanks for the reminder 🙂

    Licensed Assessor/Remediator in Florida and it is crazy down here what people are doing in terms of assessments and remediation and worse in Georgia and South Carolina where there is no licensing and your informstion was great-good guidleines to follow.

    My thing is if I get someone to inspect if there is mold behind walls and need to make a hole a few inches wide or pull tiles etc , do Inspectors usually prevent spreading of spores? Doesn’t seem so . I usually hear people say remediation never really works and they usually have to leave the house regardless, because there is still something in the air giving them health issues

    This one is growing on my mattress when I wake up I find it under the area I slept on. I took the bed sheet and washed on 90 degrees but nothing is helping. I'm worried if i replace the whole thing it might comeback on a new one

      That's tough. I'm sorry to hear that. Two thoughts: 1.) The S520 Mold Remediation Standard says porous contents (aka a mattress) should be discarded if it has visible mold growth. 2.) If you don't fix the water problem that grew the mold in the first place, then mold will definitely grow on a new mattress. So your worry is totally legitimate. Mold on a mattress is usually either: - a high humidity problem (humidity is 60% or more) - the mattress is touching a perimeter wall and needs to be moved at least 3" away - or you have an obvious water problem (like a roof leak dripping onto the mattress). But you say mold grows UNDER where you sleep? That's very unusual. Have you had a mold assessor/tester come check out your home?

      Thank you very much for your detailed reply this is very generous by you! Regarding humidity. It is a small bedroom and humidity when I wake up is always 70% running a dehumidifer may annoy my neighbors upstairs and opening a window won't help because I cannot sleep due to stuff moving around outside. Yeah it is a bit challenging. The problem was in my previous apartment and I moved the mattress with me because I didn't even know there was mold issue until the day I moved out. They had water leak and they painted on top of affected walls. (covering it) but it cameoff the paint ditached itself from the wall over time and they got busted. I had no experience whatsoever. So I moved my belongings with me including what I think is the affected matteress. I had black bed sheets on top of the mattress I wake up and find white lines and circles which I related to mold and very high humidity. I took it off washed it 90 degrees the problem cameback so I concluded with my non existence experience that the problem is the matteress below the bedsheet. @@valormold

      Excellent question. First, words are important so I have to clarify the InstaScope isn't a PM counter. I could've bought a top quality laser particle counter at 1/10 the cost if I just wanted to count particles. The InstaScope counts two things: airborne mold spores and airborne particles. Short answer? UV light reflections (aka bioluminescence). Mold, pollen and bacteria are all in the same particle size range, so a particle counter is useless at identifying mold. The UK Ministry of Defence was trying to find a quick way to identify anthrax in airports, train stations, etc.. They found all mold, bacteria and pollen have unique reflections when you shine UV light (at certain wavelengths) at particles and then it's easy to count the reflections. Long answer: "Chamber catalogues of optical and fluorescent signatures distinguish bioaerosol classes" Dr. Mark Hernandez, University of Colorado 2016 I'm not an academic researcher so I have no idea if that was the proper way to cite a university's white paper lol But the paper has some pretty graphics that helped me understand the nerd-speak

      It's a love/hate thing lol For the mold spore/mycotoxin cleaning after blasting, dry ice is WAY better. Cleaning up spent baking soda is like cleaning up glitter. And if you use 200 pounds of baking soda to blast, then you're cleaning up 200 pounds of baking soda later. Whereas dry ice sublimates upon impact. The reason I prefer soda is logistics: 1.) As long as we keep it dry, I can have a pallet of baking soda last for years. Whereas dry ice comes in 500 pound bins that last 2 days, 3 tops, before the dry ice evaporates. You only used 200 pounds? Well, you just wasted $. Can't return it. Or you really needed 700 pounds? Now you have a crisis to get more while everyone is standing around. Did I mention 500 pound bins? Sometimes you can't get the bin very close to the blaster. So it turns into a bucket brigade. 2.) The dry ice blasting machine itself freezes up constantly. Once to twice a day. Putting an aftercooler on the air line makes no difference (at least, in the mid-Atlantic region). Only thing you can do is wait 1-3 hours for the dry ice to sublimate before you can start blasting again. Whereas the soda blaster we bought rarely clogs and really easy to unclog when it does. We also buy the baking soda that's resistant to moisture (clogs less). Side note: if you're going to rent the blaster, make sure the rental spot has someone who actually knows how to troubleshoot problems. Learned that the hard way. The blasters don't get rented often so rental employees often don't know how to fix them.

      @@heythere6983this is the inside unit, which is the evaporator. The outside unit is the condenser. (It gets hot, not cold, so no condensate and no mold.)

    I just had the aerus air scrubber installed and I came up with some side effects of an air purifier. Do you know if it produces enough ionization to cause sore throats or respiratory problems?

      Very possible. Anything ionizing creates ozone. Ozone in turn reduces oxygen levels which could cause those symptoms.

      WRT’s will also commonly not flood cut, leaving parts of the wooden substrate/insulation behind the drywall moist. Insurance companies surely play a part in this…

    Great video. Chemical Treatments: My mold remediation company did 1. Hepa vac, sprayed with MMR, scrubbed the wood clean, treated with Benefect. A separate company did a post test on it and it passed. So how could chemical treatment not work if it passes a mold test afterward?

      Sorry for my late reply. Great question! Problem is, I can't cover it all in a reply on RUclips. It would be at least 10 long paragraphs to give you a full answer that covers all the aspects. The short answer? The ANSI S520 Standard for Professional Mold Remediation expressly says that's not proper remediation. So it's not my opinion versus theirs. It's their opinion versus an ANSI standard. Long answer: I'm familiar with MMR. It's a mold "stain" remover. That's what the label on their bottle says. It's hyper-concentrated bleach with surfactants mixed in. So I'm hearing that your remediator basically bleached it, scrubbed the wood clean (which could mean any number of things) and then likely sprayed Benefect's encapsulate product over it. The mold is still embedded in the wood. However, it would pass tape sampling because the tester isn't sampling the surface of the wood where the mold is/was...they're sampling the top of the Benefect. The S520 has clear sections that says: - chemicals aren't to be applied to visible mold. The mold must be stripped out first. - PRV sampling must be done prior to applying any encapsulants

    Roofs getting mold because attic is not air sealed from the living area. So any little air that slips from the living space (it is really more like sucked by the stack affect) into the attic hits the cold attic decking and creates condensation. The entire attack needs to be air sealed, every penetration from the living space, electric, plumbing, tops of walls. Lots of videos on this on You Tube. Doesn't matter how much insulation you have in attic. It needs to be air sealed. Do not ever use an attic fan, it will suck air from the house right through the drywall.

      Exactly! I'd add in that the dryer vent/bathroom exhaust fan can't be exhausted into the attic either, but practically everyone agrees on this point But ask practically any roofer and they swear the mold is caused by high humidity in the summer. Therefore the roof must have poor ventilation, or needs a better ridge vent, or needs an attic fan. Building science has only been around for 1 to 2 decades, so their research hasn't made its way very far into the trades yet.

      @@valormold ​ i interviewed 10 roofers and only 1 had accurate information about attic ventilation. Attic ventilation: ridge vents often / mostly do not work, use static vents. Only put static vents on one side of the roof, all at the same level and as close to the top as possible. Take the sq ft of roof floor and divide that in half, that is the number of inches in NFA (Net Free Air) that you need to put in vents both on the roof and intake from the soffit. Each vent has a NFA inches rating. Make sure the same amount of NFA inches is in the soffit intake and on the roof exhaust. Air seal every wall top and penetration. After months of research, this is what I learned, along with the fact that hips roofs are problematic because they don't have enough ridge to adequately vent.

    You spray what you can’t reach w chemicals that kill the mold. If the humidity stays below 60% the mold cannot grow.

    Can you explain the difference in a NAM and an air scrubber ducted out. I was planning on using the air scrubber for negative Air but see that you use a NAM.

      Good question It's the exact same machine lol. The technical name is an air filtration device (AFD). If you setup an AFD with no ducting, then it's commonly called an air scrubber. Whereas if you setup an AFD with its exhaust ducted out of the containment, then it's a negative air machine. You'll see some manufacturers give another definition of air scrubber versus NAM but my memory is fuzzy. Something about the intake being at a 90 degree right angle compared to the exhaust? As a remediator, I don't really care about the manufacturers definition. To us, the definition is about how the AFD is setup

      @@valormold thanks so much for your prompt reply and these videos! I have an x power scrubber on the way and was freaking out thinking I needed a NAM also. My wife is mold sensitive and we are remodeling our house. Since most flippers just cover mold up we actually prefer it this way and are living in a camper for the meantime. Yes campers are mold magnets also. Second question. What if you put a hepa filter in the plastic so that if at any point there was not enough negative air pressure then mold spores would not be able to escape through the entry? Do you offer any scheduled phone calls to further understand?

    What is the difference between that and a plunge saw? It seems to be a pricey corded drill with a saw/vac attachments. Can you tell us how you like it?

      Hello there. I work in the water damage/mold remidieron business. The vacuum attachment is nice when in alone. But, if I have a partner I prefer the saws-all and the helper with a HEPA vacuum. But yes, overpriced. It is a quality tool

    I’ve just recently added an air scrubber to my demo process. I’ve been inadvertently spreading mold according to your information. This is something a lot of contractors need to know. I'll warn you - his advice/recommendations will be unconventional compared to advice on social media about mold...but he is an absolute master at understanding mold, particles, contaminants and HVAC. He's been doing this for 20 years and a past president of IAQA. Gives fascinating presentations on HVAC systems and how it helps transport mold/contaminants.       Would you consider traveling to York PA? Or do you have anyone qualified that you would recommend? I’d be looking for an IEP and mold remediation. Thank you for sharing your knowledge. I’m just starting out and this whole process is overwhelming, especially being sick w several conditions… possibly all related to mold. Thank you!

      Thank you very much for the compliment :) Couldn't tell you over the internet. Assuming you're talking about a crawl space in the DC market, there's at least 6 variables that affect the price. And about 6 more if you're what we would call "mold sensitized" (CIRS, Lyme, PANS/PANDAS, etc...). If you want the anti-microbial/painting goons that don't remediate according to the S520 national mold standard and do their bottom-of-the-barrel coverup work? Probably $3-4k. But that kind of "remediation" is not healthy for you nor would it hold up in a lawsuit. And you could probably get a handyman/painter to do it for half that. Whereas, if you want the best options such as: - every step taken to protect the main level above from cross-contamination (blasting is very thorough but very violent and can come up through the floors if there's no protection setup prior to blasting) - the mold colonies blasted out of the wood thoroughly - the crawl space cleaned properly of mold spores - encapsulate the crawl space walls/floor with 20 mil liner, air seal the band joists, insulate the walls with R-13 and seal crawl space vents (not to be confused with mold encapsulates which are just mold-inhibiting paints sprayed onto the wood) - top of the line crawl space dehumidifier Easily $50k And that's not counting any exterior drainage work to stop the water problem that grew the mold in the first place. The encapsulation liner and dehu is just to control humidity in the crawl space. Actual ground water has to be controlled via exterior drainage or, if you have no other choice, interior sump pumps.       Wow! That was a very thorough reply, thank you. I actually live on the opposite side of the US in CA. I totally get what you are saying re having it done properly & professionally vs.just having a "handyman." come in and paint/cover the problem. In my case I will be having a full remediation. I had a hot water pressure line that was putting out about 10 gal/hr for 3+ weeks (unbeknownst to me). No real loss of pressure... but under the house enough condensation to allow all the molding growth to cover easily 1/2 - 2/3's of the of the subfloor. I don't have any insulation just 95% of my plumbing. All the air and ducting in in my attic area. I run 2 HEPA 500 Air Scrubbers in our house awaiting the cleaning process. Again I really appreciate the time you took to respond and your input. Any other advice or recommendation are also greatly appreciated.
